Just got back from quick trip to Cancun Wed-Sat with family of four. We don't usually do all inclusives but thought it would make things easier given the short stay. On checkin they had champagne and when we got to room they had a bottle of champagne and some fresh fruit brought up...Stayed in an oceanfront suite in the Sun Tower. Beautiful views from both rooms of the beach and ocean. Large patio/terrace area to relax. This hotel also organizes a different type of show each night in a large indoor theatre...we only caught part of one but nice to know it is there...live music and other activities (take a picture with a monkey, etc)...

Pros - generally very good food, service, and balance of activities without being "in your face". Great beach and very large pool(s). Activity staff very friendly esp. with children. Waiters come by frequently to check on guests.

Cons - while they advertise name-brand drinks, they were consistently weak and suspect (I made my own bloody mary at bfast and poured 3/4 glass of vodka and did not feel a thing). Our patio had an outdoor hot tub but the water never got warm and the hot tub wouldn't turn on. Not enough lounge chairs in pool area.

My first time trying an all inclusive trip with my husband and teen daughter. My husband has been in facilitry engineering and he said that it is one of the cleanest hotels he has ever been in. The grounds, rooms, general areas are super clean. The room was just right for a family of 3. We decided to upgrade for $40/ night from a garden room to an ocean/ pool view on the 8th floor. The view was lovely. The choices of food offer a nice variation during the visit. Service was provided quickly, efficiently and always with a smile. This place is very family oriented. There were no loud groups over indulging. My daughter felt safe, as we did, to walk around unescorted and to the room. This is not a place for someone who wants exotic nightlife. It is wonderful for relaxing, enjoying food and drinks on a lovely beach and pool. My daughter and I had massages which was a nice treat. We often try timeshares and this was much nicer choice. We highly recommend this resort.

Room Tip: Ask for upgrades because for a little bit more, you can enjoy a lovely view. 8th floor was super qui...

This was our fifth trip to Cancun, so we have been around the block a bit and experienced various resorts in the hotel zone. On this particular trip, we had booked with Westin Lagunamar which is not a all-inclusive, but after 3 days we had a change of heart and decided that all-inclusive experience is more suitable for our family re-union. Therefore, we decided to switch to an all-inclusive resort for the last four days, and picked FACC.

Initially, I felt that the facilities were a downgrade from the Westin - the pool area was half the size and not too inviting, beach/pool chairs were made of lower quality plastic, the rooms were dated, the bathroom in our suite was old & really small (quite a contrast from the Westin heavenly showers), and most annoying part was the hard beds (compared to Westin heavenly beds!). However, over the four days this resort redeemed itself in two ways: food and service. One should not expect high end gourmet meals at all-inclusive resorts, but our experience (and we are a family of fussy foodies) was that the feed quality here is far better then other resorts in Cancun Hotel zone. The meals that we had in each of their restaurant was above average, and far better than touristy restaurants in La Isla mall. We did not have a single terrible meal experience, which we have occasionally had at most all-inclusives. The service was also very good throughout the resort. At the end of the stay, we were quite satisfied with our stay at FACC.

I think that if food and service is more important to you than the room, then you will have a good experience at this resort. But I think the resort needs to update their rooms, and upgrade their beds to get a five star rating from me.

