My partner and I stayed here for 6 nights at one of their double futon rooms. The owners speak English and were extremely helpful. Upon arrival, they gave us a little run-down of key areas in the neighbourhood using a map, including closest train and subway stations and popular places to go. There’s a storage area in the lobby where you can ask them to hold your luggage for you, we used this after we checked out as we had an evening flight and just came back for our luggage when we were ready to leave for the airport.

The room is very clean and my partner and I found it to be of a comfortable size, though we’re not particularly big people so I can understand if most find it to be a bit on the smaller side. There is a fridge but no microwave and there is a coin laundry service available for a few dollars per load.

The best thing about the ryokan though is undoubtedly its location. Nippori train station is about a 10-minute walk away, less if you walk at a reasonable pace. From there you can take a Keisei Skyliner train express to Narita Airport (takes about 45 mins). It’s also on the Yamanote Line which is the major train line that runs through most of the popular neighbourhoods and train stations around Tokyo city, including Ueno, Akihabara, Ikebukuro, Shibuya, Harajuku and Shinjuku. There are at least 3 convenience stores in the surrounding area, as well as Yanaka-Ginza which is an old street lined with interesting little boutiques, street vendor shops and cafes.

If you’re feeling lazy, Sendagi subway station is pracically across the street. My partner and I rode through here every day to Ochanomizu train station 3 stops away, which also connects to most of the major train lines. The whole trip from the ryokan took all of 10 minutes as well.

Overall, very happy with our stay and would book this ryokan again any time I’m staying in Tokyo.

This hotel is a 10 - 15 minute from the Nippori station and a 5 minute walk from a subway station. Coming from Narita with the express train it is the first stop. Ideal when just arriving from overseas with serious jet lag. The hotel is pretty nice. Mats on the floor, so that takes a bit of getting used to. The husband and wife (I assume) were very friendly and helpful. Patience is what is needed with Japan novices and that is what they provided. The room was clean and quit and quite spacey. The neighborhood around the hotel is very nice with a great pedestrian street around the corner. Many restaurants.

Getting to the Tokyo sights is easy with the metro from this hotel once you get the hang of it all. And that does not take long. Google maps is invaluable with its reliable and detailed metro routing information. Do yourself a favor and get the metro 1, 2 or 3 day pass. It makes things a lot less complicated. The combo Narita express Keisei line train / metro day pass is a great deal. Order it on line before you leave.

We will stay here again when we come back to Tokyo.

Excellent place!! Very close sendagi station and walk by 2 Min. Clean and quite place.The 7-11 store is opposite the ryokan. And can walk to Yanaka-Ginza only 1 block. So next time when we go to tokyo again, Annex ryokan is the first choice that we need to reserve.

This is my Go-To place in Tokyo when I play tourist. I love the idea of an "easy going" Ryokan that provides a modern, concrete design with Tatami mats and traditional, but simple, rooms are great. I use a hotel room for sleeping and storing my luggages. And Annex Katsutaro provides at a very decent price. I have stayed at other hotels in Tokyo when I wasn't travelling privately but none can compare to this place.

It is inside the Yamanote-sen (The ring line) so it is as central as you can be. It is just a few minutes walk through the relaxing Yanaka area to Nippori station. And that is an extra bonus as you can get here directly to and from the Airport Narita.

And just a few minute less walk - you have the Sendagi Subway Station where you can jump on the Chiyoda Line.

The rooms are basic and you will get a mattress rolled out in the evening, a TV, radio and your own bathroom. It is rooms with tatami mats so you won't get much of any furniture. All you get is a very low table with a kettle on. And it is great!

It is family run and they really care for your as a guest. As in most tourist hotels you will be able to wash your clothes, buy drinks from vending machines and possibility to have breakfast. I have not had any better Value for Money in Tokyo than when I stay here.

But the number one warning - book your room(s) via their website or contact them directly via email. They do not pay the extortion money to the huge hotel booking sites so the actual room fee on these sites are just silly. Plus you do a good thing - supporting a local, family run Ryokan in one of the coziest areas in inner Tokyo

A new favourite affordable ryokan, and perhaps even better, a new favourite area!
Yanaka is great and even at peak cherry blossom viewing time, relatively relaxing. The ryokan is within walking distance from Nippori Station and ueno Park. The atmosphere at the ryokan is very nice, and the friendliness won over even our sceptical teenagers. Sleeping is traditional futons on floor. We hired mobile WiFi for three days, and also did our washing at the pay machine. They kept our luggage when we were away for a day. The only thing that we were not completely impressed with was breakfast, but there are other breakfast places around.
