The hotel was billed as a 4* - it's only a 4* if a decent hotel is a 20*

First the good points
- it's a very nice location with a lake view and the hotel staff were very good despite lack of support from management and lack of facilities to offer guests.
- good location in the old town
- a small terrace with a lake view means you can eat your breakfast (see bad points) outside but under cover.

The mediocre points
- the rooms are small as was the TV in our room.
- Parking was a short walk from the hotel but was covered and not too difficult to get to.
- dropping the bags off at the hotel door was difficult as you have to drive over a pedestrian area with pavement cafe's etc.

The worst point
- I was disgusted that the manager (owner?) was bawling out one of his staff. This is bad enough but even worse within earshot of customers. The girl was trying her best to be helpful to my disabled girlfriend by swapping rooms for us but the manager took exception since we had already moved our bags into the first room (only about 15 minutes before - the time it took me to park the car and walk back). He reduced the poor girl to tears and I will never let that hotel make money from me in again.

Other bad points
- The air conditioner was ineffective and noisy I had to jam paper in the casing to stop it vibrating.
- The laminate floor under the bed had not been swept for a long time, it was filthy (although the visible floor has been swept and was clean - just don't look under the bed).
- The breakfast was very poor. Only a choice of 2 cereals, 2 juices, one type of ham, one type of cheese, yogurt and sweet croissants with a small amount of fresh fruit. No salad leaves, tomatoes, pate, eggs, toast or choice of bread that you would expect in any decent 2* or 3* hotel. The small amount of ham and cheese available ran out frequently and was slow to be refilled as It was the receptionist that had to double up as the waitress.
- There are no rooms with baths, only showers. This was not mentioned anywhere in the information (a 4* hotel without a bath!). The shower that we had was absolutely tiny. With the sliding door opened as far as possible I had to breath in and force myself into the cubicle bending the doors in the process(alright so I'm big, but my slim girlfriend brushed the sides too as she went in). Once in the shower there was insufficient space to wash properly and every time I moved around I knocked the tap making the water hot, cold, or turning it off altogether.

In summary
- I will not stay there again at the price I paid (about £65 B&B for 2 people) it was more than double what it was worth. Spend your money on a better hotel unless it's only the location that's important, or get a good guest house at half the price with better facilities. But if you do stay here be nice to the staff as they have to put up with a manager that could do with a course in people skills and anger management. I believe there are laws against bullying people at work in the UK, I don't know what the situation is in Italy.

The hotel was once a nunnery and has been refurbished to a very high standard - e.g. quality hardwood veneers in properly matched pairs on the doors and door-frames. It's at the very end of Lake Iseo.

The staff are very friendly and mostly speak English. There's satellite TV in the rooms with a couple of English-language news channels. Some of the rooms have a balcony overlooking the lake - rooms on the third floor are best for this.

The hotel is small, so breakfast is rather basic and there isn't a lot of choice. It's very definitely a serve-yourself buffet. Acceptable but not memorable.

The hotel has an underground car-park; sadly, it's under the Sebino's sister hotel about half a mile away!

This is one of the worst hotels ever and the customer service is appalling. The 'management' repeatedly ignored my concerns.

The Sebino is on a perfect location at the edge of Lake Iseo. Our room was large and comfortable with air-con,mini-bar (stocked) and safe. Hair-dryer in bathroom and full range of toiletries, including toothbrushes, replaced each day. We were fortunate to have a room on the 3rd floor as these have a small balcony overlooking the lake. A very acceptable buffet breakfast and good restaurant in the evening. The staff are delightful and extremely helpful. The hotel is only 200yards from the departure point for lake sailings. A good location for a few days chill-out!
