Everything was good with our stay , staff great , food great but our suite is not updated
Small and old Bathrooms , old ac unit , water liking from ac , old furniture . Very disappointing

We have been staying at La Condesa since 2005 and love it. We work hard and want someplace to unplug and have no cares. This place has been doing it consistently. It has a very nice warm, Mexican atmosphere and the staff is great. If you like yoga, you must take their morning classes by the ocean. It's a thrilling experience and the instructor, Tomás, is a very spiritual and authentic person. It was also the time of year when the giant sea turtles lay their eggs and the hotels guards the eggs and releases them into the sea at night. Hotel guests are allowed to participate in the releases of the turtles.

We stayed at the FACC for 8 days in early September 2011. We found the resort beautiful landscaped constantly clean an the staff very friendly and helpful. The week we stayed the resort they had a small convention going on, which only last 2 days of our stay but even still we had the place to ourselves. We had read prior to leaving and heard from friends about some concerns as to the safety in the Cancun area. We were told the resort had recently stepped up the security of their guests. We never felt unsafe at the resort, on the public buses or around town.
Check-in 10 / 10 - Check-in process was very fast. We were given our room cards, towel cards (yes you need towel cards to exchange for beach towels for the pools / beach). A map of the resort, a listing of activities and the restaurants that are open that night (more to follow). They do turn you over to an employee who gave us a more detailed introduction of the activities and does give you the soft sell on a vacation package. But a brief "no gracias" ended the talk and we were on our way to our room.
Room 9.5 / 10 - We had an ocean front room with king size bed and balcony. I had read the reviews about asking for a larger balcony, ours had two chairs and a small table. Plenty of room to read a book and relax. The room was huge, with a mini-fridge stocked with bottled water, beer and soft drinks which was refilled daily. Also the room has a large easy to use safe which easily fit my lap top, cameras and other items. Only issue is the shower / toilet is very small, not sure why? Our room was cleaned daily and was immaculate. Each night around 7:30 pm the maid staff came by to offer towels, bottled water etc. which was a nice touch.
Pool / Beach 10 / 10 - The two huge pools and beach area are constantly being cleaned and the pool is nicely landscaped, nice balance of sun and shade areas. The pool staff does a nice job of arranging pool and beach volleyball, pool games and activities but there were also several quiet areas to take a nap, read a book or soak up the sun. Pool bar and drink service was excellent. I did want to note, the red flags were out every day of our stay. Life guards did patrol the beach. We are very strong swimmers but did not go out into the surf (several people did), this is not a beach for children, waves and riptides were too strong.
Food 8.5/10 - Generally very good and plentiful. The buffets were clean and well stocked, staff was always friendly and helpful. I've been to other all inclusives which offered more selections but the food quality and presentation was on par. We did eat at the Mexican and Italian specialty restaurants. Here again quick polite service and the food was good (not great). I did want to mention certain restaurants were closed on any specific night which I thought was kind of strange. The front desk has a daily listing of which restaurants are open. Also the Mexican restaurant is open air and not in an area which gets a good breeze.
Check-out 8.5 / 10 - Generally quick and simple. We completed most of the checkout process the night before actually leaving but had to stop by the desk the following morning to have our wristbands cut off, turn in our room keys and get a receipt.

I did want to mention, the hotel offers free in room high speed wi-fi. This was a nice perk and worked very well for us.

Room Tip: Ocean Front room is worth the price. Be sure to ask about the size of the balcony in your room.

Ok, let me start this review by staying this is about our 7th or 8th trip to Cancun...and we have stayed at several resorts so we have a pretty good "base" to compare to. We were in room 376 (King/Ocean View/Full Balcony - not all rooms have balcony!)

PROS:
The FACC can't be beat when it comes to customer service! From the moment we walked in we were welcomed on a first name basis, and every employee you passed anywhere always smiled and said hello. I can't remember the last time we have had such outstanding customer service in any hotel (Mexico or otherwise).

The hotel is nice sized, the pool is good, bar service and food service personnel were exceptional. The small cevecheria (sp?) offered great shrimp and fish tacos. Had to try these because of all the other great reviews, and let me tell you I don't like fish....but I loved these tacos. The Italian restaurant was very, very good though a bit warm even with the "air conditioning on.

The beach was nice, we splashed around in the waves a little, but not much else to do in the water there. They released baby turtles one night while we were there and it was really neat to see the little guys.

Room was nice sized and spotlessly cleaned (housekeeping is great!). Air conditioning in room kept it very comfortable.

Ordered room service twice (included in price) and they were very quick and set up on food was nice....food itself just OK.

They offer a little business center to check flights, use a computer etc. and it is included in the all inclusive plan.

CONS:

We were not able to check in until 4:30pm (even though check in is supposed to be 3:00pm). We were tired and this made me a little grumpy.

The buffet was just OK, and didn't have as many choices as we are used to for such a big resort. Didn't try the other restaurants as they were open and no air at all, didn't want to sweat all through dinner!

