Where do i start....
Well i could not of been more over whelmed with our cliff top room. It was simply breathtaking! Myself and my New husband have stayed in many 5 star resorts but nothing comes close to our Villa at the Banyan Tree! We spent two weeks just chilling out around our pool admiring the beautiful views.
Nothing beats sitting in a huge bath tub looking out to the sea and watching TV at the same time!
The Villa's are immaculate, three flat screen TV's, amazing bathroom including an outside shower and one extremly comfortable bed! Our room was cleaned every single day and turned down most evenings.
The Bamboo restaurant is nice, offering varried cuisine. Breakfast buffet was lovely, something i greatly miss! Ja-ma-na was also nice, quite pricey but offers a great dinning experience. Tamarind restuarant which is only open for lunch was the biggest let down, not only on the excessive prices but the variation of food. We had a bowl of pasta each which came to nearly £60! By far the best dinning option we found was the in-villa dinning service. The food was gorgeous but the best part was the service, staff would come in, lay a table cloth down, set your meal out. It was perfect! Although we are not niave when it comes to eating in 5 star resorts, we are always prepard for the inflated prices and be prepared becase these are hughely inflated!
We took a few taxi rides out of the resort to local supermarkets and stocked up on drinks and snacks, which proved helpful apon check out! In comparison a sprite in the Banyann tree cost 45,000 rp where as the supermarkets charge 7,000 rp! We had in villa dinning most nights which saved us alot of money as we had our own drinks.
Other reviews have mentioned about the hottub being switched off at 6pm BUT we used ours some nights at 9pm and later and it was still boiling hot! It was amazing sitting there gazing up at the stars with the rolling waves in the background.
We also received a complimentary 'special evening suprise' as we were on our honeymoon which was amazing. Apon returning back to our villa from Ja-ma-na. there was a candle lit walk way and a rose petal bath with more candles and a bottle of wine. It was a lovely touch and something we really appreciated!
We also loved our night time sweet and tea which was served during the turn down service. We were always eager to see what we had that night!
Although the location of the Banyan tree is set back, it was perfect for us, quiet and private just how we like it!
There was one other thing that i just feel like i have to mention and that was the spa prices. Again i know how inflated prices are in 5 star resorts but my god this was absolutely outrageous! We had initially booked two treatements but apon discovering one of our treatments, the head massage only lasted 30 minutes although being described as a 60 minute treatment costing £80 was unacceptable. We swifly cancelled our treatments! When you compare that to english prices thats 3 times the amount But when you compare it to Balinease prices its 100 times the amount! Roughly a head massage outside the resort would set you back about £5.
One of the best parts of our stay was seeing the monkeys swing by in the trees below and evening popping into our villa now and then. We also saw 20ish dolphins swimming by which was an amazing experience.
The staff we're also brilliant, very welcoming and extremly helpful. By far the best service from the staff we have ever encountered! The buggy service was also great, perfect if your having a lazy day!
The beach once completed will be an asset and although its shut at the moment we still managed to get down there, assisted by one of the Banyan tree staff. He was lovely, bringing us towels and water and making sure we got up and down the steps safely.
Overall we loved our stay at the Banyan tree and will definatley be going back to another banyan tree resort . Thank you to all the staff for making our honeymoon just that extra bit special.

We have stayed in several luxury resorts in Bali and this one takes the cake for dramatic views, attentive staff and incredible villas. The one drawback perhaps is that it is not 100% complete yet - and our villa was next to an excavation site that occasionally lent polluted exhaust to our pool- make sure you ask for a villa away from the construction. This however should not be an issue when the hotel is complete. Housekeeping occasionally only showed up late in the afternoon, but this might have been attributed to our misuse of the "call for room make-up button". The villas are huge and well appointed and the staff was friendly and obviously very experienced in handling any requests. The Kids Club was the highlight of our 4 year old's trip and she enjoyed making kites and playing with new friends, while her parents lazed by the pool. The resort was surprisingly accomodating to children- but watch out for lack of banister by the villa pool. Highly recommended, even over the Four Seasons Jimbaran, which we also stayed in previously. It would be even better when the beach front is ready.

