Warm welcome, helpful attention from hosts, wonderful and generous breakfast cooked to choice and served in a pleasant breakfast room overlooking a pretty garden, all amenities, attention to detail, parking by the house, a few minutes walk to the lake Ullswater. Cosy warm room with very comfortable beds.

We stayed here for 3 nights in November while wedding planning. From the moment we arrived Mark greeted us in the car park an offered to help us in with our bags. The location is perfect for us and is a fantastic location for visiting the most beautiful north lakes area.
We stayed in room 5 and it was decorated to a very high modern standard but maintained a warm and cozy feel. Mark was very welcoming and friendly explaining all the amenities in the house including DVDs which can be borrowed and taken to the room, an open snack area and even a small fridge in the room with complementary water. Chocolates on the pillows on arrival were a fantastic touch.
Breakfast is picked the night before and there is a vast selection to choose from as we'll as a variety of cereals, fruit and juices on offer. The full Cumbrian breakfast was fantastic, very tasty and cooked just to order. The dining areas are not decorated as modern as the rooms but this helps to maintain the homely feeling.
Mark and Anne were very welcoming and we can't wait to come back!

We Stayed Here For 2 Nights 16th-17th November. We Had A Lovely Time Here At Elm House! It Was In A Perfect Location For Us. You Have Ullswater Right On Your Doorstep and Just A Short Drive Onto The Main Road Down To Keswick and Other Near By Lakes.
Elm House Is A Lovely Looking House, and The Owners Mark and Ann Where Both Very Kind and Helpful. If There Was Anything You Needed Or Wanted To Know, They Would Kindly Help You Out The Best They Could.

The Room Was Very Clean, Comfortable And Tidy and The Shower Was Fab! The Chocolates On The Pillow When We Arrived Was A Lovely Touch and Thought The Teddy Was A Lovely Little Idea too. If You Didnt Want Your Room Cleaned That Day, Leave It Outside Your Door.

The Breakfast Was Fantastic and A Nice Help Yourself Choice Of Fresh Juices, Cereals and Fruit. The Night Before You Pick What You Want and Its All Ready For You In The Morning!

Lovely Tea's and Coffee's, TV/DVD, Little Fridge With Complementary Bottles, Hairdryer and Everything Else You Would Possibly Ever Need. There Was Also A Great Little Selection Of DVDs that you could Take To Your Room and Watch At Anytime.

A Lovely Stay At Elm House, and We Look Forward To Going Back Soon! :)

We stayed for four nights and slept well every night. On our arrival we were warmly welcomed and shown to our beautiful room. We stayed in Room 4 and we weren't disappointed. The room was spacious and modern but homely and cosey. Mark and Anne have struck the perfect balance with this room, a touch of luxoury with the comfort of home. We had the full breakfast every morning as it was just too good to miss, and there was no problem when we needed to have some items changed or left off as we got to choose our breakfast the night before as well as the time we wanted to have our breakfast.
The room was well stocked with a variety of teabags, coffee, biscuits and milk. We did run out of milk once (as we are big tea drinkers) but there was no hassle about getting more milk and tea bags, Mark and Anne provided us with extra to keep us going.
As we weren't certain where to start with our sight seeing/walking, it was great that Mark was able to provide us with plenty suggestions, showing us on the map as well as providing us with countless leaflets.

Room Tip: Book Room Four for a touch of luxoury on a special occaision

We enjoyed a couple of nights here in September and found it very cosy and welcoming. The owners, Mark and Anne, are both friendly and helpful, and they do a great breakfast which you choose the night before so it is ready for you in the morning. The house is old which gives it a quaint charm, but the fittings are modern and it is all very clean and comfortable. Our room had an ensuite and a sink, plus a TV and DVD player which is all you need other than a comfy bed really. It was a cosy place to retreat to after a day wandering the rugged landscape and lakeside nearby. Surprisingly easy to find, it feels quite out of the way but is only about 15 mins drive from the motorway, and there is ample parking space.

I was with my husband and my best friend. We were looking for a bed and this guest house was just perfect. at 1 minute from the lake, the environment is gorgeous.
The family room was so comfortable. We appreciated a lot the delicate attention as the chocolate on the pillow, the cookies, delicious english tea, the refrigerator with the bottles.
The breakfast was very generous and so delicious. we tried the smoked salmon with eggs and the english breakfast.
the porridge with the whisky was amazing.
What a great service from Mark to prepare our dinner. We appreciated this extra service.

My friend and I were very happy to watch the movies in the room thanks to the DVD on the library.
an excellent guest house. we'll come back !

Room Tip: the family room is seperated from the house and is really big.

This was the second time we have stayed at Elm House and we loved every minute of it. The owners are very warm and welcoming. The room was very comfortable and clean and had some lovely touches. The breakfasts are fantastic with a wide choice of dishes all freshly cooked and very generous portions. A true quality place to stay in the most idyllic surroundings.
