“Failed Expectations”

The Avalon Grand is under new management. As a Timeshare owner, the new management essentially stripped owners of benefits and offered nothing in return. "We're honoring the contract" is what they told us, which of course, is so vague it doesn't even specify you'll get hot water, so no guarantees there either. The rooms are not being maintained. The room we had was worse than a Motel 6. Curtains were stained and had holes in them. Blankets too. Balcony table was delaminated and peeling. The table appeared to be used to house paint cans as there were paint stains all over it. No bureaus for your clothes and not even enough furniture to seat 3 people in a 2 bedroom unit. VERY disappointing. The list goes on, but you get the point. Where owners are bound by contract, they obviously don't care about us. Staff was pleasant except for Oscar upon check in. When I asked a question his response was "Weren't you listening". Very rude to us and very disappointing.

I stayed here for my birthday this month and it was a beautiful stay. We we're gonna stay in another room but I learned there were no elevators in the other parts so I upgraded to a room upstairs from the lobby which did have an elevator.
The food was great. We had breakfast in the resturant ($25) and lunch by the pool/beach($30) and it eas divine.
We walked to the mall which was about a 5 minute walk amd went shopping in all the stores and ate at the ocean front resturants and I felt very safe. When we wanted to go to the clubs, we took the bus (8.50 pesos) downtown, about 10 min or less ride .If you give the bus driver 20 pesos and you pay for 2 people, make sure you wait with your hand out because twice the bus drivers tried to keep our change!
The only downside was at tje end of our trip. I had to make a LOCAL phone call for our taxi to take us to the airport and when we went to check out at the front desk, Oscar said that the phone call was 10 pesos. They never said it cost to make a phone call, much less a local phone call. When I asked Oscar why it cost he was very rude and short with me.
I would recommend staying here. But reading the other reviews, I would stay aeay from Oscar. Hes sort of an A-hole

Mixed feelings about this resort. Disappointing because it could be so nice with a little improvements. Arrived in the evening to a friendly desk clerk. He asked us about an Upgrade and showed us the room options. We upgraded to an ocean front which had a great view. The room: ok, had a refrigerator, microwave and coffee maker. There was one packet of coffee on arrival but never replaced even when we asked. The fridge made loud clanking noises but worked fine. Towels provided included two bath towels which were frayed and one hand towel. We asked for wash cloths but never were given anything more than the one hand towel for us both to share. (Annoying to wash your face with). There was always a sewer smell in the bathroom, kept the door closed as much as possible. Normal bath amenities never replaced for the entire week. Our air conditioner worked but never was able to cool the room, tile floor damp most of the time. Our room was on 3rd floor but we were ok with the stairs. The hotel next door is loud with their sound system but normally was quiet after 10:00.

The pool area is great! Pool was nice with great view of the ocean. Always was able to get a lounger but noticed the beach bed/cabanas remained empty. If someone sat on them security chased them out, there was a rental fee which no one choose to pay. Shame to waste them, perhaps the fees should be lowered...the wait staff at the pool bar was great, Carlos, treated us very nice and always had a smile! There was a lunch menu available at the pool area which was very reasonable and nice to be able to eat without having to go inside. The sun goes behind the building about 3:00 so the pool is then shaded but you can move to the beach if you still want sun.

We ate breakfast in the hotel one time but I thought it a little pricey, 16.00 per person, for the buffet, no other option. We chose to walk a block down the street to "Tacun" a great authentic street cafe and ate for under 10.00 for both of us. They have lunch and dinner also, fantastic food and service!

The resort is older and a little dated but could be nice with improving the little things like the towels, coffee and amenities. We visit Cancun twice a year and would consider returning now that we are familiar with the cons and can be prepared for them but would not recommend to someone for a first time visit.

Room Tip: Rooms near beach palace are louder.

We selected this hotel as the least expensive, on- beach hotel in Cancun. Our expectations were low. We got a great room, a balcony overlooking the Caribbean sea, a comfy bed, and a very helpful, gracious staff. The beach and amenities were perfect for us. The Concierge on- site got us to the tours and dinners we wanted. The location was great, as we could cross the street, and get to a nice mall for gifts and essentials.

Room Tip: Get the Ocean View rooms!

My husband and I stayed at this hotel as we were invited to a destination wedding for a hotel a walking distance away. The staff was very helpful and nice to us. The hotel itself was beautiful. Our room was on the 5th floor and with no elevators we climbed up everyday to our hotel room and it was worth every step when we reached our hotel room and saw the wonderful view to the beach from our hotel room balcony. We would definitely stay here again. Not much of a family oriented hotel but perfect for young couples just wanting to escape the busy hustle and bustle of reality.

This hotel WAS HORRIBLE!!! We booked 2 separate reservations for travel with 2 rooms. When we all arrived together, Oscar decided that since we were family he could put us all in ONE room and not the TWO SEPARATE rooms we paid for. When we looked at it and told him no I don't want to room me and my husband with my mom, sister and daughter together, he thought I was being unreasonable!!!! Find me one married couple that wants to share a room on vacation with an adult daughter, sister and mother. Then he got angry and said well if you want 2 separate rooms it will cost you $100 a night more!!!??? really??? how does that work when we have reservations for two separate rooms. I don't mind being on the same floor but not in the same room. Since we didn't want to pay the extra $400 on top of what we already paid Expedia he shoved us all in that one room and said this was all he had and to come back the next day after people checked out. We went back the next morning and the mgr. Felipe didn't understand why we didn't want to stay in that room because it had a table/chairs for "family." This was no upgrade and we benefited nothing but a headache and 2 days wasted arguing with hotel staff.

Other notable mentions: There were no towels in the room, no housekeeping service, no iron & ironing board, no working safe and no windows that opened in this room. It was a hot sauna constantly and very small and uncomfortable. We stayed gone from 6am to after midnight just so that we would fall asleep from sheer exhaustion. Do yourself a favor and DO NOT STAY HERE!!!! There are no welcome drinks, internet is extremely expensive with free wifi only being offered in the lobby...literally if you leave the lobby no wifi. The staff was extremely unpleasant to deal with from Felipe to Oscar and their attitude towards us was unbelievably nasty. No customer service here and don't fool yourself.....THERE'S ONLY 1 RESTAURANT (WHICH WAS GREAT BY THE WAY) no kids activities no other specialties, no open windows.....this place is a dive! Not to mention....DIRTY

A special thank you to Expedia for making this a rotten trip....They were absolutely no help at all with 5-8 hour hold times while out of the country!!!

Room Tip: Sleeping outside on the beach would be the best room option for this hotel because there are NO GOOD...

Great price for the property. The beach property is breath-taking. I found a whole conch shell in the waves and the sand was super soft and clean. There wasn't a lot of seaweed like there was at the beach on the Riu property we had stayed at the night before. The view from our balcony was perfect. However, there are no elevators and to get to our room we had to walk up 4 flights of a wedge-spiraled staircase. The bellboy, antonio, carried all of our things upstairs and insisted we didn't help as we were to relax on our vacation. I do believe this hotel is more of a young locals resort, but we were not treated as "tourists" and the teen- early 20s locals who were there were not loud or disrespectful. Overall, great place. Will stay again.

Room Tip: If you don't mind stairs, request a room higher up facing the beach. Great view.
