My family and I have stayed at Cuiano several times over the last ten years and will continue to return as often as we are able -- Villa Cuiano is situated high up the hillside amongst olive groves, humming with cicadas and thick with lavender, with incredible views down the ancient etruscan valley (especially from the pristinely clean swimming pool). The apartments are impeccably kept and well-appointed, a beautiful renovation of an old Tuscan farmhouse. Franco the owner is a wonderful, knowledgeable and generous host. This romantic and secluded spot is excellent for walks, cycling, but also as a base for daytrips to nearby Perugia, Siena, Cortona, Assisi and (slightly further) Florence. The local village Mercetale, down in the valley, has a good supermarket and typical bar with piazza seating. For an idyllic al fresco experience, far from the madding crowd, look no further!

We stayed at Villa Cuiano for the week before our wedding in Cortona, August 2013 with 26 of our friends and family. To say we loved it would be an understatement, we all drove in convoy to meet Franco at the agreed location before following up to the remote villa (up a very windy, hill road, first gear a must!) When we arrived we found beautiful grounds, a lovely swimming pool, perfectly equipped apartments which gave each family their own little space and a great communal outside area perfect for long leisurely evening meals. We were there during a heat wave, but Franco got us fans and did everything he could to help. He was wonderful, always ready with advice and practical solutions from blowing up lilos to helping us with our first nights meal.
Franco also catered the most amazing meal for our small family wedding, 29 in total, the service was excellent and the food was delicious, he totally exceeded our expectations, everyone says they have never had a wedding meal (or meal as good) and we are so thrilled with choosing Franco and his Villa for our week and our day.
We had the most special family time and I will always be grateful to Franco for all his help. It is perfect for a big group reunion, hopefully we can all return in the future. One tip, you must go to Mimmi's in Mercatale - amazing food.

situated on the hills the view was superb,we loved it my 12 year old wants to go back,people were helpful i just used sign launguage,but Franco is best i mean you ask for anything you need to know he would tell you,very helpful in advance he told us of their upcoming holiday that Italy has as a catholic places we filled our villa with food ,i will be going back there soon,thank you Franco

This finely renovated Tuscan farmhouse is perched on a hill up a windy gravel road. Wonderful olive trees, cuckoos and lavender. Good hiking; one hour from Siena; close to Cortona.
Franco is energetic, hospitable and maintains the grounds impeccably. Well-appointed apartment, swimming pool, wi-fi.

Cuiano is a surprising place and Franco a great man. If you like gorgeous views, sole but well equiped and cared property in forest hills, pool next to olive trees, your family and best friends sharing same table, this is your location too. Only - and very small - minus is lack of "typical Tuscany sceneries" like cypruss trees etc.

Recommendation: do not forget to visit near Cortona and Umbertide but also Arezzo and wonderful Assisi.

For your Tuscan farm vacation I highly recommend Agriturismo Villa Cuiano located just east of Cortona. This is "deep Italy" in a forested hillside accessed by a twisty dirt road. Secluded and peaceful, the buildings show the artisanal care taken by their restorer inside and out. The interiors are classic Tuscan with exposed beams, terracotta tile floors and gorgeous tiled bathrooms and kitchens with the all the amenities. Even some of furniture handcrafted by the owner's artisan father. Outside there is a pool with marvelous views of the surrounding mountains and valleys. Also a large BBQ and a tiny playground for the kids. Your gracious host Franco is helpful and fluent in English. If you like natural beauty and serenity this is your place.

My family has stayed here before, & visiting this time with friends we had a brilliant time, as ever.
The setting is beautiful, the flats delightful & comfortable, & Franco is the best of hosts, so helpful and thoughtful.
I would recommend a stay at Cuiano to anyone, it is always such a good experience.