Let me start with a disclaimer: Banyan Trees Ungasan is not the ideal accommodation for everyone. If you are looking to stay somewhere in Bali where you're in the thick of action and nightlife, with easy access to a nice beach, then Banyan Trees is not for you. However, it suited our purpose to a tee. We wanted a relaxing holiday with a pool villa that directly overlooks the ocean, and Banyan Trees gave us that. We had looked at other resorts/ villas in Seminyak and Jimbaran. Most did not have villas that overlook the ocean (though other parts of their property do e.g. the restaurants or the main pool).

Pros:
1. Service was great
- Prior to the trip, I already had a good impression of the service by the staff as my email queries and requests were always very promptly replied to, within a day usually.
- The hotel staff was waiting at the airport for over an hour for us (due to VERY SLOW immigration officers at customs) and was still all smiley and friendly when we finally arrived.
- We took the complimentary Mercedes car to and from the airport and Banyan Trees. There were cold towels and chilled bottled water for us in the car. Great after a flight and a long wait at the Customs.
- On arrival at Banyan Trees, we went through a little welcome ritual and had flowers tucked behind our ears and rice grains placed on our foreheads.
- While waiting for the check-in procedures to be completed, we were given a refreshing ginger tea and snack to munch on.
- We were then brought around on a buggy and shown the different facilities available on the resort, e.g. Tamarind restaurant, spa, fitness centre, guest activity centre, pool, Bambu restaurant etc. (contrary to what the previous reviewer said, about not being shown around the resort)
- When we reached our villa, we were brought around the villa to be shown what the different facilities are, where the switches are, which minibar drinks are complimentary and which are not.
- Throughout our stay, everyone was always very warm, friendly, smiley and helpful, and the buggy drivers always addressed us by name. The guest reception staff were also very initiative, for e.g. when we requested for a buggy to the main lobby, they would ask us if we needed a cab to go somewhere before we told them to help us call for a cab.
- Turn-down service was also provided, but on the night it wasn't, there was a card left in our mailbox outside our villa explaining why it wasn't - as our 'Do not disturb' sign was lit up.
- On the night before our checkout, a letter was placed in our mailbox suggesting to us the time for the buggy to pick us up from the villa, and the time to leave the resort in the Mercedes for the airport the next day. It gave us time to think about our checkout plans and allowed us to call the guest reception to make some amendments.
- When a staff came to deliver the food we ordered for our in-villa dining, and we requested for him to help us take a photo, we were impressed by how he kept suggesting to help us take further photos as he felt that the previous photos he took were not good enough.
- During the checkout procedures at the lobby, we were again given drinks and snacks to munch on while waiting for the procedure to be completed.

2. A beautiful and big villa with a great ocean view
- We stayed in a cliff-edge ocean villa, and the view was stunning as it directly overlooked the Indian Ocean. Waking up every morning to the sounds of the waves crashing against the beach was a wonderful experience.
- The villa is huge, with separate living room/ kitchenette area, guest toilet, massive bathroom area, and the bedroom. The outdoors area comprises of a jacuzzi, an infinity pool, a bale, outdoors shower and a small garden. The bathroom has a large bathtub (from which one can see the pool and ocean), an indoors shower with a separate shower head and rain shower, another toilet, 2 separate sinks and 2 separate vanity mirrors, as well as a makeup/shaving mirror. There are also 2 cupboards, one of which contains a safe. Bathrobes and yukatas were also provided.
- I liked how there was a 'his and her' theme. For the ladies, the slippers, the yukata, the toiletries pouch were in a light yellow color, while for the gentlemen, they were in a dark brown color (and the yukata was also a larger size). I thought it was a nice touch.
- The living room, the bedroom and the bathroom also had their own separate plasma TV, CD player with Bose sound systems. There is an iPod dock in the living room.
- Our infinity pool was large and nice, but didn't exactly live up to its name as an infinity pool as there were tall trees growing beyond the pool, hence when looking at the pool towards the ocean, the edge of the pool did not seem to 'join' the edge of the ocean as it was disrupted by trees. I have reflected this to the hotel management, and they said they'll look into it.

