“Excellent for camping”
4 of 5 bubbles Reviewed August 17, 2012

I have just got back from a 4 daybreak camping on a non-electric pitch and we had a wonderful time after reading the reviews we was very worried about certain things but was surprised that the showers were always being cleaned and even though a bit dated you are camping so what are you expecting the ritz,we didn't have to wait for any showers as just don't have a shower at 7.30am as gets busy.the camping area we had for our tent was massive and a 30 second walk to the water point and bins and toilet block only 5min walk from bottom field but was lit up at night time, all staff are friendly and the grass got cut twice during our stay.the pools were a bit small but luckily sun was shining so we had use of both pools.4 lifeguards on duty and a person checking passes,it closes at lunchtime but not a problem as most people would go have lunch anyway, the entertainment was very good for kids and the jokes were favoured to the owners but this wasn't a problem and was actually funny sometimes, the prices are usual holiday prices.overall site is clean and a good holiday atmosphere and I shall be returning as in a good location for exploring, the beach is stony but it's not park resorts fault,my kids loved flying there kite there.it is what you make of it.
Thanks for a good holiday

This was a return visit to the site after an enjoyable camping trip last year. Sadly it wasn't up to last years standards. The reception seemed overstaffed yet unhelpful, we were made to wait over allocated time for our pitch and were told with no apology that the groundsman was busy. The site had large waterlogged holes on several of the pitches, when we asked at reception if anything was going to put down to fill these in we were given a curt no.
The groundsman was very friendly and helpful and we eventually found a pitch which wasn't too boggy.
The site is well situated for the beach and there are plenty of sports courts which the children enjoy.
We are unsure if we would come back for a third visit unless a lot more is done on the maintanance side of the camping area. The electric pitch cost nearly 40pound per night so you pay for the facilities compared to some other campsites.
We have also been to haven and camped several times and have found the standards of the pitches there higher.
It would be nice to see improvements on the site as it is well situated with plenty of facilities, perhaps a visit from the undercover boss is needed?

Hi Mary, and thanks for getting in touch. There are only ever a maximum of two receptionists plus the Owners Elite (caravan sales team) and the Holiday Sales Manager, so although the reception may have looked over-staffed, there would only have been two receptionists available. Our usual touring warden has been off ill for most of the season and we have covered this with maintenance and housekeeping. Admittedly this is not the same as having a regular touring warden, and while we tried to recruit for the position, it proved a difficult position to fill. The weather has certainly caused major problems this year, not only with flooding but also with the speed at which the grass has been growing. The main problem is that once the cars and caravans have churned up the grass, it takes a long time for it to regrow and with the constant changeover of holiday guests, it can take even longer. We are doing everything within our power to correct this, though. Thanks again for your valuable feedback.

Kessingland beach is a nice park, bit on the small side but plenty to do. Evening entertainment is great the kids loved it, the team work really hard, all the staff on site were friendly and helpful, security staff are great in an emergency! Very disappointed with the caravan itself, we had booked a silver thinking it would be a bit better, in actual fact the bronze caravans we looked at were better than ours, we had hardly any storage space and the sofa bed cannot sleep 2 so my advice would be if yr not booking a gold then stick to a bronze, silver is pointless unless you are going in the winter as it has a fire. A holiday is what you make it, we had a great time and all the staff were lovely but I wouldn't be returning to this site, for how much it cost we could have stayed in a much better site with better amenities.

All of us thoroughly enjoyed our holiday here. There were 4 of us, 2 adults + 2 children aged 5&9.
We think it was good value for money.
We want to point out a few observations:-
We ventured briefly into the evening entertainment for the kids as our youngest wanted to see the dressed up character Sparky. But it was extremely loud and our eldest didnt like the noise. The noise was similar to a night club where you cant hear yourself think. The entertainment was also quite vile as they were talking about picking your nose and eating the contents!
We didnt go back in after that.
We did find the other entertainment (the slotmachines/games) very good value for money and the security staff were helpful and polite.
We stayed in a bronze static caravan which was adequate for us all and it had a reasonable view of the sea and not too close to our neighbours.
There were no substantial loud noises in the evening even though we were close to the childrens play area.
Unfortunately, the shower was very poor in the caravan. It was too hot and not more than a good trickle. The toilet also was struggling to flush its contents away properly.
The lifeguards at the pools were all excellent in their duties and polite, friendly and helpful. We were very impressed with them and the great value for money water activities.
We had a camping holiday with Haven a few years ago and this holiday at Kessingland was far better in every department!!
We will consider going here again and would probably go for 2 weeks instead of 1!
I hope this helps.

We booked a bronze caravan for a short break from Monday to Friday. When we got to our caravan, we thought it looked run down from the outside, but that was nothing compared to inside.
There was a fusty, damp smell as you walked in, the furniture looked scruffy and stained. The kitchen was clean and tidy, but when we opened a cupboard, there was rubbish inside.
In the main bedroom, the bed was broken, and there was mould on the walls. The bathroom had mould and dirt all around the shower unit.
When we put up the bed in the living area, it still had bedding on from the previous guests and the mattress was damp.
We went back to the reception to request a move to another caravan to be told that the site was fully booked and there wasnt anywhere else. The reception staff said that they send housekeeping across. The housekeeping team came and replaced the main bed, put a new mattress on the bed in the living area and cleaned the bathroom. They then came back to re-seal all around the shower unit, we where then told they we couldnt use the show for another hour.
By this point, If we hadnt driven for 5 hours to get there, we would have driven straight back home.
After staying there a night, we noticed that seats in the living area where also damp.
We went for a walk around the site and it looked scruffy and run down.
We went for a meal in the restaurant, and it was reasonably priced and the food was nice.
After 2 nights, we couldnt stay any longer and went home very unhappy.

Hi Barry, and thanks for bringing these issues to our attention. Most of the things that you mentioned have already been rectified, and we suspect that the upholstery was damp due to a recent clean. However, we will be looking in to every aspect of your feedback and doing everything we can to make the park a better place for our visitors. Thanks again for taking the time to post a review on TripAdvisor.

No complaints about the caravan or the park. The staff were very helpful and friendly as well. The trouble was the beach, very stoney and very little sand, in fact no sand. Very disappointing for the children. Their faces fell when they saw it. Very nice for walking dogs as was evident by the little gifts everywhere. Not impressed.