We stayed at the Condesa on hotel row and was impressed. Although the sandy beaches of Cancun were beautiful, I don't usually do vacations with a desitnation of "tourist city"...but we had a blast, all the same. The hotel was very clean, beds were nice, balcony on most rooms and most have an ocean view...so no need to upgrade really. The bathrooms are small...but since I don't spend much time in there...that wasn't an issue. The pool bar and beach bar were a lot of fun but they close at dark. The buffet was a buffet...nothing spectacular...but the Chorizo was my husbands favorite. There is no nighlife at the hotels, really...so sitting at the various indoor bars or going downtown are about the only things to do...and at this hotel...We favored the Mexican restaurant. The food was good. The hostess, Noyeli was awesome and the bartender Edwaur was top notch. Ask him for his specialty and be adventurous and he will keep you happy all night!!!! Good guy! They made otherwise potentially boring nights into a real vacation experience. The staff throughout the hotel was very gratuitous and helpful...and we tipped a lot. As for outer adventures...Market 28 (take the R2 to Sams Club and walk to the flea market) is a waste of time...they don't negotiate much...but if you do go, don't purchase from outer vendors...they are way more expensive than inner ones. I found that the best buys there were sarongs...the rest could be purchased at Walmart with less harrassement at the same price. There are crocks across the street in the peninsula...but people still jet ski, snorkel and swim there...just do it at your own risk. We did Chitzen Itza one day...I wouldn't sit on the bus for another 8 hours for the 2 hour tour, not even if YOU did it for me...interesting and Tour guide Paco was great...just too far away(...and they served Spaghettios for lunch...blech!) We did the zipline and Cenote zip at Selvatica...absolutely worth it...lots of fun and great, fun staff! You won't regret that one! Isla Mujeres was a great day trip...Take the Ferry from Tortuga because they don't charge an extra $3 docking fee...and wait to get a golf cart or moped until you get to the island where they are cheaper than on the ferry or from cancun. And don't get so crazy that you miss the beautiful ocean itself...oh....and don't wear your sunglasses in the surf...sounds easy enough but it's a sunglass graveyard out there...one after another after another was stolen from the heads of unsuspecting swimmers every few minutes...almost tradition at that point! Have a blast..this hotel is a great place to call home for a few day!!! Use the concierge service to get cheaper trips than the internet or other places. DOn't let the guys at the airport talk you into trips...they're scammy! If you are going to do a time share meeting...it's not bad with this hotel...they are not pushy...they won't hold you hostage until you buy...so that's not a bad way to get deals either!! Bon Voyage!

This is an awsome resort ! No detail left unattended to. Total luxury and gourmet food !!
Thee most thourough, curtious, and professional staff we have ever had the pleasure of beng served by. They waited on us hand and foot and there was NEVER a hassle about anything or a single disappointment the whole time we were there.
First time to Cancun and we hit the jackpot picking the Condesa. We will definatly be going back for a much longer stay. WE HIGHLY RECOMMEND THIS HOTEL RESORT !!!

Our Anniversary trip was fantastic. After reading many reviews, we chose the Condesa. We were expecting a great time and we weren't disappointed. We stayed in an Ocean Front one bedroom suite. This was perfect as I am usually up before my wife. I could make coffee and go out to the patio without waking her. We were on the second floor and that was high enough for a breathtaking view. Although not much for decoration, our rooms were immaculate all week. King size bed was firm and very comfortable for us. We are in our 60's and had to be careful with the tub/shower entry that was very high and wide. The patio and Jacuzzi were a delight. We both napped on the lounges a few times. My wife had a spa day and loved it. If you don't like steps, there are ramps everywhere in the Hotel. Service is number One everywhere on the grounds. We like the beach and had many drinks there. Tipping is appropriate as far as I'm concerned. I know how crazy this will sound but my wife and I both agreed that our made to order breakfast eggs were somehow the best we've ever eaten. Juan Jose and Cezar were our waiters for breakfast; you won't find better service anywhere. We ate at all of the restaurants and enjoyed every meal. Our favorite was El Mexicano as we had some interesting entree choices. There's a great dessert and coffee bar in the Lobby and also the Lobby Bar. Live and/or Disc jockey music in the evening. We left the Hotel for one dinner and Arnel signaled for the taxi and then made a reservation for us. He also found a coupon for two free drinks at the restaurant.
Again-Please consider tipping for all the service the staff provides.
This trip was meant for relaxation and we enjoyed everything about our stay.

Let me start by saying this trip was in celebration of our 35th wedding anniversary. From the moment we arrived everything was excellent. Upon entering our room, the bed was adorned with a heart of rose petals and swans made of towels. Champagne and fresh fruit were also awaiting. Something sweet was delivered to the room each night. Very much appreciated. We cannot thank the hotel and staff enough. The restaurants were excellent, service from all was second to none. Sadly, I can remember only a few names. Laura, checking us in at the Concierge desk. The breakfast hostess, Wendy. Juan-Jose at the breakfast buffet and the best damn omlette made by Julietta. Cary from the entertainment staff, knowledgeable of the area and very personable. Alejandra, hostess at the Rosato. Kate, looking to take people to downtown for a night on the town. The beach is gorgeous, the pool area is large and inviting with a very efficient pool bar staff. I encountered nobody in 5 days that lacked for either a beer or cocktail. There were abundant choices for lunch at the pool area as well. Best Day travel was timely and efficient. While not a new hotel, it is very clean and very well maintained. We could not have chosen a better place for our anniversary and certainly couldn't have been happier. Our next trip to Cancun will include this hotel in our plans.
