We stayed at the villa with our children and their various boyfriends/girlfriends for 2 weeks in July/August. We all got lost trying to find it!! I recommend using Google Earth before you leave to get your bearings; as the roads in the mountains are narrow and with frequent bends, and the track that the villa is on is not at all obvious.
The villa was well equipped and beautiful; with a lot of ancient stone and lovely artwork. It was decorated to a very high standard. Giampiero the owner could not have been more helpful at solving minor problems, including the internet access problems! His english is good. Although we worked out that we could communicate better in Spanish !
The views were superb: 360 degrees of fields and mountains. I could just look out of the bedroom window all day watching how the sun changed the scenery looking towards the Sibilini Mountains and Montefortino in the distance. The children enjoyed stargazing at night lying on the tennis court for the best view!
Facilities superb. Good quality tennis court, very well heated pool (almost too hot) sunbathing areas and terraces around the house to catch or hide from the sun all day. The pool table was popular and well used in the evenings. Off the beaten track so very peaceful as well.
Local towns for shopping about 20 minutes away. Ate out at very good nearby Agriturismo farms. Ascoli Piceno about 45 minutes in car is an interesting city and we were there for a fantastic medieval carnival. Seaside at San Bennedetto about an hour - but we didn't like that at all, with no access to beach unless you paid a lot for a whole day sun lounger. The shopping mall off the main road there was good, however.Good trips into mountains for scenery which was spectacular and we did some walks in the local gorges (refreshingly cool in the 30+ degree heat).
We would LOVE to come back here again. It really is much better than even the photos suggest.
Only a couple of adverse comments- It would be nice if the piano could be tuned. A house book would be a good idea to share useful information about nearby trips and places to eat as there are very few travel guides for this area available in English.I had to buy a bit of kitchen equipment as catering for 10 people we needed a bit more in the way of serving cutlery and large bowls for salad etc.I did leave the things I had bought there, to help.
