We stayed at another property then discovered this jewel. Had no idea it was an adults only property. We viewed a balcony room and decided this was the place for us. It's not luxury but certainly comfortable. The room was bright, very Mexican and had a large balcony overlooking the cobble stone street. Large room with queen bed, even basic cooking facilities which we wondered why when there are so many good restaurants nearby. Room safe, cable TV, very clean, great shower, small bathroom but plenty of towels. This hotel made our trip to PV a memory. The roof top pool is amazing, perfectly clean and a lovely spot to wind down after a day at the beach. We had many social evenings there with other guests. Staff are efficient and helpful. You have access to 2 other properties which is great when needing new towels or accessing restaurants or swimming pools.

Note, one thing I absolutely detested was being forced to be "tagged" by wearing a wrist band stating where I was staying. I was told it's a must and I have to wear it. I simply refused and was told ok just keep it on you for security reasons. It's attached to you upon check in and removed on check out. I thought that when you travel your hotel identity should be kept a secret. Being "tagged" allows anyone to know where you are staying. Simply by stating these facts I was "allowed" to be tag free. That was something I didn't like.

I looked at other non balcony rooms and wouldn't stay in them, they are dark and dingy. My 5 star rating is only for the balcony rooms.

Room Tip: Only stay if you can get a balcony room. Inside rooms although cheaper are not as good.

In last 5 years we have stayed at casa dona susana at least dozen times. Elizabeth front desk clerk will do every thing in her power make your stay enjoyable.
Rooms have musty smell. This is tropics run air conditioner this will remove most of smell. housekeeping does excellent job. Queen size bed,safe,flat screen TV with English channels,air condition, WIFI(sometime) all included.
Bellman Ramon always happy face. Roof top pool quiet oasis (no children).pretty flowers nice view of old town. water never to cool and always clean. many lounge chairs.
We have always elected to purchase the all inclusive.
Waiters Juan, Aleandro and many more work as a team. But all good teams is as good as the quarterback and the quarterback on the team is the breakfast cook Lupita. she keeps the breakfast line moving. cooking eggs(any way you like them),french toast,pancakes,bacon,etc,etc. there is always fresh fruit. Juice and milk breakfast only.
For lunch and dinner mainstays of fish ,pork,beef, chicken always have choice of three. always have good soup. During lunch hours from the grill , Hamburger, hot dog, french fries, and many more.
For dinner our waiter for years has been Betulio and his side kick Pablo. They give excellent service.
Stays of 7 days or more receive two coupons for specialty meals. Up to this year we ordered of regular menu with limitations. with regular waiter serving us. Now specialty meals served street side with special menu, which isn't that special. And being exposed to all the street vendors doesn't make the meal special. (attention Magna)
Employees of Los Arcos always been very friendly. This is a good reflection on the management team.

We typically spend a couple of nights in the Romantic Zone before heading to a condo at Playas Gemelas and decided to try Casa Dona Susana for it's location and because it's adult only. It was as expected...older but quaint, clean and comfortable, good A/C, helpful and friendly staff. We had a balcony suite but didn't use it except to watch the rain pour down one evening before we went for dinner. I probably wouldn't bother booking a balcony next time as we were out and about more than at the hotel after all that's why we like the location....so convenient to walk out the door and into the action. It was quieter than I thought it would be because the hotel is on a dead end street. We spent a lovely few hours in the rooftop pool and wished we had more time there...for sure next time as we will be back!

I loved this hotel! The accommodations could not be beat. We had a nice room on the main floor which had a fridge, and there was a self-serve coffee service by the front desk which had GREAT coffee. They were helpful at the desk. When I pointed out some dirt on the shower curtain, it was quickly replaced .It was close to everything. I would stay here again in a heartbeat. I also liked the patio set up with tables in the central part of the hotel--so green and inviting.

This is a charming, nice and clean hotel in the middle of the old Vallarta, near malecon, stores, restaurants, bus stops, etc. and you can even walk to downtown. The front rooms have a balcony from where you can enjoy views of street and ocean. Guests are allowed to use the pools on any of the two other sister hotels just steps away. We had no need to do that ever since we loved the pool on the rooftop that was almost for ourselves the whole time we were there. We also loved the fact that it is an adults only hotel, so this in addition to a low season stay was perfect for us. We enjoyed our "to go" breakfast from a nearby Mexican restaurant every morning at the shaded rooftop patio next to the pool. Very friendly personnel.
The only negative: the bathroom in our room on top of the reception could benefit from a more thoroughly cleaning, but we would go back with no hesitation.

Hubby and I were there again the last week of February and the first week of March and as always, we loved it. This hotel has the best workers and they all go out of their way to be attentive and helpful. The waiters, bartenders, front desk people, the cleaning ladies and the bell boys are the best ever. We did the all inclusive again as we love drinks and snacks on the beach and it is definitely well worth the $$. We had friends meet us there this time and they loved the hotel as well. They said they will be back to stay there next time. :).
The lady that cleaned our room remember us and remembered that I am an animal lover so she left me a different animal everyday made out of towels. We had so many that we were running out of places to put them.
LOVE the balconies, great for coffee or a beer overlooking a nice quiet street.

This hotel is within three hotels: Casa Dona Susana, Playa Los Arcos and Los Arcos Suites. Stay at one, play at three. We always stay at Playa but love the rooftop pool over at Casa Dona Susana! It's an adults only hotel with a Mexican feel and the staff are very friendly. The rooftop pool is just perfect to take a dip in after sitting in the warm sun all day. There's a nice breeze up there as well as a view. Also a bathroom too. Part of the area is covered in case you would like some shade. And there are tables and chairs there too. A big bonus: wifi is excellent up there and it zips all over the place!.
