“Timeshare beware”

We purchased here many years ago, the yearly fees were only $450 at the time. Then the Royal Resorts took over, you would think they would of managed it better but instead drove it to banruptcy. Then somehow they managed to buy the resort under a different name, same group that owns Royals, and started raising the fees. Unreal. They added special assessments at $450 on top of the increasing yearly fees of almost $900. Next they want to renovate all of the buildings and charge the owners another $1200. DON'T BUY HERE. I thik they are trying to drive out the existing owners one building at a time so that can make new apartments up on the hill. Either way its seems shady and we just turned our timeshare back over to them.

Room Tip: Marina building was by the pool and bay.

I have stayed here several times over a dozen years or so. Formerly known as the Pelican resort, it is the biggest timeshare resort on the island. Generally has a good location with a casino, small grocery store, marina, beach, spa, activities, and several restaurants on the property. Basically everything you may want in a resort with out having to rent a car. There are also several beaches and many restaurants within walking distance. Buses to town and water taxi to Marigot are also available. I do not own here, however I have traded here alot. The rooms are dated but they do have a maintenace program that is upgrading buildings continually. I was recently there and remodeling was being done on the Caladium building, it was closed to occupancy. I stayed in the Allamanda building, very quiet and nice with a private pool.
The other part of the resort I refer to in the title is called "The Villas". This is a new( about 2 years old) 8 story building built on the marina. It also houses the
lobby for both parts of the resort. It is very nice and up to date inside, but not very appealing on the outside. Originally offered as fractional ownership properties, I am not sure what they are now. The building has been a bone of contention for original resort owners because it blocked the bay view of the existing buildings.
Currently there is a change in ownership and management. Labor issues are also front and center. It did not affect my stay very much except that the contracted cleaning service was unresponsive to requests, probably because they are temporary workers and bused on and off the resort each day. Beware that you may book here and the resort may be closed due to the ongoing legal and labor issues with the employees union and the government of St. Maarten. This happened earlier this year.

Recently, I had booked online a two night stay for the special rate in the Studio2 units. My first mistake. It was supposed to have a resort view. Quite a few things were wrong with the stay. First, we did not have a resort view, we had the view of the landscapers shed. Probably the worst view on your property. Second, we had never been given the lock for the safe. We thought the safe was broken because there was no lock on it. The front desk informed us that we should have received a lock when checking in but by that time we were already checking out. Third, the check list of items that are supposed to be in the unit was missing quite a bit from it. Forth, there was no remote for the TV. Fifth, when we checked out we were told we owe $2.00 for the tourist promotion but were not told that this is a voluntary charge not a mandatory one. Sixth, the furniture needs desperate updating. The decor is terrible.

I have stayed at and enjoyed this property numerous times as a timeshare owner. Unfortunately the value is not there anymore as the costs of ownership here far exceed the value. I would highly discourage buying from the current ownership/management company. You can stay here as a renter for significantly less that it cost to own a timeshare in this resort. The old section of the resort has been neglected somewhat but the rooms are comfortable and the views are great. The rooms in the new building are very well equipted and modern. Most resort amenities are not included with your stay. Ex.You can use the pools but the exercise facility requires an admission fee. There is plenty of shopping and many great restaurants within a short walk or drive from the Resort. The resort has it's own beach and marina so relaxing on the beach or an ocean excursion are right there.

Keeping in mind there is a difference in Island time verses the states, it was a little disappointing. Like others, we also where given a very outdated room, the upgrade was $450 (due to not being in season yet) which was worth every penny. Although we had to wait 3 hours & then the room wasn't made up. I will say the staff at the resort was very pleasant.
A couple of things I would have found helpful to know prior to going..
-Yes gratuity is added to the cost of dinner (ranging between 10 - 20% depending on the restaurant). Pineapple Pete, Valentino's Bistro, & Jimbolo were okay, Skip Jack wasn't very good at all. Fusion which is near the cinema's was very good along with the La Vernada Cafe which was on Orient beach. The Bucaneer which is located on the beach by the resort was very good, reasonable prices for both drinks & decent food.
-The small corner stores are much more reasonable in price than the big grocery store by the burger king. We paid $190 for two bags of groceries at the big store not knowing the smaller ones are almost 1/2 the price.
-Fishing my other half spent $175 and didn't catch anything, it seemed to be the theme with several other people that we chatted with all of them utilizing different boats and didn't catch anything. Only 1/2 day excursions where available unless you chartered an entire boat for $1000+
-Crime on the island is nasty, sitting on the beach minding his own business was threatened by 3 locals for his monies.
-Traffic is very congested I thought I was commuting into to Boston trying to get back to Simpson bay, I should have back tracked and gone back through the French side.
-Philipsburg - I went by ferry for $13 it was well worth it, shopping was reasonable if you negotiate your prices. The little frozen drink place by the pier was great.
-Marigot Bazara - appeared to be geared for the tourists, the same thing over and over. I didn't buy anything and picked up the gifts in Philipsburg.

Room Tip: The villa's have the best view of the bay, although a little loud at times from the beach bar

Check-in took an hour - the workers may be on island time, but we were on vacation time and we wanted to get on with our vacation! The room is basic - King bed, small kitchen. View of the ocean is partially obstructed by the chain link fence with barb wire on the top. Our room was across the street from the main building. We were immediately greeted by our "host" who dropped us like a hot potato once he found out we were moving to our time share the next day! We will not be staying here again. The security guard was the friendliest and most helpful!

Room Tip: Ask for the main building!

We have traveled to St Martin many times. this is the first time we stayed at Simpson Bay Resorts. On arrival we were given a condo up on the hill, the Ekevator to the 4th flor was broken. My husband has a bad knee and there was no way he could climb 4 flights of stairs, after much discussiopn with the front desk we got a 1 bedroom condo overlooking the Marina.
The room on entering was vey warm come to find out the only air conditioning unit was in the bedroom. The kitchen was out dated cabinet doors slammed on shutting. the coffee pot only worked if you held the top down on the pot, the toaster only worked if you held the handle down. The air conditioner leaked leaving puddles of water on the floor. To exchange towels you had to climb the hill to the guard shack, towels were not available near the beach or pools.
The laundry room required tokens again you had to climb up the hill to the towl shack for sais tokens. 2 washers were broken. Having visited St Martin Many times this resort was not up to par for my standards.
