We just returned from Puerto Vallarta and another stay at Casa Dona Susana... Our first stay here was several years ago when we received a complimentary stay through a promotion. We were warned that this was a budget property and offered an upgrade at the time. I am so glad we were sent here the first time as we really love it!

This hotel is part of Los Arcos Hotels...3 hotels that are all right next to each other. The main hotel, Playa Los Arcos, is beach front and offers beachfront views from most rooms it appears. They have a nice pool and hot tub and towel service and spa and beach access. Casa Dona Susanna sits just behind the main hotel, literally steps away. Dona Casa Susana is an older hotel, but is very charming. The rooms are all done up in old Mexican style with the room entrances all around a central atrium type area with beautiful plants. You can literally see every room (4 floors) from the entrance to your room, which is very convenient if you want to look out and find your travel companions.

This hotel is for the most part quiet, as it is adults only for the most part. Most rooms have one king-sized bed, and each room is a little different. There are a few that have two beds...if you want this type be sure and request it, as there aren't too many of those.

There are basically 3 types of rooms: superior Jr. Suite, Jr. Suite, and Standard. The Superior rooms are all the rooms facing the street with large balconies with tables and chairs, plus a fridge, kitchenette with silverware, pans, burners. These actually have partial ocean views, though not much, you can actually see the ocean from the balconies. The regular Jr. Suites have all this minus the balcony, some have windows that look outside and some only have windows that face the atrium of the hotel. The standard rooms are pretty standard, I don't think they have a fridge, but they might.

All the rooms have good air-conditioners! The satellite tv has many stations, nearly 100, with about maybe 5-10 with English - speaking shows.

The water was warm but never got very hot during this visit.

The internet is complimentary and good. The service seems a little sketchy the first night as I had to log on multiple times, but the next couple nights it worked perfectly.

The only downside to me of having the Superior Jr. Suites with the balconies is that these rooms are quite noisy in the morning and evening, lots of street noise, vehicle noise, dog noise, people noise and construction noise. If this bothers you and you don't mind not having the balcony, just get a Jr. Suite, as these will be much quieter.

This hotel has an excellent location, in Old Vallarta, close to the beach, and walking distance to Centro...maybe about 10 minutes walk along the beach. We love being able to walk every where from here. There is a bus stop right around the corner, like 2 blocks away. We love eating at the local restaurants...they are very reasonable, especially compared to other Mexican beach destinations, such as Cabo.

The front desk staff and housekeeping are very friendly here as well, and their English is very good. A taxi back to the airport is 250 pesos...a little over $20.00 The taxi prices from the airport are 260 pesos in a small nissan car and 520 pesos for a van for more than 3 people. ($22.00 and $48.00 approximately). If you have limited luggage you can actually take the city bus all the way from the airport to about 2 blocks from the hotel for about 50cents.

Beds are firm, which was perfect for me. Got a couples one hour massage at a nice place around the corner for only 600 pesos... $50.00 great deal.

Rooms are not luxury... decorated nicely Mexican style, but maybe 2 stars compared to US standards.

This was my 4th stay at Casa Dona Susana. The staff is friendly and the rooms are clean. I still love the roof top pool and the the location is perfect. I booked on Expedia and did not have any problems checking in or out. We stayed 4 nights and had a great experience. One thing to keep in mind is that this is a small older hotel and can't be compared to hotels standards in the states. We did have the all-inclusive package, but still went out to eat a few times because there are so many close places with great food for resonable prices. I will always try to stay at this hotel or one of the sister hotels everytime I visit Puerto Vallarta!

Excellent kind staff. There was not much in the way of room ventilation however. My room was quite nice but it had only a square foot window which opened out on a lever. Some rooms have a split air conditioner meaning that there is no fresh air actually entering the room.

Rooms were clean, TV worked, WiFi worked frequently, bed was quite old and tired with a spring popping out the side, lamps on night tables were hit or miss and finding a bathroom in the dark is not always a good thing. No clock.

Room Tip: Get one with a balcony in the front and you will have fresh air

We stayed here for the last two weeks and we loved it again. This is our second stay with CDS and we will plan to stay there again next year. It's a great property and it is adults only. So no kids in the pool! It's close to the beach, all the great restaurants and night life. The roof top deck and pool are beautiful. There is no blaring music. The is no bar or restaurant on the property so that makes the place very quiet. Never a worry about loud people late at night.

If you want a quiet, nice place with a very attentive staff, this is the right place!

Room Tip: Ask to see the available rooms once you arrive. Then you can pick the room that best suits your tast...

We took this place for the last three days of our vacation and we have to say that we did like it. The room was a good size and even though we didn't have a window that opened the air conditioner worked like a charm. We took the all inc and even though we paid for it we did eat out, why wouldn't you there are so many places to eat around the area however it was nice to have the meals there as well. Breakfast was good, lunch of a clubhouse and a buffet dinner and cocktails all through the day more then paid for itself. There was coffee and cookies in the lobby early morning that was available to start the day without walking over to the sister hotel for breakfast.
The walk was short to the sister hotel so that was never a problem and the use of the pool and beach area was nice unless some fools put there beach towels down and then went out for the day taking up good areas.
The only problems I would say is that there was no covering for the window that is inside the hotel, we had room 212, we did make our own window covering to block out the lights,see our picture
The rooftop pool of the Casa Dona was a beautiful view and quiet, all adults, no kids, no hassling from people wanting you to buy their products. For the price we paid, the room was more than suitable and we would recommend this hotel. It was clean and the staff were very helpful.

It's just a couple of blocks from the beach and very close to several good bars and restaurants. There was an ant problem in the bathroom, which seems like an ongoing issue there. The rooftop pool is the definite highlight of the property.
My biggest complaint was the horrible WiFi access. It was extremely difficult to get any connectivity and at one point was hard down for more than a day. If you have any need to actually work on your trip, plan to find a good WiFi source elsewhere or you will be very frustrated.

The courtyard garden is somewhat dark / daytime but beautiful at night. The sunshine is on the roof top deck- It must be one of the top- all day sun and swim decks in PV - without the children . Nice little pool big enough to swim some lengths. For 35 pesos I bought an inflatable child size water doughnut and floated wait-less in the pool.
Kitchenette allowed me to cook my oatmeal for breakfast and even a large pot of soup for the week.
Toaster fridge and two element stove top included.
Just one block to to the Pier, one block to the Saturday Market - Not all rooms have windows - some have windows to the inside of the courtyard; mine a small bathroom window to see the sky and a large door size frosted glass ? window which allowed light in. It was great for afternoon naps. My room was a large corner unit- Beautiful carved wooden headboard. Mattress was solid but much better than my soft bed at home. Plenty of Hot Water. Balcony suites are beautiful but you would also get the noise of the street. Great " some what hidden restaurant right next door " Los 3 Delfinis " - dinner only, where I had a huge grilled Red snapper $120 pesos - one free drink.
Cleaning staff are very friendly. Room was clean. I never used the AC.
It may have a 2.5 star rating but I give it a 4.5 as far as my appreciation for location and the quiet and calm.
You have the option to take part in the all inclusive buffet at the Sister Hotel- Los Arcos I heard great reviews about the food - looked great- plenty of options for the price- Don't fill your plate with everything and it won't be the same ever day .

Room Tip: rooms ending in 05 and 07 on each floor ( except ground floor ) are corner with balcony , 06 rooms...