3. Main pool
- We did not use the main pool, but the views from the main pool are stunning, and it's a truly infinity pool.
- There are nice comfy couches along the pool for use, and staff are always at hand to give clean towels.

Cons:
1. Location
- Banyan Tree's location was both its strength and weakness. While its cliffside location allowed its ocean villas to have a stunning view from the bedroom, it was also relatively isolated from the rest of Bali.
- As the resort is fairly new, our cab driver from Seminyak wasn't sure how to drive us back to the resort. We got lost a few times trying to get back, and it was a slightly harrowing experience as the roads leading to Banyan Trees were dark (no street lamps) at night with tall roadside bushes. The cab driver had to stop twice to ask for directions. The resort did not have a map of its location (we were only given a namecard with its address which wasn't very useful) which I believe would have been very helpful. This has also been brought up to the hotel's management, and they are looking into this.

2. Beach access & lack of water activities
- There was some form of beach access available to us when we were there in early July. However, we were told to inform hotel staff if we wanted to go to the beach, as it was a rather long route down the cliff and they wanted to show us the directions.
- We did not use the beach access as we went to other beaches like the Tanjung Benoa beach for our water activities, as well as the Jimbaran and Seminyak beaches for dinner.
- There are no water activities available at this beach but it wasn't a concern for us.

3. Inability to confirm pre-trip regarding type of ocean villa we'll be staying in
- 1 of my biggest bugbear prior to the trip was that the resort could not confirm what kind of ocean villa we'll be staying in. We wanted to stay in a cliffedge ocean villa as the ocean view was of the utmost importance to us when we chose our accommodation, however, we were told that this was subject to availability and they could not confirm whether we'll be able to stay in one, despite the request being made about a month earlier. On the day before we left, the hotel staff said that the cliffedge villas were all occupied during our stay, much to my disappointment. However, on arrival, to our surprise, we were given a cliffedge villa.
- I've suggested to the hotel management that they create a separate price category for their cliffedge ocean villas so that guests who book it will be guaranteed to stay in one. I've been told that from July 1st, they have created this separate category though I do not see it reflected on their website as yet.

4. Early closing time for fitness centre
- The fitness centre closes rather early, about 7pm (if I remember correctly).
- We were told by staff that towels, water are provided at the fitness centre.

Others:
1. Restaurants
- Banyan Trees has 3 main restaurants: Tamarind restaurant (which is more for lunch and closes at 5pm), Ju-Ma-Na restaurant (which is more for dinner), and Bambu restaurant (which is open the whole day but we only went there for our daily complimentary buffet breakfast).
- Ju-Ma-Na and Tamarind are expensive, but we expected that for restaurants in Banyan Trees.
- The outdoor sitting area for Ju-Ma-Na at night is dark and stuffy, hence we moved into the brighter-lit, air-conditioned indoor dining area after initially deciding to dine alfesco. The food and wine menu for Ju-Ma-Na were adequately varied, and food was delicious.
- Tamarind is newly opened, as its menu needs improvement in terms of variety, but the dishes we tried (scallops, tiger prawns) were well-prepared.
- We only went to Bambu for its buffet breakfast, which ends at 1130am daily. There is a large variety, from Chinese, Indonesian to Japanese and Western fare. However, the selection of food is the same daily except for small variations in the Western food selection. Various hot and cold beverages were available.
- We only tried the dessert (apple crumble) and wine from the in-villa dining menu, hence I am unable to comment on it much. But hotel staff did come the next day to clear away the dishes, unlike what a previous reviewer mentioned.
- There's a pool bar next to the main pool, but we did not try it.

2. Guest activity centre
- There were DVDs and books that could be borrowed, but the selection of DVDs was very minimal, and could be much improved.
- We used the 2 computers with free internet access available in the activity centre. (Though there is also free Wifi in the room)
- Staff at the guest activity centre told us what they could help us with, e.g. booking of trips, water activities etc but as we already had our own arrangement, we did not require this help. Hence I am unable to assess how knowledgeable the staff are in this respect.