Vacation Plan catch....when you arrive a nice person offers to show you where everything is in the hotel...and does a great job...but then they try to talk you into a 90 minute vacation plan talk. The only good thing is they are not real pushy and if you say no, they levae you alone right away.

Very little "shady" area by the pool. While there are a lot of chairs and it was never full while we were there...the only small area of shaded chairs is right by the shallow "kiddy" area. Being fair, I can't take a lot of direct sun, so my husband and I had to sit with all the families and kids....we dealt with it, but it would have been nice to have a more quiet area that offered some shade away from all the kids.

Beds were hard and pillows kind of uncomfortable, but we managed.

Overall we really enjoyd our vacation and had lots of rest and relaxation....for the price we paid (great rate of $100 total per night for both of us, all inclusive - ocean view), and certainly would not hestitate to stay here again....however at the normal rates of almost 3 times this amount...I would probably consider staying elsewhere.

Room Tip: Make sure to ask for a room with a full balcony on a high floor...not all rooms have balconys.

Champaign greeting set the tone for a wonderful week of R&R. This resort has a cruise feel. The food was exceptional. Pool service was great most days. We had a couple of days that the assigned wait staff was non existent or very low - but friendly service was only a few steps away. The pool area was large and accommodating. Kid friendly and the pool areas are spread out quiet areas, party areas and kid areas lots of space for every need. We enjoyed the XelHa snorkel park. Very family friendly fun!

This was a beautiful hotel and very clean. Rooms are old and nothing fancy but we didn't care because we knew we wouldn't be spending much time inside. When we first arrived our room had a very strong musty smell. We mentioned it to a maid we saw in the hallway and went to the pool. When we returned, our room smelled wonderful. Not sure what they did but the must smell was gone and never returned.

I have never had such great service. Especially at the pool and beach. Never had an empty glass thanks to Heraclio. He was awesome! These guys work hard and we had no problem tipping them. My Dad loves his beer and we joked that he was going to wear out the room service bellman! At least a 6 pack a day was delivered to his door with no problem. He also ordered a few pizzas and said they were good. Drinks were good and ordering top shelf liquor was never a problem. Just ask them to use your favorite brand in your drink and they will do it. One of our favorite places to hang out was the Cevecheria. Best fish tacos! Also, the bartenders and waiters were great and made us laugh alot. Thank you Raul, Efrain, Rodalfo, Roberto and Filomeno el Tio.

You must see the Michael Jackson show. Fun and very entertaining. The Caribbean show was just ok.

The ladies that cleaned the rooms were also excellent. One day I had clothes hanging on chairs on my balcony and also some on the ironing board. When I returned to my room, they were all neatly folded and put in the closet! Room was spotless everytime one of these girls cleaned!

Cons: If you go to the Mexican, Japanese or Italian you will roast! No air conditioning. Pretty miserable after a while! The food overall was pretty good, but nothing to brag about.

Breakfast buffet is pretty good but not alot of variety. Same thing everyday.

Dinner buffet was average and alot smaller than the resort we stayed at last year. Food was pretty bland, but most buffets are.

We had a good stay. For the money, you cannot beat it. I would like to echo the sentiment of everyone on the board that the staff is amazing. Extremely friendly and go out of there way to make it a great trip. I have never seen such attentiveness to the guests and their needs. Truly exceptional.

The pool was great and they go through great lengths to maintain the cleanliness of the water. I notice that a few people complained about it, but it seems like they have recognized the issue. In the morning and afternoon, they have staff assigned to making sure that the water is clear and free of debris or film on top of the water.

One activity that you have to experience is watching the sea turtles. They come up on the beach late at night and the hotel has a preservation program. Guests are invited to help the staff return baby turtles to the sea--it was an amazing experience for my entire family.

Me and my wife do not drink so I cannot make any specific comments, but it certainly seemed like folks at the various bars were having a good time! The food was decent, but I was hoping for a bit more. The Mexican and Italian restaurants were the higlight and it was great to have a good tex-mex buffet right next to the pool.

We had a junior suite that was enormous was an amazing view of the ocean. I agree that the property could use some refurbishment, but overall, it was in excellent condition and the property was pristine.

The only downsides were the shows and the lack of activities. The circus was "unusual." If you like Michael Jackson, the show is pretty good, but it was not my cup of tea. Also, there was not a real diverse sampling of activities for the kids, at least from what we experienced, and most of the pool activities were geared toward the pool bar crowd. The hotel does have a great spot in the pool for volleyball and they do have ping pong, etc. In addition, the fitness room could use some updating. Treadmills and eliptical machines were good, but the weight equipment/machines should be refurbished.

It is a solid place and serves as a great home base if you plan to engage in activities outside of the resort. Based on value alone, it is tough to beat.

Room Tip: Just ask. The staff will bend over backwards to accommodate you.
