Stayed here 1 night in room 1 with balcony was beautiful jenny was very helpful set a table up for our takeaway . very clean so relaxing couldnt fault it apart from check in times . breakfast was amazing u couldnt ask for more excellent would go again jackie ellams

We were welcomed by Jenny on Friday evening who showed us to our room. Lovely little touches like a welcome glass of sherry and a DVD and book library in each room. We walked 200 yards down the road to the Derby Arms which is a lovely pub with cosy decor. We had a lovely evening (and one too many drinks) and walked home under the most amazing starry sky! We actually saw a shooting star on the stumble home (hopefully it wasn't the booze!) Jenny asks the evening before what you would like for breakfast and what time and it is served fresh to you when you wake up. They also do great work rehousing greyhounds and you can tell they are a lovely couple who are very passionate about what they do. The bed is without doubt the most comfortable bed I have ever slept in and my boyfriend agreed... We even had to ask Jenny where she bought it as we're thinking of getting the same one.... It's dangerous, you may never get up!

Friday afternoon my wife and I decided to get in the car and disappear for the night and we settled on the Lake District.
As usual, we looked for some cheap and cheerful B&B in the right general area and we settled on this one, phoned up and booked the last room. The lady we spoke to was extremely pleasant and welcomed the fact we had a dog (just an extra £4 a night on top of an extremely reasonable rate for a last minute Friday night).
We couldn't be more happy with the place. A very warm welcome (including our dog, Martin), and a very well appointed en-suite room with some great added touches:
Glass of sherry on arrival.
Welcome box for the dog with a couple of biscuits, water bowl, dog-poo bags, blanket and bed.
Freesat TV with a DVD player and a library of films to choose from.

Breakfast was excellent with a surprisingly long menu to choose from.
100 yards down the lane is a nice friendly pub with a good food menu.

NOTE: It didn't affect us, but if you have accessibility issues be aware:
1/ The three rooms are up stairs (no surprises)
2/ The bath had quite a wide sill which older people may have to be aware of.

The place is easy to find and the postcode takes you directly there using a sat-nav.
The house is also well signed in the lane.

I'd recommend this place to any couple looking for a base to travel the Lake District. Extremely well run and an obvious attention to every detail.

Room Tip: Phone up and discuss your requirements if you have mobility issues.

We stayed one night at Beech Hill house and wish it could have been longer! We stayed in room no. 1 which had an outside seating area and its own entrance via the garden. This was perfect for us as we were accompanied by our doggy. It's the only place we've ever stayed where the dog is made to feel as welcome as the humans! We were given a little basket with a towel, spoon and plastic lid seal for dog food, water bowl, throw for the bed, dog bed, poop bags and a dog biscuit! What a lovely touch, all of which was greatly appreciated by the three of us! The bed was very comfortable and everything spotlessly clean. The owners have thought of every comfort a guest could possibly need. Plenty of tea and coffee, plus there was a welcome glass of sherry each and a chocolate waiting to greet us! The room has a small fridge which came in handy for our after dinner drinks! There are toiletries, tissues, sewing kit, torch, huge library of books and DVDs, bottle opener, white fluffy towels that seem brand new; in short, great attention to detail! The bath only has a shower attachment which wasn't ideal, but as the owner has previously pointed out, with the shape of the roof this was really the only option and isn't really an issue. We walked 2 mins down the road to the Derby Arms where we enjoyed a very tasty meal and some excellent service. There is a main road nearby, but we didn't hear any road noise from our room. It's a great idea to ask guests what they want for breakfast the night before, more like a hotel facility. The conservatory is a lovely place to take a leisurely breakfast and everything we ate was top notch. There were yogurts, fruit, fruit juice, cereals and toast. We also had some very tasty porridge followed by full cooked breakfast. The food was delicious, not greasy, obviously freshly made with high quality ingredients and served at a nice relaxed pace so you didn't feel rushed. We would highly recommend this bed and breakfast and hope to return again one day soon.

The B & B is a really nice house and the Greyhounds are wonderful as was Jenny. It was a great shame however, that Stuart (Jenny's partner) wasn't so welcoming. We felt as if we were an imposition rather than paying guests. This spoilt the fact that the room was lovely with plenty of space for storage and the bathroom was very good, although a proper shower would have been nice rather than a bath with a mixer tap. Breakfast was very good. The website doesn't show how close the B & B is to a very fast road and it's noisy. Parking is also difficult, we had to park either on the side of the road or next to the owner's car on the other side of the road (although I believe that a parking area is about to be constructed. There were lots of little extras in the room and information was printed for guests to read, but, this isn't the same as being able to talk to someone about things.

We wouldn't recommend this B & B.

Stuart and I are very disappointed to read these comments and we are sad our guests never enjoyed their stay as everyone would have liked. I don’t want to make excuses, but I wasn’t well the day our guests arrived, so much so I cancelled my dental appointment for that afternoon and took to my bed. Stuart welcomed our guests when they arrived and showed them to their room, as he has done on many occasion, so to hear that someone found him not welcoming is the first comment of this nature he has ever received, so he is understandably upset by it.
Our guests stayed 4 nights and we chatted at breakfast each morning and as they came and went during the day giving them ample opportunity to tell us of any grievances. What a pity they never mentioned any, not even as they were about to pay their bill when I asked if all had been okay, which they said it had, giving us the impression they enjoyed their stay; their comments have come as quite a surprise.
The ceiling in room 1 bathroom contains the slope of the roof, and because of this a shower to stand under isn't feasible without major alterations to the room and at great cost. It is for this reason the bath has a mixer tap with a permanent shower attachment.
Oh dear not the road again! At no point have we ever pretended to be anywhere other than just off the road and our website clearly shows where we are situated as do the directions of how to find us. The house is old and solid and road noise is rarely heard inside unless all the windows facing the road are open, and certainly nothing can be heard in room 1 where our guests were staying.
I must admit parking was a little difficult during our guests stay because preparation work on our new car park had just begun, resulting in additional cars being around. All that week the overgrown area was being cleared, hedges cut back and bushes removed in readiness for the digger and truck arriving. Our guests knew Stuart was very much involved with this work, which was very hard going, and we did say to let us know if they had difficulty parking because we would move our car for them. What a great pity they never mentioned anything to us.

I have just come back from the most fantastic stay at this B & B. My friends and I took over all rooms, I was in room 3 very light and airy, fantastic walk in wardrobe and beautiful bathroom with all sorts of little extras. The breakfast was delicious and a fantastic idea of choosing the evening before. The dogs were very well catered for also, with dog beds supplied if needed. I will definitely be returning.

My sister and I chose this B&B as it's dog friendly. We could not fault the service, the breakfasts, the accommodation and the helpfulness of the owners. We stayed in room 1, very spacious, clean and fresh.

We both slept like logs on the extremely comfy bed and made the most of the tea and coffee making facilities in the room.

We were able to have breakfast served in our room and could not fault the breakfast provided, fresh, tasty and very satisfying.

We hope to stay here again in the future. It's really easy to find and is an excellent base for exploring the rest of The Lakes.
