Stayed here for three nights. It is within walking distance of trams for the city and St Kilda. Fitzroy is the oldest suburb in Melbourne and Quest Royal Gardens is near some of the new cafes opening up in the area. The pool is not large but is OK for kids to have a swim in.

Maybe in the middle of the compound it could be okay, but along the edges it is loud. Otherwise nice, friendly and practical. Very good connection to the public transport. Nice cafes around and the Royal Gardens with Imax and Melbourne Museum.
If you are out during the day or only book for the weekend the noise of the construction will not matter.

Stayed for two nights with a couple of mates in one of the 3 bedroom Apartments; first impression is that the Apartment is tired and in need of some love. Further inspection confirmed that its time to spend some money on the interiors and at $399 a night there should be some cash laying around. Carpets worn down and loose hand rails on stairs don't help, though comfy beds and a decent amount of room to stretch go some way to patching things up. Close proximity to all the treats in Fitzroy, a short stroll to the centre of town plus excellent staff help to soften the edges but I doubt we could have spent a great deal of (non-sleeping) time in the Apartment.

I have stayed here many times over the past ten years. Quest Royal Gardens is conveniently located on the doorstep to downtown Melbourne (and is served by two tram routes) and the 'eat streets' Brunswick and Gertrude Streets, which is where the attraction to this property stops. Room quality does not match price, and in ten years, prices have grown from $140/night to up over $240+/night for a one-bedroom apartment. Conversely, Room quality has nose-dived. Apartments are noisy, poorly presented and maintained, beds uncomfortable, heating and cooling is inadequate. This property is inexplicably, often fully booked, usually by folks visiting St Vincent's Hospital on long stays, or major sporting events.

Chose these apartments as in walking distance to MCG for boxing day test.
Apartment was very liveable and suited our purpose, which was basically to use for sleeping and showering.
Staff were very helpful and friendly. Really impressed with being able to order groceries online through Coles, to be delivered to the apartment and found they'd been placed in our apartment ready for our arrival on Christmas day, saving us the hassle of needing to find an open shop on Christmas day.
Apartment ticked most of the boxes - clean, laundry, coffee plunger available on request along with can opener (though it didn't work), diswasher, great servicing, only downside was no free WiFi, however our Optus $2 a day SIM cards helped with this.
Would recommend, however don't hope for a sleep in as the small alley at the back is very noisy with construction equipment and the emptying of waste bins.

Two bedroom apartment, one night in January 2014.

Check in/out: Reasonable check in, quick check out.

Room: Room 43, a two bedroom apartment. Living room, kitchen, laundry and toilet downstairs. Two bedrooms (one with ensuite) and separate bathroom upstairs. Room to move in the living room and bedrooms. The washing machine and dryer weren’t particularly easy to use. The internet, at $15 per day, was incredibly, glacially, slow.

Parking: Really frustrating and not very well sign posted. Lots of small parks, nooks and crannies. Even with explanation from the staff, it didn’t make it much easier.

Food: N/A

Other: Friendly staff, gave some great tips on the city, printed out important travel documents for free.

Overall: Solid apartment hotel in a relaxing, garden-filled complex.

My wife and I with two adult children stayed in a two bedroom apartment on the first floor during our recent visit to the Australian Open tennis. The apartment was well appointed and spacious. It was a good alternative to staying in two hotel rooms. While the layout was functional, our apartment was on two levels with an internal staircase. The main detractor was that the apartment was tired in terms of decor and fittings.
The staff were friendly and provided good advice on local dining options and getting around the city. The apartments are within walking distance of the CBD and Melbourne Park. The trams are close by. The grounds and swimming pool were well presented. Quest apartments offere a great option for family stays.
