We stayed in Prato di Sotto during the third week of August 2013.

Prato di Sotto has a fantastic location. It is quiet with unspoiled landscapes over the Umbrian hills. The dilemma in the morning is really to choose between relaxing by the pool or visiting Umbria (Orvieto, Assisi, Perugia, Gubbio…are all at reasonable distance).

We loved the furniture of La Capanna (the cottage), the antics, the rugs and more generally its charm! The size is perfect for two with a large bedroom + bathroom on the ground floor, a living room and the kitchen on the top floor – perfectly furnished and decorated with taste
Penny did everything to make our stay comfortable (not only the home made fig jam mentioned in another review but also the tomatoes from the garden and many other things) !

One week was really too short and we hope we’ll be able to come back.

Far enough down a white road to feel completely away from the world - forested valleys, no cars, and no planes overhead. Prato di Sotto is: uber tastefully decorated (lots of old wooden furniture, beautiful rugs, ancient wooden beams & tiles, unusual lamps...), comfortable (big sofas, crisp linen beds), and well equipped (kitchen with everything, maps, books, cushions, coolboxes...)
- The windy road is not a problem (we did it on a scooter).
- Penny is super helpful and friendly - felt like we were staying at a friend's home.
- Lovely pool at the top with views out across the umbrian hills
- Enough privacy in each house (didn't feel like other people were too close!)
- Great walks (up to a monastery at the top of the hill behind)
- Great day trips (highlight was Assissi, with beautiful ancient church, paintings, and magical woods high in the hills behind the town).

Thank you for a most wonderful last minute holiday from two fully restored people!

I visited Prato di Sotto in August and spent a thoroughly enjoyable and relaxing week in the studio apartment, Il Molino, which is surrounded by fig trees and has a wonderful view down the valley to a medieval village. The apartment is well equipped and very comfortable - Penny even provides towels for the swimming pool - and I loved the large, private, covered terrace where I could eat and sit out in the shade and where Arthur (one of her dogs) and I kept each other company during a thunder storm. Penny makes all her guests feel very welcome and is a mine of information about the local area. Her home-made fig jam also deserves a mention!
Like other reviewers, I was impressed by the sympathetic restoration and thoughtful design of this small complex with its beautiful gardens which merges unobtrusively into the spectacular landscape.
I have stayed in many places in Italy - this has to be one of the best and I will definitely return.

My partner and I travelled to Italy in June this year. We stayed in Prato Di Sotto for 6 nights and it was so special that it ended up being the place my partner chose to propose, on the balcony of the main house at sunset, overlooking the amazing Umbrian mountains.

Penny was extremely helpful and accommodating and gave us some champagne when she heard of our engagement. She was extremely approachable for advice on the area, where to go and shop and some great restuarant recommendations! We were also really lucky when we were there as were given the main house as it was vacant so had a huge place all to ourselves at no extra cost. The bedroom was gorgeous with amazing views and bed very comfy with lovely linen sheets. The only thing we found a little daunting at first was the drive up the dirt track to the house which was 4.5k but luckily my partner is an experienced driver and we got used to it after a couple of times.

We would definitely go back to Penny's and would recommend to friends. It was truly a magical place, built with love and lots of care and attention to ensure guests enjoyed themselves!!

Prato di Sotto is a very special holiday experience. We stayed in La Terrazza, with a huge terrace where we ate all our meals under the shade of a thick grapevine-- the grapes hanging just above our heads. In front of us, a magnificent view down into a bowl surrounded by wooded slopes. Everything about this place is beautiful-- Penny's immaculate restoration and building-- the large and long infinity pool with spectacular views, her succession of beautiful gardens, the hens-- and their eggs! Our kitchen was far better equipped than most holiday lets-- stocked by someone who cares about food, and about cooking.
The immensely thick stone walls and the shutters meant we were always very comfortably cool inside--much more so than at home in London in high Summer!
We tended to go out on trips every other day-- to Gubbio, to Assisi, to Perugia... and spend the alternate days simply relaxing with books and the pool--perfect.

Penny is a wonderful host-- generous with her time, hospitality and advice, but never intrusive.
This felt like much more than simply a holiday. We will be back.
