We stayed here in June 2013. The setting is stunning, the pool is just lovely (with lovely comfy sunloungers). The host Sharon could not be more helpful or welcoming. Sharon's mother in law Mary is just the most amazing greek cook, I would highly highly recommend eating at the restaurant as her food is just delicious and proper authentic greek cooking cooked by a characterful greek lady Mary. Not to mention the ice cold lager, served in ice cold glasses. We stayed with our 3.5 year old and parent in law and they are soooo welcoming to children. The villas are in a beautiful setting, lovely verandas (they are spacious open plan one bedroom) we still got it to work with our daughter. And it was probably nice for my parents in law to have their own villa. It is a bit of a steep walk to the beach (fine on the way down) bit steep on the way up. So recommend a car to travel the island. Great excursions from the beach area. The beach is just lovely very safe for young children (the water soooo warm and calm). I highly recommend this place. I am writing in English cause this site is International.. i am Greek and visited Archontiko Villas 3 years ago, i was checking trip advisor for something else until i saw a bad review about Archontiko.. Look this place is great, very peacefull, very private (cause you can renst a small house with 2 rooms and a wc) cause all villas/houses are not so close... i cant understand the other girl writing about having no privacy, this never happened to me, and also concerning "walking" from village to villas YES, if you dont have a car you need to walk in the dark... place was great, service has the essentials and i had a great time there, would go again for sure.. We found Archontiko on the web and were very glad we did.Met by Sharon who is only too pleased to help with any problems or or help you guide around the island.The villas are what you expect to find on a self catering holiday with everything you need and cleaned daily with fresh towels every other day.We have two girls who enjoyed their time in and around the pool,with excellent food served up by Dimitri from the poolside snack bar.Our youngest daughter fell in love with Mary the owner, so much that she wanted to stay!Everybody involved with the village was so welcoming and friendly, that we were all in tears when we came to leave, and that is coming from a 47 year old man!
The villas are set back from Alikes about a 20 min walk if you want to, but a car would be a good idea to get around the island and from the airport (approx 20 mins drive).The views across to Alikes in the morning are great, with a mountain backdrop behind the villas.
We wouldn't hesitate in going back again, and cannot understand the negative feedback given by ml in a previous comment,as it is totally unjustified.
Thankyou to all at Archontiko for great holiday and hope to see you again soon!

This is our second time to stay this year and we were not disappointed. Sharon was brilliant yet again, she helped search for flights, taxis the lot and to our delight she saved us quite a lot of money. The villas are beautiful and cleaned daily which is great when you have two boys who seem to encourage mess and mayhem. Tania our cleaner was brilliant she just worked around us so you never felt like your privacy was invaded. The rooms have air conditioning which was so good we turned it off as the room was too cool!!!! The Pool was just the best the boys loved it and it was so clean, everywhere we went was spotless. Food was amazing and the location and views just out of this world. A perfect location for families, couples and people just wanting to chill. The whole property has so much to offer. Thanks for an amazing time xxxx

Room Tip: All the rooms are brilliant, but if you want a specific one its best to ask Sharon :)

just got back from here,
If you are looking for a relaxing holiday then these villa's are not for you!
firstly they are so far off the beaten track that unless you plan to spend the entire stay at the villa,you need to be very fit and be prepared to walk up very steep hills in the dark,these are more suited for expats and shouldnt be marketed at tourists!

secondly,our stay at the villa's was very uncomfortable as the owner kept appearing out of the blue and kept entering the property and we felt we had no privacy,and more annoying she kept going into our villa when we were OUT,and kept turning things off and unplugging phones etc that were on charge!.it come to a point where a peg was placed behind the door so we could tell when she was coming in the room,which was quite often.the Air Con was free but if you used it a quite often then a comment was made!as far as the pool was concerned,it was'nt very relaxing as it was shared and it felt like you was in someones garden!

Dear Sir, I am confused about your review of our Villas and it's location as we are situated on the circumference of Alykes and it clearly states on the portal that you booked our location and distance to amenities. (800 mtrs to the beach).
Whilst during the cleaning of the villas, I sometimes am around the grounds between 11 and 11:30 to ensure that the cleaner is ok and doesn't need my assistance or if our clients need assistance. Many times, I will help them with map reading and if requested, suggest good places to go and see, places to eat, book cars for them if required and just general history/information on the island. Unfortunately I can not be there every day. Our cleaner will clean from 10:30 onwards. If clients are still in their villas, she will leave them and go back and leave that villa until last. Unfortunately if guests are still in their villas after she finishes all others than she must go in and clean. If a guest does not want her to clean that day, then they just need to say so, which is not a problem at all however she needs to be told. Most times, guests have left the rooms before she enters. I do not enter rooms as I do not have a need to unless absolutely necessary.
As you say "the Air Con was free but if you used it a quite often then a comment was made". yes, you are totally correct, we do not charge for Air conditioning, WIFI, Safety deposit box, cooking facilities or anything extra to make your stay as comfortable as possible however we do ask guests to respect this. Our key fob which works electricity in the villa and is a very expensive gadget, is a safety feature as we are guided by both Greek law and EU law to use such measures. Unfortunately when guests misuse these key fobs and dismantle them totally, than yes, I will, like I did with you, ask you nicely to please put the key fob back together and use it like it is meant to be used. You did not comply with my request, so in order to ensure that you had the most comfortable stay I did not ask you again. Yes, I did instruct the cleaner that if she entered the room and the key fob was still dismantled to take it out of the connector as it is a safety hazard which may have meant that the air conditioning which you left on all day, turned off. My cleaner will NEVER take anything out of the walls, unplug things. Once the key fob is out of the connector than the villa is safe so she has no reason to.
Our pool is a communal pool. We do not on any of our advertisements state that each villa has it's own pool and the prices clearly reflect that. We are the cheapest villas with pool facilities in Zakynthos and In most cases, the pool area is very quiet as we are only a small complex with few rooms. Alot of days, one will have the pool area to themselves. There may be someone at the pool bar and in the early mornings there may be someone cleaning the pool area. I am totally baffled why you would say our pool area was like someones garden ?

I am just back from Zakythos and I had a fantastic holiday. I am a 30 something solo traveller and I needed a break. I found Sharon extremely helpful and I had no worries at all going by myself as she told me what to expect and was a great help settling me in when I got there. I was only 5 mins from the beach and village and enjoyed some lovely mornings and afternoons at the pool with some other guests. The Villas are surrounded by olive trees and the views are amazing. I couldn't believe I was so high up yet the beach was so close. My new camera got plenty of use. :) The villa was very spacious and would definately be comfortable for a family. They were clean and comfortable and I can't think of any need that wasn't met. Breakfast on my veranda watching the sun rise in the morning, what else could you want. I loved my ten days there and I will be back there again as soon as I can.

What an amazing find, we stayed at Archontiko Village this April for a week and had the most wonderful time. We arrived with our two boys to what was a beautiful setting so quiet and peaceful; the views were out of this world. From first contact Sharon was brilliant so efficient and organised it was great to have someone to take away the stress. The villas are stunning a really clever fusion of traditional and modern decoration/furnishings with all the mod cons a real home from home which is great with kids, a definite 5 Star venue and this I can say as I have worked in the hotel industry for 15 years and Archontiko Villas are a very high class establishment. Food was brilliant and Mary was great. We had an excellent time, so much that we have just booked our flights to go back this year can’t wait!!!!!!!!!

Room Tip: You dont need any Sharon is so good at what she does she choose the best villa to suit your needs