3. Spa
- We did not try their spa as we thought they were very expensive (though we were given discount vouchers) hence I'm unable to comment on it.


All in all, we enjoyed ourselves a lot during the stay at Banyan Trees, and it was with great reluctance when we left. Hope to return there some day!

We stayed at Banyan Tree Ungasan for two nights in early July 2010.

A number of the previous reviews talk about he construction down one end of the resort. While we were there, the construction is obvious and clearly visible but the noise was kept to a minimum. I knew this from Trip Advisor before I left, however I was disappointed the hotel made no mention of this anywhere – neither on the hotels own website or on the online travel website that I made the reservation. Beach access is also not ready yet which means you have to travel to Nusa Dua (15 mins) if this is what you are after.

I travelled with my partner and her daughter. We stayed in a one-bedroom villa (which is about 250 sqm), booked and paid for the room online and I requested an extra bed when I booked. However when we arrived we were charged and extra $100 per night for the bed (plus the hidden 21% service and taxes).

The rooms are very nice with a private pool and spa, however in the efforts for the hotel to be “green” the staff change the temperature in the villas when they clean the rooms. There was also a somewhat septic smell on one occasion when we returned to our room, however after a few minutes with the fan turned on this disappeared.

We had a very late plane flight out of Bali (11pm) and were looking to do a tour on the last day to soak up some of this time, however the staff in the activities centre had no idea what they were doing and we booked our own. Upon returning from the tour I felt a bit unwelcome at the resort hanging around after check out time (it was like they couldn’t wait for us to leave) and left the resort at about 4pm.

We went to the resorts spa for a two hour massage, which were brilliant. The main restaurant was also very nice with some great dishes, however they had “run out” of two of the six wines you could buy per glass.

I guess when you stay at the Banyan Tree you are not expecting affordability, however the prices of the food, drinks and massages are about five times more expensive (no joke) than other 5-star resorts within Bali.

The location is in the middle of nowhere so you don’t get the Balinese experience as you do in say Seminyak, Ubud or Legian. The staff also don’t promote any restaurant or activity options outside of the resort, which means you don’t get out and experience the rest of Bali. The staff also didn't show us around the resort or tell us where any of the facilities were, which wasn't what I was expecting from a reputable brand such as Banyan Tree.

I am sure once complete the resort will have a different feel about it, however I would recommend a different location (we stayed in Seminyak for four nights and found it to be ideal).

They also need to consider some of this feedback if they are to live up to their reputation of being at the upper end of 5-star holiday destination.

Wow - what a let down!!!! My husband and I have stayed at a few Banyan Tree hotels in different locations and were quite excited about spending a week at BT Ungasan, however we have both come away saying we would never go back nor would we recommend it to anyone.

Similar to other reviews, we were terribly disappointed with our room and so called 'view'. We had been assured upon booking that we would get a room with a decent view but this was not the case. The manager advised us that we may be able to move when another room became available but of course this never happened.

For a 'brand new' hotel, we thought it was looking quite tired and unkept. The couch was quite marked and fraying at the edges, there were cracked tiles around the day bed and as mentioned previously - the paint job was appalling!

Daily housekeeping was very 'hit and miss' and I had to often ask the staff to do things (ie: mop the floor!!) and all the windows needed a good clean. We had ordered room service one day for lunch and the tray was still sitting there the next day - even after the cleaners had been in!
You would also think that during the week they would have replaced the dieing flower arrangement but no!!!
The garden looked very tired and was not maintained very well. Some nights they would come in for 'turn-down' and other nights we were just overlooked. And the fact that they turn off the heating for the spa is an insult - quite embaressing that a guest cannot use their 'in-room' facilities at their own leisure!!!!
Guest services would often require a 'follow up' phone call even when they had said they would call you back.
The breakfast at Bambu was very pleasant and had a good variety - all the staff were extremely freindly and attentive.
Although expensive, Jumana produced some amazing dishes and the service was exceptional.
Sadly, we will be going elsewhere on our next trip to Bali!

