This was a nice place to relax in and around. They have a court yard with a pond and lots of trees.
The rooms are clean and we received new towels each day. The kitchen was not working when we spent time there.
The only drawback was the hot water was from solar power and when it's cold outside and I want a hot shower I got a cool shower and when it's hot outside I got a hot shower.
Owners are nice but do t go out of there way.
The market and town are right outside your door.

We stayed for 2 nights in the Family Hotel. While the location is ok (10min walking from the market) and the garden add a lot to the hotel; we tought the family was not very friendly. Nothing bad about them, but they do not try to be nice and provide the services without any smile or happiness.
I thought the room were ok (AC, Hot water, clean bed, good bathroom) but it was a bit expensive compare to similar hotel I have been in Vietnam.
One good point : room 1 to 5 lead to the garden directly which is very nice to chill out (no noise from the street)

Room Tip: Ask for one of the 5 rooms that lead to the garden.

I 't couldn't figure out why these reviews were from good to horrible until I looked at this page...it's a simple mix-up between the old hotel (out front) and the newer one (in the back). We stopped due to the reviews of the 'Family Garden Hotel' - the better one in the rear, run by the same family.

Also, most western travelers don't understand the views of the Vietnamese as far as handling tourists. They build something that is good in concept but then fail for 2 reasons. 1 - there is no maintenance done except for the things which are absolutely necessary and 2 - they have no concept of what 'service' is...none.

The great little 5 room place in back is very nice however, after being there for 3 years, is beginning to fall apart. The rooms are big and clean, there seems to be ample hot water and there is wifi, the bed linen is very nice and everything works. The air-con will freeze you out, the shower door is jammed in one position, the hinges on the front door squeak, paint is falling off, the drain for the sink leaks like crazy and many lights are burned out. It is very cozy with the nice garden, nice and quiet which are good pluses.

There is a kitchen (which serves the normal Vnese breakfast menu) don't look for any meat or pancakes, blini or a hamburger. They don't get it, simple.

They have a nice little seating area, like a bar but no service. There's a BBQ grill but they apparently only use it for special occasions. After breakfast you're on your own for food but there's a lot of food in town, nothing western.

The owners were nice but not over friendly, again they just don't get it. The help was very nice but there is very limited English spoken, like the rest of the country. 300,000 a night seemed a little pricey but the comfort was worth it. I would stay again and, after what we know now, would know in advance what to set-up for.

We went here based on LP book recommendation. We were greeted by two very unfriendly ladies, who seemed to be talking about us in not nice ways. We didn't bother to check out other hotels because we were too tired, but we really should have....
our room was depressing, smelly, and dirty. We thought, "oh, at least it's quiet".. but we were wrong because the owners' two dogs barked ALL NIGHT LONG. Add to that, our air conditioner stopped working at about 11pm, and clicked all night long (we could not stop the clicking noises).
We had the worst sleep of our 3.5 week Vietnam adventure at this hotel.

I come to Kontum to visit local (minority friends).They advised me to stay there.

The place is quite spacious (you cannot guess from outside) decorated with local artwork. The rooms (one floor around a patio with a small pond) are basic but quite OK.

Location is quite good, close to the market and sights.

Breakfast is good and the owner was actually quite friendly. If you come from France you will get French music (fifties). I do not know about other countries.

Also, beware if you come late at night, you might have trouble waking up the guard.

We had a very nice room in the old part of the building in the 4 th floor.
Everithing with evening sun, balcony and the usual standard equipment.
But, unfriendly lady owner, very poor breakfast. If you go there, do it without breakfast.
And the most annoying part, the sheets on the beds smelled old and uncleaned- grose...
It was not possible to talk about that with the owner. If you like beautiful views go in room 33...

Rooms were cozy and clean. We had an issue with the shower and the water never being warm. We mentioned it a few times but it was never fixed. Once the owner brought us hot water in a thermos to bathe with. Hopefully this isn’t a problem anymore. The common area was very pretty with all the plants and ponds. Breakfast was very tasty and staff were very friendly. The dogs were also always there for a scratch and hello. The location was good, a short walk from the market and sites. Overall, we enjoyed our stay at Family Guesthouse.
