This hotel is in an excellent location...short walk to the malecon, bahia banderas etc. its in the heart of the romantic zone. Rooftop pool is amazing. You have to do the all inclusive to get the benefit of using the pool amd beach chairs in playa los arcos (sister company) at no extra cost. Tip well, you will receive excellent service. We only eat there for breakfast and take advantage of the refreshments but we mainly did it for the convenience. Food is mediocre. This is our 2nd time in pvr and when we return, we will stay there again. My only complaint was they sealed the toilet with a "sanitized" tape but there was a pee drop haha but the room is clean and so was the bathroOm---well except for that part. I came prepared so i had sanitizers and wet ones...regardless of where i go though, those are a must even after they clean the room and bathroom.

We checked in on a Mon and stayed 10 nights on the all-inclusive plan. When we arrived the room really wasnt to our liking and asked Quintania if there was something else available, not only did she find us a room that was perfect, she upgraded us to a mini-suite for our entire stay. The room turned out to be exactly what we were hoping for. The A/C worked perfectly and the roof top pool was never too crowded. The staff was always right there when we needed anything from currency exchange to a fresh set of towels, wet from swimming. Although we had to go to the sister hotel to drink and eat it wasnt an inconvenience at all. Just a hint....buy a big plastic cup from the Corona store around the corner and the friendly bartenders will fill it with whatever is your pleasure! As long as you dont get confused thinking that you are in a 5star resort, you will really enjoy yourself. The location is as perfect as any place I have stayed in in Romantic Zone and am looking forward to it again

This quaint boutique hotel is even closer the beach, shopping and restaurants than we thought. As for as the adult only, most of the time we felt as if we had the whole place to our selves. An absolutely relaxing and quite hotel.
Our balcony overlooking the street below offered some great times for sitting back and enjoying some cold cerveza. The OXXO around the corner does have all the convenient needs.
The king bed nice and firm... the pillows soft and fluffy...the temp on the AC a little hard to control. None the less night slumbers were as good as home.
We never got a chance to use the resources at the sister hotels, but that is just fine because there is a good chance we will stay here again or just try out the Suites across the street.

Elizabeth, at the front desk, made our stay exceptionale for the price with a great upgrade that included a balcony and partial ocean view. Staff were great. The roof top pool was a gat extra and took our XOXO corner store coffee up to it each mornng. The hotel is part of the Los Arcos trio, but rest assured the mos quiet and "no local ninos" which we all know can be irratating. Highly recommend this hotel especially for thos who don't need the mos fancy and want an affordable price. Sure beats the Hotel Rodger de Posada which people seem to think is so great. Been there, done that. FYI - Do not eat at the Italian restaurant around the corner - most expensive pizza and do not venture into "Subway for the %.00 meal - 10.00 Bucks here (and they say MX is inexpensive)....LOL.

I have stayed at Casa Dona Susana four times and keep coming back and I will continue coming back. The hotel is in a GREAT location on a cul de sac with very little traffic. After reading some of the other reviews all I can say is that it is not a Hilton or Marriott - that is one of the great charms about it. I don't think any of the rooms are exactly the same - they all have character - some better than others. I like the rooms at the front of the hotel that have the balconies - rooms that end in 05, 06, or 07. The 06 rooms (106, 206, 306) are smaller than the 05 or 07 rooms.
The front desk staff and maids have always been so helpful especially Elizabeth. Even with my lack of Spanish, they help me if I have a question or need something special. The pool on the top of the hotel is wonderful and relaxing with great views. The hotel is very clean - it is an older property and they are always painting or fixing something, keeping it up. There was some major construction when the city was redoing the sidewalks in front of the hotel, but that is done now. There is no reason to take the all inclusive package here - there are far too many great places to eat and drink in the surrounding (walking) area.

Room Tip: Ask for rooms that end in 05 or 07.....06 is OK, but not as large.

We went for our 15th wedding anniversary and I must say there is something magical about the Casa Dona hotel. It's beautiful. It has a tree that grows right smack in the middle if the staircase. We got a standard room and it was perfect. We also got the all inclusive package with our room so all drinks and food were included. You just had to walk across tge street to the restaurant in Los Arcos hotel to eat. You could use any of the pools in the hotels associated and of course we did. The pool at the Casa Dona was the best. Everyday out of our window I would watch a man sit and have drinks on his roof. It was really serene. The people are so nice here. We went and had drinks at Apaches down the street and at Anonimo PV. Be aware that if you are not exception of the gay lifestyle you may in for a shock as PV is very gay friendly. Also be aware that at Los Arcos across the street where you eat with you all inclusive deal the waiters here do not know time schedules. It was awesome. You have to ask for your check because otherwise they believe you are there to relax and do not rush for anything. We plan on taking another trip there soon. One more thing be aware of the time share sellers at the airport. Very pushy. The cab drivers can be very underhanded as well. Make sure you ask how much to take you somewhere before you get in a cab. Highly recommend the zipplining. It was the best ziplining we have ever done!

So reviews for this hotel are all over the place - I think you need to know what you are getting.

This is a nice boutique hotel with alot of charm, in a great location, and the price is right. Why you stay here:

Perfect southside location 1 very short block off beach. Great rooftop pool with a totally chill atmosphere. Charming central court with tile, woodwork, and a large tree growing all the way up to the rooftop pool. A fridge in the room - absolutely essential. Price is right. Ability to use facilities at sister properties across either street.

Our room was a balcony room looking over the main entrance - this is considered one of the better rooms, and costs a little more. I think if you are going to stay here you are wise to pay for the upgrade - larger, more airy rooms, with more natural light, has a mini-kitchenette as well. Limited ocean view from your balcony. These rooms end in 5 and 7 (ie 205, 207) and there is a room ending in 6 (206, etc) in the middle with a balcony, but is MUCH smaller. Yes, some of the standard rooms are darker and more closed in - feeling.

Our maid service was fine - everything was attended to on the spot. Desk and bell staff were great. No service complaints.

Small leak under our bathroom sink. Fixed upon our reporting at departure. Bathroom has an external screen vent, so will be kind of muggy. Bathroom is small, but has the nice tile and the charm. toiletries are fine. Room AC unit works well, remote control. TV also was fine.

I recommend against all-inclusive. There are too many great cheap restaurants close-by. I really do recommend this place for a great Zona Romantica experience. If you want the modern lux resort type of accommodation, look elsewhere such as nuevo vallarta or the marina.

Fun trip to PVR at Casa Dona Susana

Room Tip: Balcony rooms: 205, 207; 305, 307 are best (maybe 100's too)
