We Stayed Here For 2 Nights 16th-17th November. We Had A Lovely Time Here At Elm House! It Was In A Perfect Location For Us. You Have Ullswater Right On Your Doorstep and Just A Short Drive Onto The Main Road Down To Keswick and Other Near By Lakes.
Elm House Is A Lovely Looking House, and The Owners Mark and Ann Where Both Very Kind and Helpful. If There Was Anything You Needed Or Wanted To Know, They Would Kindly Help You Out The Best They Could.

The Room Was Very Clean, Comfortable And Tidy and The Shower Was Fab! The Chocolates On The Pillow When We Arrived Was A Lovely Touch and Thought The Teddy Was A Lovely Little Idea too. If You Didnt Want Your Room Cleaned That Day, Leave It Outside Your Door.

The Breakfast Was Fantastic and A Nice Help Yourself Choice Of Fresh Juices, Cereals and Fruit. The Night Before You Pick What You Want and Its All Ready For You In The Morning!

Lovely Tea's and Coffee's, TV/DVD, Little Fridge With Complementary Bottles, Hairdryer and Everything Else You Would Possibly Ever Need. There Was Also A Great Little Selection Of DVDs that you could Take To Your Room and Watch At Anytime.

A Lovely Stay At Elm House, and We Look Forward To Going Back Soon! :)

We stayed for four nights and slept well every night. On our arrival we were warmly welcomed and shown to our beautiful room. We stayed in Room 4 and we weren't disappointed. The room was spacious and modern but homely and cosey. Mark and Anne have struck the perfect balance with this room, a touch of luxoury with the comfort of home. We had the full breakfast every morning as it was just too good to miss, and there was no problem when we needed to have some items changed or left off as we got to choose our breakfast the night before as well as the time we wanted to have our breakfast.
The room was well stocked with a variety of teabags, coffee, biscuits and milk. We did run out of milk once (as we are big tea drinkers) but there was no hassle about getting more milk and tea bags, Mark and Anne provided us with extra to keep us going.
As we weren't certain where to start with our sight seeing/walking, it was great that Mark was able to provide us with plenty suggestions, showing us on the map as well as providing us with countless leaflets.

Room Tip: Book Room Four for a touch of luxoury on a special occaision

We enjoyed a couple of nights here in September and found it very cosy and welcoming. The owners, Mark and Anne, are both friendly and helpful, and they do a great breakfast which you choose the night before so it is ready for you in the morning. The house is old which gives it a quaint charm, but the fittings are modern and it is all very clean and comfortable. Our room had an ensuite and a sink, plus a TV and DVD player which is all you need other than a comfy bed really. It was a cosy place to retreat to after a day wandering the rugged landscape and lakeside nearby. Surprisingly easy to find, it feels quite out of the way but is only about 15 mins drive from the motorway, and there is ample parking space.

I was with my husband and my best friend. We were looking for a bed and this guest house was just perfect. at 1 minute from the lake, the environment is gorgeous.
The family room was so comfortable. We appreciated a lot the delicate attention as the chocolate on the pillow, the cookies, delicious english tea, the refrigerator with the bottles.
The breakfast was very generous and so delicious. we tried the smoked salmon with eggs and the english breakfast.
the porridge with the whisky was amazing.
What a great service from Mark to prepare our dinner. We appreciated this extra service.

My friend and I were very happy to watch the movies in the room thanks to the DVD on the library.
an excellent guest house. we'll come back !

Room Tip: the family room is seperated from the house and is really big.

This was the second time we have stayed at Elm House and we loved every minute of it. The owners are very warm and welcoming. The room was very comfortable and clean and had some lovely touches. The breakfasts are fantastic with a wide choice of dishes all freshly cooked and very generous portions. A true quality place to stay in the most idyllic surroundings.

My partner and I stayed for 2 nights in room 2. I must admit my initial reaction to both the bedroom and public areas was disappointment as I thought it a bit dated. But so much attention to detail had been paid both in the bedroom and at breakfast that I could overlook any shortcomings in decor. The breakfast was simply excellent - full of healthy fresh produce, well cooked, plenty of choice and good coffee. We even had our flask filled free of charge on both mornings! The bedroom was spotlessly clean with a very comfortable king size bed and good quality linens. The ensuite bathroom was small but adequate. The hospitality tray was excellent and included a corkscrew and wine glasses. Loved the chocolate mint on the pillow. Ann and Mark were friendly and attentive hosts and all in all we had a very enjoyable stay. Thank you very much.

We acknowledge your comments about the public areas and whilst we have a more contemporary style in the bedrooms we chose to keep to a more traditional style in the public areas as we feel this is more in keeping with the age of the house. Difficult one this. A lovely place, great location, quirky comfortable room with some lovely touches, friendly owners and great breakfast. The only area I feel uncertain about was the price which was high for mid week in comparison to other guest houses of similar quality we have stayed at in the Lakes and sadly this would probably put us off staying again.

We would just like to assure yourself and other readers that we regularly check and manage to keep our prices in line with other local B&B's even though we are the only B&B in this area to have achieved a 4* Silver Award. Prices do vary greatly within the Lakes due to location and are generally slightly more when staying in the National Park. We pride ourselves on the quality and choice of our breakfast and the attention to detail in all our rooms. From time to time we do have some fantastic special offers which are posted either on the website or in our new Guest Newsletter.
