The location of the resort is worth mentioning, it is literally on the beach, the resort has small independent cottages, suitable for 2 adults and 1-2 small kids. It is well maintained and has lot of grenery, staff is helpful and food served is quite okay. better spread in breakfasts shall help.
The beach is clean, the sea water is clean and one has the option of water sports on this beach. This area doesnot have liquor shops.

One must make the Diveagar- Srivardhan trip usingthe road parallel to the coast, it is really extraordinary, with sea on one side and hills on the other.

Good place for a 2 night stay.

We booked Exotica beach resort for 2 nights based on the photos. Location of the resort is bang on the diveagar beach. This used to be a pluspoint but nowadays this section of the beach is very crowded due to the water sports activites available at this point. We personally prefer to go a little ahead to more secluded sections on the beach and then enter into sea. The water is also cleaner and less crowded. Food and service is average. Tariff included breakfast and dinner but there was no buffet due to low occupancy and we were asked to order a la carte. Overall a good experience.

Went to this place for a peaceful weekend getaway but there is nothing "exotic" about this resort.

Things i liked about the resort
1) Location: 1 min walk from the beach. One can hear the sea while in the cottage.
2) Lot of greenery around cottages. Lot of coconut, supari and pine trees.

Things I didn't like about this resort and Dive agar
1) The beach is not clean. Saw hundreds of plastic bottles, plastic tea cups and lot of other trash lying around on the beach.
2) The rooms are less than ordinary. The bathroom-toilets are mediocre, had a plastic bucket and a broken mug in the bathroom. Not a room that one would expect after paying 4,600 Rs. for a night. The rooms are good only for night sleep. It's better if one doesn't see the room during the day !
3) The AC is right above your head when you sleep. The swing blades of the AC fell on my head while I was asleep. I wonder what would happen if the AC came down ?
4) They only serve punjabi food at the resort. No local flavors. I don't want to be eating dal tadka and paneer tikka masala and bhindi do pyaza in konkan !!! I think they offer the buffet dinner and breakfast just as an attempt to justify their over-priced rent.
5) Zero courtesy. The reception staff is flat faced and least welcoming. After having spent 12,000 bucks at this place, the hotel asked me to pay 30 bucks for a bottle of water !.
6) There were 2 groups of hooligans with their respective high bass speaker sets in the car trunks. These groups put blaring music and the manager could not get them to switch it off. Need some strict rules at the resort.

I would say this hotel is not worth more than 1500 bucks for a night, just for the location. Try to eliminate the breakfast and buffet dinner from the deal. Local, family run food joints serve better kokani food and are within walking distance of the resort.

Resort is located next to Dive Agar beach, a mins walk. Nicely maintained well-spaced cottages, though some of them look little old. Service was good - staff entertained requests at odd hours as well and ensured a good stay for us. Staff arranged a bonfire for us - which helped us stay warm even during a chilly night.

Reasonable buffet spread for breakfast and dinner. Dinner had a mix of Indian and Oriental. If you wanna try local food or save some money, explore option of booking a cottage without dinner.

Resort has TT, Baddy, Carrom and Fussball in case you dont wanna go out.

Best location if you are planning a visit for Beach Resort..although it's bit far from Mumbai..Thane it is 172kms..people travelling from pune are benefited with couple of kms less comparing to mumbai. As this was not my 1st visit to Exotica (Devighar) as they are my clients. There are ample of resorts tagging Exotica but none of them have a location what Exotica has...bang opposite to beach..You step our of property n land up on beach.

Stay is as per cottages, all decked up with ideal facilities like LCD Tv, AC, Hot Geyser Shower. Max 4 persons can be accommodated per cottage. Food is excellent with vast variety of non-veg & veg. Couple of table games for adults are available on the house. Booze is not served legally in entire Diveghar as the destination stands as devotional place for famous Gold Ganpati Temple. But you can surely carry your own stuff & can have it in your rooms.

Exotica has lovely rustic ambience, lots of plantation, privacy to all the cottages along with personalised car parks. One can just relax in cottage, take a stroll on beach or just laze aound in their recreational area. Couple of spots close by for sightseeing are Harihareshwar Beach & Shriwardhan Beach

Pros As Per Me:
Excellent Location
Good Food (Main Course & Starters)
Well maintained property
Good Service
Stay & Facilities good on an average

Cons As Per Me:
Far off from Mumbai
Breakfast not up to the mark
Cost wise pinches your pocket
No activities for Kids & Toddlers (They shall start soon...This is where i come in picture)
Direction Markers hardly 1 or 2 50kms prior to the property
Would be awesome if they come up with Swimming Pool facility

We had an excellent experience here. First thing is location..resort location is awesome and it is just on the beach. They have around 20 cottages sufficiently seperated from each other to provide required privacy to each guest. Good space for children to play and run around. Resort is neatly maintained and clean. Rooms are moderately sized but it really does not matter.
Food quality is decent and can probably be improved with some more choices. But what appeals most is their service and attitude to serve you better.

Mr. Lancy D'souza is doing great job in managing the overall show and everyone seems motivated to make your stay comfortable. I would rate 5 stars to their attitude.

Overall an excellent experience.

The rooms are neat and clean, although a little small. The beach is very close to the resort, which is an added advantage. The resort officers quite a good variety in food, so it takes care of every one, from toddlers to the grown up. The staff is also very helpful. The only thing which took me by surprise was that they do not accept any kind of cards. Shocking. I had to withdraw cash from Mangaon (50 kms away) and later from Shrivardhan (20 kms) to pay bills. So anyone planning to visit, either transfer money electronically to the resort's account, or carry cash.

Room Tip: Carry mosquito repellents and don't keep any windows open
