We have stayed in many hotels and resorts in Japan over 10 years here. You won't find anything great without paying for it dearly. This is a great deal for the cost. The outdoor onsen is fantastic although it gets almost unbearably hot! The apres ski activities at the hotel bring people together and expose folks to some Japanese traditions like mochi making. You are within walking distance of thai food at the bottom of the hill and the village so the location is very convenient. We came to the hotel by car and there was plenty of parking. There is only wifi in the lobby and the staff speak English.

I just read through many reviews for hotel Rosenheim and just second what has been written. We were also rushed with our breakfast as we used to take it quite late and it was cleared on the minute at the end of the hour. But juggling all the pros & neg, the location makes it worth to stay. Walking distance to lifts and Ecoland – the dinning district is just priceless and frankly I stayed in much worse hotels. Nevertheless this won’t last for ever if the owners won’t put some money into it, therefore check the latest reviews to avoid a disappointment. I have added a picture with a view from our hotel room :-).

If you are expecting beautiful surroundings when off the slopes, look elsewhere. If you are focused on skiing and don't mind a more modest place to stay, you'll be delighted. The room we stayed in showed quite obvious ill-repair (a damaged light fixture, chipped furniture), as did some of the common areas of the hotel generally. But the staff and convenience more than compensated. We found the service to be superior: they picked us up at the Information Center, and dropped us off there after we had checked out; the rental prices for equipment for our daughter were reasonable; it was very convenient to buy passes for the day at the front desk. The staff speaks some English - if you can speak some Japanese, it will be easier, but you can get by without. Breakfast in the large dining room was adequate. The onsen in the hotel was a welcome comfort after a day on the slopes. You are a short walk from the night-time bus, which will take you to the many restaurants near Hakuba Train Station. The base of Happo-one is a short walk through a field and across a street, so the main event - skiing - could not be easier to get to.

Some people will not find this hotel to their taste, but we felt very well taken care of and we would happily return both to ski at Happo-One and to use Hotel Rosenheim as our base of operations.

3minute walk to the lift. Can ski to the front door if ya got the skills. Hot springs inside 2nd floor are pretty nice and maintained well. I was put on 5th floor of new wing. Very nice. For the price. Don't have the biggest expectations. Its modest and prefect for the person there to SKI not be a hotel snob. Fresh robs,towels and Tea every other day. Breakfast is certainly worth the convenience.

Things to know:
no wifi in rooms (most) Lobby Only..
Always have Cash(Yen)
Must drop keys at front when leaving (power shuts off)
Great ski/boot storage room
Staff speak some engrish...

The first thing to note is accommodation in Hakuba is expensive - and this is at the cheaper end. So, you get what you pay for with the rooms which are dated and have limited supplies (no shampoo etc) and services (room not serviced daily). That said they are comfortable and for the few hours you use them I'm a ski trip, perfectly fine.
The location and hosts are excellent. The owners are brilliant and helpful despite a language barrier. If you take the airport shuttle bus you MUST ensure they know you are coming late - an email won't do - otherwise you'll find yourself there at 2.30am with no room...

Stayed at Rosenheim Hotel for a week in Feb 2013. Great location in Happo with a short walk to the Nakiyama lifts. Longer walk to restaurants is required, but still accessible by walking.
Rooms were of comfortable size, but dated and not very clean. Beds were very short.... futons probably be better. Heating via a split system, made the air very dry.
Breakfasts were reasonable, nothing special but filing and giving you a good start to the day.
Common areas, ski locks, etc, were good. On premise onsen was great.
Hotel staff was very helpful and accommodating to your requests.

The Rosenheim Hotel is in one of the best locations in Happo; walking distance to a ticket office and the Nakiyama lifts.From your room or the onsens you can see the downhill courses, dating from the 1998 Olympics and the Nakyiama 3 runs. You can even see the night skiing from the onsens. Unfortunately the hotel is in serious need of maintenance, refurbishment and upgrade, The hallway carpets are worn and the paintwork is shabby. Parts of the hotel seem to be shut down or closed off. Lights are turned off and should you want to spend a day indoors, you may feel cool as it appears that the heating is off for most of the day. There is only one public area to sit with a few tables and chairs and a couple of small couches. Considering how large the hotel is, one would expect a bigger lounge area and perhaps even an open fire and some couches in front of a TV with a variety of cable channels.This lobby area is the only place you can access the wifi and there is no LAN in the rooms so you need to sit in the lobby for internet access and as smoking is allowed in this area it can be very smokey there. Some areas are not very skier friendly as there are steps up to the hotel and then steep steps down to the ski and boot rooms. Snow is not shovelled off the steps to make access easier.
Our room was reasonably clean and a reasonable size with 2 old couches covered in throwovers but they had very worn arm rests and were quite shabby. It would have been better with 1 couch and perhaps a small table and 2 chairs. The twin beds were somewhat uncomfortable with old bedspreads and a blanket. Doonas would have been more pleasant. We had a flat screen TV but only local Japanese channels.There was an electric jug and tea supplied but no fridge in the room. It was possible to adjust the heating and open a window in our room which was appreciated. We stayed in this hotel for 8 nights and our room seemed to be serviced every second day but in a minimal fashion. Towels and yukatas replaced but bathroom amenities, particularly soap were not. Beds were only made once when the sheets were changed. Amenities in the onsens were limited to liquid soap and a combined shampoo/conditioner. A bit different to what we found in other onsens. Breakfast was included in our tariff and there was an announcement throughout the hotel at 7.20am to go to breakfast. This was a mix of western and Japanese courses it was adequate but quite basic. We ate dinner in the restaurant one night and the meals were again very basic and relatively expensive for what you got. However Service was efficient and friendly. There is a basic laundry but as with anything else in this hotel it was old and you had to pay for anything extra. There is a safe in the room which is very convenient but it irked us that you had to put 100 yen in every time you wanted to lock it.
Smoking is allowed in the hotel and there are smoking areas at the end of the corridors on each floor so the place smells of cigarette smoke and can be quite unpleasant if there are a lot of smokers in the hotel. Fortunately our room did not become affected by the smoke..
Having said all this, you more or less got what you paid for. Compared to other hotels it was cheap. Staff were generally helpful and friendly and they supplied a pick up and drop off service to Hakuba station. Occasionally whilst sitting in the lobby to access wifi the staff would bring a cup of tea and a Japanese sweet. So if you want a convenient and cheaper hotel with pleasant service and you are not fussed about the place being a bit rundown this could be the place for you.
