My husband and I have stayed at the Villas Marlin in another condo for 5 years, and just love the location, ease of getting around to all the great places to eat, Padrino's for pizza and Navio's for fine dining, bus stop is just a block away, large luxury mall with large grocery store right across the street. The security staff are wonderful, patrolling all the time. There are 3 unheated pools and the water is quite cool, but refreshing on hot humid days.Our usual condo was sold so we rented this one. Frank the owner has 5, 2 bedroom apartments. The one given to us was number 434. Pictures on website were not actual of that condo. The condo is very small and in much need of updating. The beds are rock hard even with a thin foam topper on it. There are no dressers to store your clothes in. There was a large wooden frame with a hard lumpy futon mattress on it that was supposed to be the couch, you had to climb up in it and it was very hard and uncomfortable, No room to walk around upstairs. The TV is very tiny and very old. Its mounted high up in the corner. Kitchen is tiny with only 2 small cupboards to put food in. There is a refrigerator though smallish, and if you have a lot of beer and groceries in it. it liked to freeze up.The cups, glasses, silverware are all miss matched. Not a good selection. No wine glasses. Pans are grimey .No dining area, just an old cracked tile island bar that takes up 2/3rds of the kitchen with 4 bar stools. The configuration is 1 bedroom with queen bed, kitchen, 6 feet of living room then patio doors to narrow balcony with plastic furniture. The view is over 2 rooftops with airconditioners, then beyond that the ocean which of course is beautiful. There is no bathroom on the main living floor. Steep stairs take you to the lower level which is the entrance level. There is a large bedroom with 2 hard queen beds and a toilet and sink. The full bath is in the hallway. It was very inconvenient to keep going up and down the stairs for the bathroom. Bathroom was OK but not enough hot water for showers for 4 people. Compared to what we rented in the past, what our standards are, this condo was substandard for what we like and for what we paid. There is no comfort level about it. We were there for 2 weeks and I can honestly say we will not be back. Frank himself was very nice, answered my emails very quickly and was good to work with.

This condo is in a nice complex in a great location in Cancun. The police station is right on the corner and the American Conciliate is in the same building. There is a guard at the front gate and one that walks around the complex. I felt safe at the condo and everywhere we went in Mexico. There is a bus-stop right around the corner and a taxi station cattycorner. You will probably want bus R-2 to go just about anywhere including the Market 28 and Walmart. Tour busses will pick you up at front gate of the condo when you purchase items like Chichen Itza, Tulum, and, Isla Mujueres by Catamaran. All of which I would recommend but the catamaran trip was non-stop fun from beginning to the end. A market (OXXO) across the street has some fresh items like eggs, chorizo, and tortillas so you can make breakfast. There is a delicious little taco place just down the way that looks like a hole in the wall but they have the best, fresh tacos. Down the wooden staircase behind the taco joint is a gem of a Mexican restaurant that has tables overlooking the bay. Good food and nice to watch the sunsets there. It is an easy walk on property to the condo’s enjoyable swimming pools and stunning beach that I was surprised had a lifeguard. There is only a view of the ocean (east) from the condo’s upper floor patio that is beautiful once you get over looking at a rusty AC unit on the roof of the condo below. The room temperatures were quite comfortable but the hot water heater seems to be set low or not working right. Cold showers are not bad in Cancun but with the AC on it’s a bit chilly. We did not complain to owners to give them a chance to fix it, so it is not their fault that we just lived with it. We boiled the water and found a lot of calcium carbonate in it but we never got sick from drinking it. There is a good size refrigerator with freezer and wonderful gas stove to use. I would recommend this condo to anyone except those with mobility (walking) problems due to the number of stairs in the condo itself and on the complex.
