“Untrue discription therefore disapointment and bad value for money.”

Apartment good, clean and comfortable but should have been better for the high cost of rent for Goa. It is advertised with a big selling point of a pool and nice pool area. A huge miss sell, a lie. We were there for 8 weeks, the weeds were bad when we got there, the grass over grown and it wasn't cut or weeded untill the week we left. The pool was unusable most of the time, some days it looked like pea soup. Very worrying; pools that aren't cleaned correctly can lead to bad ear, throat, stomache and other serious infections. We went for the apartment because of the advertised pool and area, in eight weeks we used the pool four times and only stayed by the pool twice because of having to carry sun beds up and down three floors and no sun shades. There were silly things wrong with the apartment that could have been fixed quickly and easily, curtain poles that just needed two screws in both rooms to stop the poles sliding backwards and forwards making opening and drawing the curtains a real pain, new curtains that would cost very little in Goa and make the aoartment brighter and looking more like the value of the rent cost. A bedroom cupboard that just needed sanding so you could open and close it without trying to hold it up to stop the noise of it grinding wood on wood. A large black damp patch on the ceiling and the top of the wall in the lounge that needed treating. We found out that this was caused because the water tank is over the lounge and when it is filled they forget to turn off the water and it over flows. One evening we thought the ceiling was coming down because this had happened, it was quite scary at the time because the noise was getting louder and louder and we didn't know what it was at the time. Amelia the little cleaner lady is fantastic, she keeps the apartment clean and nice, she takes great pride in her work and is without doubt one of the best things about the apartment. The apartment was comfortable to stay in and we enjoyed sitting on the balcony reading and relaxing on the days we stayed in. We enjoy walking so the walk to Varca beach or the bus ride to Benaulim beach didn't worry us but if you want a close to hand beach this isn't the place to go. We love Goa and have been many times over the years, this was our first long stay and we will do it again having done research and talked to many people. We realise that we paid far too much money for our apartment, it was clean, comfortable but not worth what we paid, a lesson learnt and one that we hope will help others. It was sad to find that the people we rented from have such poor customer care that they ask you if you want a taxi pre booked which you pay in advance for only to find out that they pay the taxi driver 1000 R and charge you 1500 R and the taxi driver lives at the Imperial himself. Unfortunatly we paid to and from the Imperial so they made 1000R out of us as well as over chargeing on the rent. I hate to think how much money they made on the WiFi that I paid over £100 for just for the eight weeks. I have no problem at all with people making money but to this point, they say you live and you learn, I hope our lesson will help others.

This review is completely untrue and we have had many guests over the years from all around the world who attest to this. The penthouse is very competitively priced at £195 which includes all the utilities and daily cleaning by the housekeeper. Anyone who visits Goa regularly knows that the inflation rate is running at more than 10% yet the weekly rental has not changed. Obviously you can get cheaper lets in Goa but these are usually in a local home where the owners rent out their top floor to guests. The obvious drawbacks include no power or water back up supply and generally poor standards of accommodation and which most travellers only risk doing once. These guests have complained about the pool which only becomes cloudy during periods of rain or when the electricity supply is off causing the filtration system to cease working for a period of time. Regarding taxis - we only used licenced taxis with modern 7 seater interiors which comply with safety standards and not local rickshaws which while cheap are a total death-trap. To talk of the taxis costing £15 for a 40 mile journey to the airport usually in the late evening or early morning as being exorbitant reflects the attitude of some visitors to India who expect to exploit the local service providers which we believe is totally unacceptable. We as responsible employers pay for taxis services commiserate with rates set by the local Government. ​
Regarding the internet - this is outsourced and is on a pay-as-u-go system where credits are paid for by the minute and therefore can cost upwards of £100 over a monthly usage. The modem which we supply is not charged for. All these issues are a shock to the first time visitor to Goa and hence are reflected in this adverse review - but we can guarantee that after providing these excellent 4* penthouse apartments for over 10 years now - we would not be still in business if this review in any reflected the reality of a holiday experience we provide. We are sure that if these visitors return to Goa and opt for the cheaper accommodation they talk of they will soon be back with owners that offer a European standard of quality and care.

“Good Apartment, Very poor complex”

Two months stay here, as we could not get in our preferred apartment in Benaulim, the apartment was very good, clean and well equipped, Amelia gave excellent service, but the down side was the complex, very poor lighting around stairs and entrance, also the pool area was very poor nothing like the photo's on the web site, grass needs a good cut and the water not clean enough to swim in. A very good restaurant near by called Feed More ran by Joe great food and v cheap.

“Very Hard Beds but OK”

We stopped at the above for two weeks (10-25th January 2014) in the Penthouse apartment.
It is in a rural situation and you really need to get a rickshaw to either beaches close by Varca or Benhalum. Around 250 rupees or catch the bus 15 rupees. We liked both beaches but there is a better selection of shacks at Benhaulm, we used Rogers on several occasions no charge for the beds, good food and cheap. The accommodation at the Imperial residence we felt basic but not to bad. Be warned the beds are very hard!. In fact the sun beds are a little more comfortable. Good supermarket at the top in Varca where you can change money and ATM machines next door.

Built as a complex of apartments, some are now occupied by local families but this in no way detracts from the property. In fact by having less tourists, particularly Russians, its a very quiet complex. Normally a pool in a complex this size would have many sunbeds around it, along with the usual annoyances of sunbed blocking by selfish people. The fact that it is quiet meant there were only four sunbeds and two of those privately marked. More were available in storage but never needed, so yes, you have the pool to yourselves, which we did on several occasions when using it late afternoon on our return from the beach. And very well kept the pool is, sparkling clean for the whole week.
Your apartment is individually owned so it would be difficult to judge the condition of any other apartment. Ours, owner Archie Kluesener, was spotlessly clean and well furnished and with TV with satellite channels, full size fridge, microwave, toaster, a/c throughout.
The complex is a good 30 minutes walk to the beach so really transport is needed. We hired a motorbike for the week, £3 a day, possibly cheaper but we didn’t really haggle much. That made it only a 10 min ride. During the day the beach shacks are great and the beach was really very quiet. Great for long strolls but we never did complete the 25 kilometres !
And for a choice of restaurants at night we found it best to head towards Michael’s Corner, left before Zuri, where there is a restaurant of that name that we never did get to try because there are four others within 100 metres of it. The best, slightly more expensive than the others, was Garden Court. Great food and service and still only 1200 rupees for a couple of currys, rice, naan breads and a few beers and rum and cokes. All these would be about 15/20 minute walk or 5 mins on the motorbike.
