We stayed here for three nights in June whilst visiting family locally. We were thrilled with our choice, and can really confirm what all the other reviews have said.
Jane and Martin are excellent hosts, warm, friendly and welcoming. Nothing is too much trouble, Jane even offered to do laundry for us.
The place is spotless, beautifully maintained and decorated and extremely comfortable. Our room was huge which was great as we had a lot of luggage.
When we first arrived we were able to relax in the lounge with a pot of tea and fresh scones and muffins. There are always freshly made cakes in the lounge! Breakfast is also excellent.
There is plenty of off-road parking. It's a level walk to the centre of town.
We hope to return and have no hesitation in recommending this No 12 wholeheartedly.

This is our second stay at this lovely B&B.We have friends in Gainsborough and we stayed the weekend for a surprise special birthday party.
Jane and Martin (the owners) are so friendly and look after you so well.On arrival after a long hot journey from Dorset we were shown into the beautiful relaxing garden and given a Pimms in one hand and a homemade raspberry muffin in the other !.
Very pretty,private garden with large pond and inquisitive friendly fish.
The period house is welcoming and beautiful,and the rooms lovely and comfortable, with lot's of character, and little touches that make all the difference.A good location as you can easily walk the few minutes into town,handy if you're in need of a little liquid refreshment !.
The rejuvenated 'Marshalls Yard' is also worth a look at in the town centre.
All in all, a very memorable stay,with an excellent breakfast, attentative hosts,and homemade treats, just making this one of the best B&B's on the planet !.

Room Tip: Rooms at the rear of the house are probably the quietest.

what can one say about this little piece or paradise in a area that has obviously been hit by the current recession. Everything about this place is beyond expectations given that it is classified as a Guest House. warm, friendly with a lot of joviality in addition.
The rooms are excellently decorated with wifi availability in all.
Jane excels in brilliant home cooking as the wastline on my collegue bears testment too. the muffins and breakfast are brill. as well as the free snacks and night time cheesboard. Also there can be even small complementary bottles of wine upon your arrival. This home form home would be perfect in Belgravia LONDON never mind Gainsbrough Lincolnshire. My one and only criticism is the price . However i recommend you pay as the stay would more than compensate the financial burden.upon your pocket.

A very comfortable place to find good rooms, good food, good service.
The family that manage it is very friendly, and provide the right accomodation todifferent needs of its guests.
With great surprise I found, in addition to relaxing moments, a lot friendship and serenity.

Really reccommended.

Having spent the best part of three months, Monday to Friday, at Number 12, I truly feel privileged. Firstly, I am partial to good architecture and secondly I like buildings where the owner has put much thought into the décor to create a certain ambiance. It became a home from home. On arrival to Number 12 in the evening you are greeted with the smell of freshly baked scones or homemade muffins; do you eat them straightaway or save them for later? The rooms are clean, a good size (big enough to swing a cat but I’m not sure why one would want to swing a cat) and more temptations in the form of chocolates and wine!
For meals out, you are walking distance to an Indian, Italian and good old pub grub; on the way back from your meal stop at the pub on the corner for a couple of pints of real ale, what could be more civilised?
In the morning, you can have BREAKFAST or breakfast; the former is a three course treat starting with fruit, followed by a full English and cakes & tea or coffee. The latter is anything less substantial that suits your dietary requirements. My only complaint was the sausages were too posh…I like cheap sausages!
Jane and Martin, landlady and landlord, are just great people, god bless them both; an occasional communal drink in the lounge was the icing on the cake.

Me, My Husband and Mam and dad stayed here for a family party in Gainsborough. The rooms were really beautiful, perfectly clean with attention to detail. Tea, Coffee, wine, crisps and chocolate! Mam and dad had a room at the back and we had the Blue room. We had home make scones and cakes on arrival and the most fabulous breakfast served at a time we chose! Jen made us feel really welcome and I would love to return just to stay at the hotel! Looking forward to my next family event just to come back!

Stayed one night very spacious, clean room with attention to detail. comfortable bed nice decor. The breakfast was delicious, and served at a time to suit us. The owners are very attentive and make you feel so welcome. complimentary tea coffee and wine in the room. Stayed one night for a wedding, Would definitely recommend.
