Positives: Cheap rooms; great location; beautiful view; restaurant right on the beach; decent food; good drinks; nice bar/restaurant staff; across the street from a good taco place.

Negatives: Run-down, dark rooms; gross bathrooms; bad mattresses; dirty sheets; over-priced restaurant; pretty unfriendly owners.

The location and staff are great, the rooms are a little run down though, our roof leaked when the A/C was on, etc. The prices are good and the owner is extremely nice and welcoming. Overall, we liked it, it would be better if a little more care was put into the rooms though.

The reason I even stayed there and not in Leon was because of the Internet access and the cool breeze. I was on a sales trip through Nicaragua and had a week to relax yet stay on line. I chose a nice quite room on the north side of the resort and spent most on my days up in the second floor rancho over looking the Pacific Ocean. I have never stayed in a place with electrical plug-ins at every table. I was in heaven! I ate good and at night I enjoyed the bar and all the different guests and locals that frequent it. It was positioned in such a way the a cool breeze always blew through the place. I was amazed at the lack of mosquitoes, I didn't have to spray once. The owners were really helpful too. I went with Cookie, the owner, into Leon for some shopping and lunch. The beach out front is protected by a small rocky point, this stops the current from pulling you north along the coast. Great if you like surfing, you can just sit there until the right wave shows up. The restaurant/bar stays open until 12:00 or 1:00 on week-ends and most travelers in the area go there at night for the sunset action. Cookie has the staff trained to American standards and most of them have been with her for four or five years. I'll be back. Solar John

We ended up in Las Penitas due to a last minute change of plans, so we didn't have the benefit of reading all the reviews. I agree that the location, restaurant and staff are very good. The American owners seem more focused on enjoying their retirement and aren't too concerned with the wellbeing of the guests. At least they hired good staff who were all very friendly and went out of their way to help. The posts regarding the poor condition of the rooms go way back, and it doesn't seem that much has been done. I routinely had to re-attach the chain so that the toilet would flush, had to keep a bucket under the AC to catch condensation and some of the ceiling tiles had missing pieces.
I noticed that it's common for the owners to offer lower prices, breakfast, etc especially for larger groups and the staff didn't know about it, so then the staff have to track them down for confirmation and it's quite a hassle. We ended up in a nicer room from the one they first showed us and gave us a price on. At checkout they asked for more than double the price, but after more than 15 mins they were able to find the owner on her cell phone and she agreed to honor the initial price price plus $10 for the AC, which was fair.

Room Tip: Rooms near the bar/restaurant can be noisy till the early morning hours.

If you haven't stayed in many hotels in Nicaragua, you may think this one is okay. After all it is right on the beach and has a fairly chill crowd that seems pretty relaxed. After doing numerous reviews, I am now more objective about any place I stay or eat or visit. This review is totally unbiased - but remember, it's only my opinion and my observations.

A couple of friends and I stayed here in late Feb. This hotel has an ideal location on the beach. I was disappointed in the room. We had the larger first room closest to the beach. The room size was adequate, but felt run down and dirty. The toilet was broken and didn't flush. The beds were some of the worst I've encountered. Believe it or not but it got very cool at night and without a blanket, I got cold. We liked the beach so well that we decided to stay an extra night (but not there)...we walked a block south and stayed at a much nicer and cleaner place for the same money. If Playa Roca was a hostel (and not a hotel) I would not have expected as much as I did.

Room Tip: Stay at another hotel.

I stayed in one of the dorms. The room was not clean and the mattress terrible, but it was ok because I was the only one in the room. The food at the restaurant is a bit expensive for what it is - I payed 90 cordobas for a cheeseburger with fries and I got a ridiculously small burger with 3 fries next to it. The location is very good though.

probably the best spot on the beach. the rock outcrop provides a nice sheltered spot inhibiting the crashing pacific, somewhat. i had the one ocean view room and i slept like road kill at night with the only sound being the ocean only steps away. the staff is great. if you're a surfer the surf is great. the price is rite but they need to polish the creature comforts and charge a little more. i would suggest better beds, work on the water pressure and finish the walkway to the south wing of rooms which would arrest the amount of sand in your room. otherwise i was about as relaxed at this place as i can get.

Room Tip: room 1 S. is the only ocean front room. ask for it.
