I happened upon this place because I was looking for a well priced hotel... that was in a quiet area of San Juan.... and not near all the craziness...

Ocean Park is the place. This quiet Bed and Breakfast is so close to the beach, my wife and I could literally hear the waves as we fell asleep. When they say on their website that they are 12 steps to the beach... they are not joking. We walked along the beach in the morning and got some fresh local juices made by the fresh fruit cart on the beach. That guy was awesome....

Also... this place is just a walk or bike ride to plenty of restaurants, shops, and nightlife .... a safe walk to. The neighborhood of Ocean Park is quiet and relaxed. It is only a short cab ride to downtown San Juan. We spent one day hanging out in the old forts of Old San Juan ... and then went back to Ocean Park and had wine and laughs with a bunch of local musicians who play on the beach.

I am telling you you cannot beat this location... the owners of the hotel were great and very accommodating, and we thoroughly enjoyed our stay!

Super double plus plus for this place for sure..... thanks guys... it was a great stay and we will be back soon.

Charming Beach House Gem In Ocean Park on the beach. Staff was very helpful and fun. Common areas including pool, rooftop hot tubs, and charming gardens were well maintained. Room was small with no frills but clean. I spent more time in the lovely public spaces or on the beach. It is a ten minute walk to the closest restaurant so plan on taking taxis, biking or rent a car. Breakfast was ample. I would definitely stay here again.

Very clean organizem the rooms include air, tv. rfrigerator. ocean fron, safety, near all important places to visit like all San Juan, Shopping, NIce restaurants, Condado, Isla Verde, Pinones, public transportation , None expensive place to fl greate, ah of course The experience with sinc your arrival to departure is excellent. believe you dont want to go. Love thes place and the people that work there. thanks i will come back soon

I have been here several times. Good location, a little hard to find the first time, but on the beach, dining nearby, easy highway access and the folks there go out of their way to be helpful

incredibly beautiful, breathtaking, and romantic.the service is excellent, maggie , chichi are too nice. isaac i couldnt see but he is also a cool guy. been staying there for almost 7 yrs and NOW, IT EVEN BETTER THAN EVER..infront of the beach, near everything. Starbucks, pizzeris , portorican rest. peruvian rest, spanish rest, argentinian rest. farmacies, souverneiers. etc. pops night clubs...you name it.

Like other reviewers have said - the location is unbeatable - being right across from a pretty beach. The traffic on the street can be annoying though - seems like it is a busy street to drive by through - more of a sigh-seeing route than an essential thoroughfare. We stayed in one of the 'ocean view' suites upstairs and the sound of waves crashing got addictive! The room had a kitchenette, but was lacking utensils and silverware - disappointing as we had plans to make a small meal in-room and enjoy it on the ocean-view patio. Also the hot water in the shower was fairly intermittent - hot water would flow for a minute or two and then it would mysteriously switch to cold and then again back to hot - we never figured out why that kept happening. The mattress seemed to have a plastic cover that may have been un-removed and the sheet kept making the plastic-y noise. Otherwise the room was perfect for a crash-pad in the city. Breakfast is plentiful and fresh, the staff is inviting and always smiling. They offer beach chairs, bicycles and water toys for guests - which is quite handy if you choose to hang out close to the hotel . Parking is street side, but available. on the roof level balcony there's two hot tubs and plenty of chairs and space to hang out. Even with 15+ rooms on the property, we never felt like it was crowded. We didn't get time to use the pool, but it looked clean and inviting. Overall, its a great value for the price and location. They just need to pay closer attention to the in-room amenities.

Thank you for taking the time to review us. We are very sorry about any inconvenience that we may have caused you during your stay. We do our best to satisfy the needs of all our guests and I wished you had come to us and we could have helped you with the different situations you encountered. We have available silverware and utensils at the breakfast kitchen that we could have given to you right away if we knew. Today we bought new Cooking Utensils, Silverware and Chinaware for the Ocean Suite kitchenette we also got a new Set of Cookware to have different choices to choose from when cooking. Thank you for your observation.

The Hot Water Mystery:
We recently bought Tres Palmas Inn and every day we learn some new details about the property. We use Solar Heaters but for the rainy days we have Electric Heaters so it happens that the mechanism that let the water in from electric heaters was faulty and it worked intermittently, which is why during rainy days this annoying thing happened. It had us puzzled for some time but it is fixed know and not happening anymore.

At Tres Palmas Inn we take customer satisfaction extremely serious. We are not perfect but we try our best to make your stay as comfortable as we can. If you have any needs please let us know and we will do our best to ensure you have a pleasantly stay!

We (8 adults) stayed at the Tres Palmas in Jan. 2012, for 2 nights before our Cruise, and 1 night after. Everything was beautiful. the staff was extremely friendly, if you needed anything, they were right there to help. We went to Levis for dinner 2 of our 3 nights stay, which we would also recommend, great skirt steak, and the price was very reasonable. If you would rather stay at the inn for dinner, Tres palmas has a new BBQ so you can go to the local grocery store and BBQ up your own dinner. The view from the terrace is breathtaking, with the beach is directly across the street. Everything you need is right there. Thanks Edwin, Isaac, Marlene and Magui, out stay was one to remember. Next time we'll have to stay longer.