This was my 2nd stay at the banyan tree, first time was during the month of february and the resort is almost finished now but the beach access is still off limits, probably another month or so quite frankly and it will be done. We were putting up at the sea view villa and it was gorgeous as usual, everything was as per normal but i want to take the trouble to highlight something. Since my last visit in february, when i got there this time round in june, me and my friends checked in pretty late at 830pm and all of us were pleasantly surprised that the staff still recognised us and it was good to see them again honestly. And it wasnt only the guys who checked us in that recognised us but the folks from the spa, my masseuse who gave me and my partner our massages 4 mths back also recognised us and asked that we were there like a few months ago and asked us how we were doing, the staff at jumana Budi, he came over to say hi and still recognized us and also the manager at the counter when we left, he was the fine gentlemen who managed to find our passports and even after 4 mths, he still asked if we rememebred to get our passports, and we just laughed. In short, it feels like heading back home and everyone and everything else is just so familiar.

Me and my partner have concluded that Banyan Tree Ungasan is by far our favorite banyan tree outlet that we have been and for sure we will be staying here at least twice a year not so much for a getaway, but also to see familiar faces and friends that we made at the banyan tree ungasan.

As for the entire place, well its what ppl mentioned it to be, its as nice as it can be, last time we got here, we took the tour of the spas again and this time the ground floor facilities were up and running, a gym is in place, so is a relaxation pool and also a new restaurant called tamarind is also opening soon within a couple of weeks from now.

Construction noises? well i was at seaview villa this time round and i was at villa 108, which is situated at the far left of the resort and i am close to where the construction was and i didnt hear any noises quite honestly, and in addition because during the time i was there, it was very windy and cooling that we opened our balconies throughout the day and nite and no noises to be honest.

Lastly, i wish to praise banyan tree ungasan once again for a fantastic time and my 2 friends whom i brought there because it was their b'days also had a fantastic time and it was all down to the fantastic staff and absolute wonderful service being given to us, thank you very much and its very very much appreciated. You can be sure that i will be back with my partner / friends very very soon within this coming year.

In many ways, the Banyan Tree certainly lived up to our high level of expectations. We had very much anticipated our trip here for months, but the construction noise was certainly a disappointment although the resort does warn you about it on its website.

The villas are huge and gorgeous. We were on the first row of the cliff overlooking the ocean and the view is amazing. We could hear only a bit of construction noise from the villa. The villa itself is one of the nicest we have ever experienced. The bed is VERY firm. The layout is perfect and it is very luxurious.The outdoor living space is tight, but the square footage in the villa is more than adequate. The attention to detail and the finishing touches are top notch. Quality is second to none.

The service is excellent as the staff is very warm and friendly. The service at the pool is a bit slow. Speaking of the pool, you will have a great view of the construction and hear the VERY annoying noise as you are swimming. And 25 villas have yet to be completed, so the construction is not limited to the road which is being built from the adjacent village to the beach.

Jumana restaurant is visually stunning, but the fine dining menu is out of place at the beach. We had a LONG five course meal where the food was overpriced, pretentious and of average quality. The service is great, but Bambu, the casual dining restaurant, has better food. Bambu had very good service and excellent food. The interior has all the character of a cafeteria, but the outside area is pleasant enough.

The spa seems to be an afterthought and has a long way to go before it is ready for prime time. Now, granted, it is NOT complete, but the design and logistics are tragic. It is located next to the main lobby. To go from the spa reception to the treatment rooms, one must go down either a claustrophobic elevator or several flights of narrow and dark stairs. It is like going down the emergency exit of an office building. The gym and Tamarind Restaurant are in the "basement" of this unfortunate complex. The gym is small and the carpet is from my grandmother's house in 1973. Tamarind looks like a college dorm cafeteria with four small windows. The only redeeming feature of this unfortunate part of the resort is the large spa pool. I hope Banyan Tree rethinks this entire layout or that it improves greatly when the construction is complete.

My advice is to wait a year until visiting. It has great potential for sure. The villas and service more than make up for some of the issues.
