Was thinking about writing a stinking review to put other people off booking. But the better part of me won out. Just.

Not really a b&b as I conceive it. More of a cross between a boutique hotel and staying with friends at their country home (would that I had such friends).

We were back in the UK for Christmas and New Year, mostly trudging between different parents/parents-in-law and wanted something a little bit special for a proper holiday. Holbecks House was perfect and exceeded our expectations (already high having read some of the earlier reviews).

The room was large, great views across fabulous (and accessible) grounds and a wondrous bed. Bathroom huge and luxurious. Lots of very thoughtful touches (really nice range of teas in the room, genuinely interesting books you can pick up and read, relaxing and cosy drawing room with sofas, torch if you want to walk into the village) that speak of hosts who really care about their guests.

And the breakfasts...I didn't think people really made that amount of effort any more. I suspect that the marmalades and jams may have even been home made. The fruit compote certainly was.

If you have any requirement to find a B&B within 10 miles of Holbecks house you would be crazy to go anywhere else. It is worth 20 mins of anyone's driving time. If you are looking for a quintessentially British experience in gorgeous countryside in the care of people who know how to make you feel comfortable and make the effort to put you at your ease, then this is the place.

A most stunning place. Wonderful comfortable accommodation - the Gainsborough Room is certainly worth choosing. The owners were warm and friendly and welcoming and the breakfast superb! We would certainly visit again and hopefully make a full weekend of it!

Room Tip: The Gainsborough Room if you want space, views and luxury bathroom

Holbecks House is a stunning house in a stunning location, pretend you are the lord of the manor walking in your grounds. Being dog friendly was a real bonus with plenty of room for letting your pooch run. If you are looking for a quiet country stay this is perfect. Our suite would have comfortably kept a family of four with all rooms being generous, including the beautiful bathroom with the roll top bath. Perry was welcoming and helpful and the Lurcher puppy was enthusiastic and friendly.

Beautiful property and grounds. Lovely riverside walks near by. Very pleasant and attentive hosts. Breakfast was delicious with locally sourced ingredients. I would definitely stay again and would recommend as a base to explore the surrounding area.

Staying at Holbecks was far closer in experience to being a house guest at a fine English country pile, than simply being a customer at a B&B. Holbecks is a beautiful Georgian house, which wears its history lightly. We were offered a suite of rooms - bathroom, living room, bedroom - which ran the length of one wing of the house. The rooms were airy, spacious and well appointed in a traditional English manner. The hospitality offered by the owners, Perry and Charlotte, was impeccable - friendly and solicitous but not intrusive. A full English breakfast was served by the owner off what appeared to be the family silver in the dining room, though if a liveried butler had materialised we would not have been surprised. The grounds of the house, while relatively modest in size, are as attractive as the house. There was an air of intimacy and history about Holbecks that made our stay on a business trip an unexpectedly memorable occasion. However the place is much closer to a (grand) family home than it is to a purely commercial premises and should be booked with this in mind - ironically it's not somewhere that you would want to treat just as a hotel. I imagine that Downton Abbey fans would be in paradise if they discovered Holbecks - it doesn't get more quintessentially English than this!

Holbecks House B&B is a hidden Gem. The house is everything you would Hope it to be and more. The hosts are friendly, welcoming and eager to please. Our suite was spotless and luxurious with little extra touches that make you smile. The Breakfast was also excellent, but the setting for breakfast was just lovely, (Again with little extra touches.) All this and the dog came too! Holbecks is set in beautiful grounds and surrounded by walks. The town itself has everything else you may need and is within walking distance. Highly recommend. (No im not a relative just impressed.) If any criticism, the dinning was so good would have loved a dinner tariff too. Not that the Queens Head wasn’t fantastic.

We couldn't believe our luck when we arrived at the apartment at Holbeck House. We had booked it because of the price and because it had single beds, we were 3 'girl' friends away together, and were delighted with the grandeur of the grounds, the comfort, space and well equipped flat, its proximity to Hadleigh and the friendliness of Perry, the owner. We will definitely go back!
