We elected to stay here for one night on recommendation by the Rough Guide. Sadly, I wish we'd read the reviews on Trip Advisor beforehand.

The owner was very pushy from the outset wanting to book tours and additional activities. We arrived and had little time before going on our Yala Safari (organized through him for 5,500 rupees each). He then insisted in lunch before we departed in the tour and the food took about and hour and a half while he told us it would come quickly. He served us large servings even thugh we'd asked for the small portion and charged us exorbitant prices .

Every time we asked for something that he didn't have he would insist that we didn't really want the item and that he had something that was better. He was very pushy and insistent so that he would gain financially on every little thing.

The rooms were fairly spacious but dark and musty. The mosquito net was filthy with dirt and dust and didn't cover the bed. The bathroom was just barely passable with some crusty bits around the drain and taps.

The biggest issue with this place is the attitude of the owner, the hidden charges and taxes and overall cleanliness. We thought we would be paying 3,500 rupees for the room and about 1,000 for lunch but the bill came to some 5,400 due to taxes, VAT and other service charges that weren't listed.

The gardens are quite nice but they're not optimized with good seating.

We would not stay here again.

We booked a room at Vikum Lodge at the end of December, mostly beause of the good Review in Lonely Planet. Forget what LP writes (!).
The good things first: Rooms are simple but ok, the setting of the restaurant in the middle is actually quite nice and the food is OK once you get it.
The not so good things: The manager is completely chaotic, running his people and guest crazy, service is slow - we waited 1 hour to get beer and 3 hours to get our food (while the manager kept promising the beer will arrive in 5 min. and that the food is almost ready...) The food is additionally completely overpriced, for what you get. Sorry to say but I would not recommend this place. This was the worst Guesthouse we stayed in during our three weeks in Sri Lanka!

Stayed one night. It was an "our pick" in lonely planet so we thought it would be good. Very average. Dinner took 2.5 hours from ordering to arrival at our table and was cold. Often small guest houses take a long time for dinner as they keep few food items on hand but 2.5 hours is much longer than normal. The owner really, really tries to squeeze every penny out of you. Will not tell you the price of things (safari, laundry, whatever) even if you ask several times. We felt cheated on several levels. Keep you expectations very low.

To be fair, I didn't stay here, but after looking at the rooms, I was not impressed...and chose to look elsewhere. Apparently, it's a new owner since the reviews in Lonely Planet and Rough Guide were published.

I stayed one night at this guesthouse. Despite the LP description, because of the change of owner, the guesthouse is far from beeing a paradise. The GH is not in the center of the city ie, 200Rp to get there...The rooms are ok (ie simple) but the restaurant is a bit expensive and the new owner is not very honest. He insited many times to have lunch ad dinner at his place, he arranged us a safari a 5200 Rp/person which was much more expensive than the real price and only after a hard negotiation, detaillling the calculation, we managed at least to get it at 4000Rp/pers.
To sum up, I was disappointed with this GH. The ownership of the GH has changed recently (2 years ago) so the GH is not as good as it used to be.

Quiet location out of the main area of Tissa (only 150LKR in a tuk tuk). We had a clean, A/C, un-serviced room with clean bathroom. The staff are friendly and helpful. Lovely courtyard dining area, but be prepared to wait a long time for your meal (otherwise pre-order). We had 5 nights here and were in a group of 8 and very much enjoyed this area to relax.

Despite of what the LP says on the place, it is not so special and not so incredible, even if the owner has remained the same.
Anyway, the accomodation is ok (3500 rupies for an ac room) and iit's clean, so ok.
The man is a little pushy and wants you to stay there full time (dinner , bla bla)
BUT the safari he sold us was really bad. So if you stay there, get a package on your own asking or simply talking to the thousands of guides you will meet just walking down the main road. you'll pay less and see more.

We payed 6000 rupies each and we didn't get any luxury treatment. The drivers were late (everyone says that leaving at 5.00 is really important: they arrived at 5.30), they were rude and superficial and just drove us up and down the park following the other cars without turning offt the engine!!!
The jeep was old, no binoculars.... got it?
