We stayed here for 5 nights in February 2012. I made a reservation by e-mail and initially booked a bungalow for 65usd per night. Upon arrival we went to look at the bungalow (first floor) and quickly concluded that was not our top choice. The room was very very basic ( a bed and thats about it) and it didnt just feel right. So we asked if we could have a look at the room upstairs and they happened to have one available se we decided to take that one instead. The roooms seemed much newer and cleaner. The rooms was quite spacious with a big bed and a nice balcony overlooking the beach. The price for the room with ac was somewhere around 90usd and that, in my opinion is slighly overpriced. Generally ok place but I do think there might be better alternatives available in Mirissa and would not go back.

We arrived thinking we would stay one or two nights - but ended up lazing away a whole week. We were very glad that we hadn't read the other TA reviews before turning up as we might never have come to this lovely spot.
On the western end of Mirissa beach where the surfers ride the waves there is an off-shore rock ledge which calms the waves and makes a wonderful large calm water swimming pool - this is where Surf Sea Breeze is located.
There are 9 basic rooms on the ground floor, all ensuite and fan, 2 with air-con, they have a small verandah at the front of the room with views out to sea. Above these on the first floor are 5 nice big rooms which look new, clean paint, spotless bathrooms with new towels but bad water pressure, great mozzie nets with no holes, and a big fridge! Each room has a good size verandah with two chairs, a table and clothes drying rack and lovely views of the surf with a stilt fisherman in the foreground!
We stayed in an upstairs room and paid 4,500rupees per night ($35), no breakfast, which we thought was reasonable. The price will go up in the high season and half board will be available. There seems to be a big discrepancy on prices that travellers have paid according to TA. When we were there the kitchen was being renovated with stainless steel fittings and on our last day they cooked us a great tuna steak meal. We give them full marks for having imported bottles of wine in the fridge - not something that we found very often in our 4 week Sri Lankan holiday.
There are tables (with tablecloths) and chairs throughout the garden and on the beach front for dining and also another dining area undercover for inclement days! There are also sun loungers and hammocks dotted around.
We found the owner/manager Joun and his staff to be helpful and willing to please - although we felt a couple of the "boys" were shy because of their poor english.
We would thoroughly recommend this guesthouse (at the price we paid) for its location and the nice rooms.

The whole attitude of the staff is just wrong. This was the worst guest house we stayed in Sri Lanka. The rooms were large and the balconies were great, overlooking the surf, but a little bit of care and hospitality goes a long way. Fortunately for them, they have probably the best location in Mirissa, so they don't care about making your stay as good as possible. If you are a surfer and can overlook this, then stay here (altho it is def overpriced), but if you're not that bothered about staying close to the surf spot, then look elsewhere!

I stayed at the Surf Sea Breeze between Jul 23 and Aug 4 for 10 nights. The economy rooms are not great and I was not very happy with the condition of the bathrooms here. But what changed my perspective of the hotel was when I moved to the deluxe rooms once my friend arrived. For SLR4500 it was quite a steal with large comfortable beds, air-conditioning, a sprawling balcony that overlooks what is practically a private sea swimming area protected by a rock wall. Which is another plus point to this hotel: the location. The food here (tuna steaks, snapper steak, etc), including breakfast was delicious. A Carona at the in-house refrigerator (at SLR 350) with a slice of lemon is a great start to your post-lunch lull. The owner, Sunil, might seem a bit preoccupied with his own thing (fixing the kitchen, cooking, writing accounts) but Vasanta, Arvinda and Geeth -- the staff here -- will more than make up for this seeming indifference. They are friendly and willing to offer you advice as and when needed. And to top it all, you have a fabulous bar called Bay Moon a hop, skip and jump away, which undoubtedly serves the best Arrack Attacks in Sri Lanka (the national version of a mojito). It also serves delicious sea food. Surf Sea Breeze could do with an in-house bar, but that might just be a reason for you to check out Mirissa's laid-back nightlife and delicious sea food restaurants that line its coasts. I think Surf Sea Breeze suffers from poor reviews because its budget travellers have to suffer the economy rooms. But if you upgrade to the luxury ones, which is what I did, it is quite a slice of paradise, at less than half the cost. Also, dont forget to ask Sunil's wife to cook you a delicious traditional Sri Lankan lunch, with spicy squid, tomato chutney, dhal, the works. It's divine.

Position is the only good thing.
Surf, sea and breeze, it could be a wonderful little hotel but in fact this is not true.
We paid 120 USD for a deluxe double room, half board basis, we got a tiny room, poor food ( a soup and a dish of our choosing) and a lazy service.
We stayed just one night and then moved to another hotel, cheaper, newer and with great buffet brakfast and buffet dinner.

Rooms not clean at all, bed sheets full of bugs, very unhelpful staff. Service is really bad, to such an extend that we had to complain several times before being given two dirty towels. Bad value for money, bad food, the only great thing here is the location. Unless you want to ruin your vacations, do not stay at this place.

Let me start by saying that my roommate and I experience a horrible case of bed-bugs at this hotel. We were covered with bites. Upon complaining to the manager, he dismissed us and told us it was mosquitoes...as though we don't know the difference. When we were checking-out, there was a dispute about the bill. The hotel was trying to add a charge we didn't make. Instead of being understanding and removing the charge, the manager actually started yelling at us. He called the owner who also yelled at us...in front of everyone who was eating dinner. We were astounded...it was truly embarrassing. We went to a nearby hotel that was much cleaner and friendlier...and cheaper.
