Actually we have been to this facility many times. We have spent the months of December January and February here in various years. We think it is great. Not tourist saturated, Just tourist friendly. The campus is wonderfully located on the edge of town, on a river, yet easy walk to the zocalo ( center). The town is big enough to meet all necessary requirements, yet not busy with traffic. The town is aimed at a gay tourist trade, but Mexican, not American. Lots of eateries and interesting sites of local habitation and nature. Language is not a problem.
The villas and park are well kept and well designed for a long stay. Beautiful surroundings, but not polished. A marvelous pool. We always find good company here with a few close friends and/or family. Daily conversations, excursions, and holiday gathering for a meal, pot luck or sometimes hosted.
The guest here can become your friends away from home, or you might choose quiet. The jungle invites. This is not Cabo, nor is it rustic. This is where the tourists haven't populated. Great!! Safe any time of day, friendly everywhere. Lots of really pleasant surprises.

The best kept secrete in Mexico, Tepetapan is situated above a rapid river which spills out of a beautiful lake. Across the river is a tropical rain forest where large iguanas lay on the forest canopy. Waterfowl of many size, shape and color fly above the river. A short walk away is the malecon, the road that follows the lake shore. Along the malecon are parks, restaurants, venders of food and wares, souvenir shops, hotels, but most noticeable are the boats and the boat people. Hire a launcha for a ride to see monkeys on one of the islands, environmental resorts, or one of the many interesting towns around the lake. Twelve miles away are pristine beaches, great fishing and more boat rides.
The Villas are spacial, clean and well equipped, the grounds are beautiful and well maintained, the pool magnificent, the surroundings secure and the host, Gene, is the best.
