Stayed here for three nights in a semi-luxury room over the Christmas period. The hotel was making ongoing renovations but this was not a problem, noise wise. The room was quirky, with a sea view from the toilet and a leaky shower cubicle but there was a comfy bed, loads of hot water and a great view from the balcony. The location is fantastic, right on the beach but at one end so you are far enough away from the noisy bars to afford a good nights sleep. The staff were super friendly and food was delicious. In addition, the price was very competative (and no extra VAT, service charge etc added to the bill unpon departure, as is the case with a lot of places in Sri Lanka). Great experience.

We spent one night in the Sunset Hotel. The location is perfect, directly at the beach, at the quite east end of Mirissa bay. The room (we finally got non a/c) was alright, just that the wall to the bath room left open space, so you get all the smell in your bed room. Nice: private balcony.

Unfortunately, during our stay the place was still under construction. Cables sticking out of the wall, doors without handles, and at 10pm we could still hear the drilling machine. Originally we were promised, that work will be finished at night, but obviously they were still busy.

Indeed, we felt kind of cheated. On check in, we mentioned that the neighbor guest house has rooms for 35 hundred rupees. The Sunset hotel manager then replied: "oh, we have rooms for 34!" Then a nice a/c room was shown to us, and we accepted. After we relaxed some time in the room and went down, the manager told us, that the price for our room was 44, not 34, because it is an a/c room. We tried to negotiate, but finally decided to move to the non a/c room for 34, which was still alright, as described above.

On check out then we were charged 34 USD, which is about 3850 rupees, so about 10% more. I don't know, if the manager intentionally misled us with the pricing, but it is his duty to make sure no misunderstandings happen. We refused to pay, and referred to the construction side and the noise. A lot of anger and even yelling came up on both sides, and finally we agreed on 3500. The manager also excused for the nightly drilling machine.

Maybe the Sunset Hotel has a hard time under construction, as it is nearly empty while neighbor places fully booked. But we had the impression, that the hotel's main interest was our money, and not to care well for the guests. A discount for the noise and dirt of the construction would have been more than fair, in order to compensate and take responsibility for the discomfort.

So we grant 2 points for the beautiful Mirissa and a good breakfast, but strongly reject the construction site and the management's attitude.

P.S. We forgot a bag in the hotel. The manager was so friendly to call us in our new destination so we could pick it up.

Room Tip: Confirm about the room rate, best on paper.

We stayed one night and payed 4500 Rupies for one double room. The room was okay but the cleaning could be better. There was no hot water. The Hotel is right next to the road so you can here cars and trucks very clearly. The waiters in the restaurant was not exactly service minded. The location was good right down to the beach.

Stayed in 2 rooms on ground floor. The place has a separate dining room/restaurant.

Owner Damith seems to live on site at least while construction of 3rd floor is going on. Unfortunately a lot of noise due to building which we were not warned about. Hammering and drilling and cutting concrete. Dayananda is manager, an older Singhalese man who speaks good English but you need to be careful with what he tells you as he tries to please and may not be straightforward. There are no credit card facilities.
Hot water is good. Mosquitoe nets provided. Place is clean. Air condition works well. If you do not tolerate heat and humidity well - get airconditiong. Located right on the beach next to Girgala Village Hotel. Very good access to Parrot island only about 200m away in the east. Best swimming and snorkeling on the eastern side of Parrot Island which adjoins Girgala Village Hotel. Early in the morning you will be woken up with the waves literally crashing on your door step.
Beach is clean. Water somewhat cloudy in Dec. I am told it clears by January. The western side of Parrot island has a flagged beach you can swim but the waves are still strong and can dump you in December.
The cook is male and we did not eat there except breakfast. Better food over the road towards Udaypilla junction about 200m at the home next to the service station and the food stall nearby too.

This hotel could have so much potential if they invested in upgrading the rooms. The location is second to none - with idyllic tropical beach waves crashing on the white sandy beach right outside your room.
Rooms are budget a la khao san road style - I had sellotape panel for a window and the shower drain did not work. The management appeared friendly and accommodating. Would recommend if travelling with mates for a laugh, would not recommend staying here if solo female traveller.

I arrived in Mirissa with no accommodation pre-booked, only the intention to see what the rooms were like at the Sunset first (based on some comments on these forums) - I'm so glad I did. After being shown an available "fan" room and not too impressed by either it's size or decor I asked about their air-con rooms. I was shown room #204 with a four-poster bed and sea-view (from both the balcony and, strangely, the toilet-seat).

What I imagined would be a 4 day stay turned into 10 days and I'm thinking about going back in October. You can hear the waves crashing whilst in bed; it's so surreal and relaxing.

Mirissa is so laid back, the beach is amazing but never seems busy and I never once had anyone try selling me anything in my 10 days (compared with Negombo where I was accosted within 30 minutes of arriving on the beach).

The only negative comment I have is that on my 1st night at the Sunset I arrived for dinner around 8:30 only to be told that it was "too late" for the chef to start cooking rice (thus curry was off the menu)!! After a few days in Sri Lanka you realise that no matter where you are, dinner is a bit of a waiting game (I waited 1hr 20mins for something in Negombo) as the chefs tend to only cook one party's meal at a time, even if there's only 1 or 2 dishes being prepared. And there are often many things "off the menu" - especially during a presidential election.
