The resort is not all inclusive, they have extra charge on the bettler thing that they offer, The amenity,is very boring, they have no nightclubs, food is averaje, most things in the buffet seems heated old. they use cheap alcohol for the drinks, if you want good ones, then has to pay extra. Everything closes at 11pm and and has nothing near entertainments, their is no nighclub, I think that there are better all inclusive resort for the valuein the Cancun hotel zone. I'll look for better deal.

Room Tip: This hotel is very expensive for what it offers, and at 11pm everything is closed.

LOVE CANCUN/RIVIERA MAYA area! I have been going to this resort since it opened and other Royal resorts before this one opened. My parents own 2 weeks timeshare here. We didn't use the All-inclusive feature, since they have a full condo unit with full kitchen and full grocery store right on site, with excellent variety. To give you some background I have been to Cancun/Riviera Maya area around 20 times. I LOVE all-inclusive resorts. But I didn't use that feature here. The Royal Sands is an excellent resort. It is beautiful, exceptionally clean, friendly, responsive, great locations for walking or talking the bus/taxi around Cancun, beautiful blue ocean and white sands, and great activity team. I would highly recommend it, with a few reservations if these matter to you.
The internet doesn't work well in the rooms. The hotel doesn't have nightly entertainment like other all-inclusives. I don't think they have the all-inclusive thing down yet. . . they are working on it. They should not impose the all-inclusive feature and give people an option if they want it or not. You can only avoid the all-inclusive if you purchase a week directly from an owner. If you go through Royal resorts directly or Expedia, they require it. Having gone to many other all-inclusives they don't have this working well yet. Lot of extra surcharges for certian foods. Again, it is a great resort! If you have any questions, feel free to email me, I am willing to share what I know about the Royals and other All Inclusives in Cancun/Riveria Maya area.

Room Tip: All rooms have some form of ocean view. I would suggest a higher floor 5 or higher, but all are go...

My wife and I returned to the Royal Sands for about our 18th time and once again were impressed. We are member so opted out of the all inclusive option. We thought the food was better than before but thought the service by the pool might be a bit slower because of the increase in all inclusive folks at the resort. We think the all inclusive may even be responsible for the revitalization of the principal restaraunt there. Never the less the place is spectacularly clean and beautiful and the Spa is first rate with special package rates. The weather in February was a little cooler but it warmed up as the week went along and therefore I can still say we have never had a bad time at the Royal Resorts!! See you in July!!

Room Tip: Rooms during this time of year are best on the North Side.

Just got back from a wonderful stay at this beautiful resort. We stayed at a two bedroom suite which consist of two rooms. The rooms are spacious and each has a balcony. The room with the kitchen has the large balcony with comfortable sitting area and is accessible either from the living room or the master bedroom. The living room has two well hidden Murphy beds (I did not open them to check them out). The kitchen is fully functional, stove, fridge, microwave oven and dishwasher. The smaller room has a microwave and a small fridge. The smaller balcony is standing room only you can put a chair there if you have to. We traveled with another couple and we never got in each other's way. Both rooms have beautiful ocean views and pool views.

We got our food provisions for the five days in downtown Cancun but there is a very convienent grocery store in the lobby of the hotel it is well stock and is really reasonably priced. The hotel has everything you need. We were traveling on a shoestring so we did not eat in the Resort.

Room Tip: All rooms are nice and have ocean and pool views no bad rooms.

After staying at a sister Royal property - we decided to purchase week 7 at the Royal Sands. We LOVE IT! The villa has plenty of room for our family and friends. The food and service is impeccable. I purchased here because its a place I call home.

Room Tip: All rooms have a great view.

We have been to Cancun many times over several years. This place practically charged you for the air you breathe!!! No entertainment for kids unless you put them in their expensive daycare program. We hoped for some entertainment by the pool side or even activities on the grounds for us to do (i.e. mini golf, darts, bingo, pool games, scuba trial lessons, etc.). I even tried to use their gym which was only allowed to those owners or guests, who purchased a package, which was like giving your left arm away!!! My husband got sick from their "fabulous" food and couldn't eat for three days!!! Keep in mind that this was the first time he ever experienced getting sick while visiting Cancun. After requesting for some medical assistance, there was no support and we went out to get our own medicine, which only helped after the third day. Our concierge, Naomi, was very, very slow to respond to any of our requests. Naomi tried to even give us "the Sales" pitch, but after staying at many different resorts we kindly refused. Well, the only thing she did was push us on to her boss, Daniel. When we made an attempt to visit, Daniel was unavailable and didn't want to meet us at our convenience. We were told that he was NOT allowed to go to the pool side and speak to guests!!! I thought we were on vacation, so the RESORT will bend over backwards to please their GUESTS, CORRECT!!!! It shouldn't matter what position any Royal Sands Resort employee holds; it is their responsibility to make sure the GUESTS are PLEASED, since we are PAYING for everything, even their SALARY!!!! Go someplace else NO MATTER what kind of DEAL you are promised!!!! It certainly is NOT WORTH it at ALL!!!!

This resort is first class! As far as time shares go, this one is the best! The staff cannot do enough for you. The entire resort is kept extremely clean. The beach is beautiful and the resort is very family friendly. We will definitely be returning!
