Like most readers of this site, I have stayed in hotels all over the world. Over the years I've had the odd occasion to complain about noise or the state of the plumbing, but until I stayed at The Boundary I had never complained about the stench and fog resulting from some dope head smoking pot in the adjacent room!

The Boundary and Butlers hotel have been knocked together to form one hotel made up of two parts. Butlers is OK (it was once used by county cricketers playing at the adjacent Yorkshire Cricket ground) and has an interesting collection of photos and sporting memorabilia. 3 months ago I stayed in a room in Butlers and thought it sufficiently OK to book in again this week.

This time I ended up in The Boundary part of the hotel. Our room was in a basement, the decor non existant, the "en suite" was grubby, the towels damp, the fan broken...are you getting the picture? It's the sort of place local authorities use to home problem families although I have no evidence to say this actually happens here.

The breakfast is the only highlight. We enjoyed the full Yorkshire served by a very pleasant East European woman. We felt sorry for her having to work in such a crap hotel. Even the crumbiest hotels in her homeland would have the edge on The Boundary.

On departure I asked the manager how could two parts of the same hotel be so different and he said you pay more for a room in Butlers than in The Boundary. That wasn't the case on my first visit so I advise anyone tempted to go here to insist on a room in Butlers and not in The Boundary.

A double en suite cost £54 a single room £40. It may be cheap, but both rooms were dreadful and I strongly advise readers to steer clear of this clapped out dump.

This hotel is shockingly bad, certainly the worst I have ever had the misfortune to stay in.

We arrived late afternoon and checked in quickly as we had friends waiting in the car for us. Initial impressions were not good, compounded by the fact the room had not been made up. We did notice the cheap, tatty furniture, and chipped paint. We dropped our bags and headed out for the evening. Reception promised the room would be made up before our return.

We returned around 1am, having been to a party. The bed had been made but it certainly didn't look like the sheets had been changed (they had a rather unsavoury stain). It was late, we had had a few drinks and were tired so ended up sleeping fully clothed on the bed.

In the morning, we didnt want to linger so got up and left fairly early, I wasn't prepared to risk breakfast.

Before leaving, i had a look around the room. Bathroom - filthy, sticky floor. Carpet - dust and fluff piled up around the edge's, obviously hadn't had a proper clean for years. There were also some black marks on the carpet which looked like they could have been mouse droppings trodden into the carpet. I really didn't want to investigate further.

We complained as we left and have asked for a refund, reception said they were not authorised to do anything about this. We asked them to get the manager to call us. He did ring later and said we should have complained (at 1 o'clock in the morning) and they would have swapped our room. He did not explain how to find a member of staff at this time of night. The manager also said he is unable to authorise a refund and we would need to write to the owner (who apparently lives abroad). I suspect they get so many complaints they have a well used strategy for ignoring them

We were allocated a triple room not in the body of the hotel, and had to gain access via the car park. It was very very shabby, broken mirrors, broken tiles, dirty shower, and very noisy from the kitchen above and we were woken at 6.30 a.m. with deafening noise which continued until we went to breakfast.
To make tea, we had to climb over the double bed to reach the kettle and this in itself constitutes a health and safety hazard.
As women we felt very vulnerable not being in the hotel - all in all it was an awful stay. When we complained the hotel they said it was budget accommodation - budget accommodation or not it was not acceptable and we should have been told when booking that we would not be in the hotel itself.

Would not recommend it to anyone. At £26 per night, it was not exactly cheap!

This is no great shakes, but perfectly adequate for a short break to sample the "delights of Leeds". We were given adjoining rooms in the basement with separate access to other hotel users. Managed to sneak our own booze in totally unseen, but the management and staff were so friendly and accommodating that they probably wouldnt have been too annoyed anyway. For a group of semi-civilised "ladies", this is the ideal place to bed down for a weekend. We were not too rowdy however, and remained considerate to other guests peace and privacy. This hotel is basic but not a doss house for drunken stag and hen parties.
