We stayed for two nights. The hotel is situated in Headingly, about 10mins from Leeds centre. The hotel has been refurbished and our room was a nice size with comfortable twin beds. The ensuite had a shower 'pod' that was a bit on the small side, but it was clean and toiletries were provided. The breakfast was standard fare but well cooked and there were cereals and fruit to choose from. Service was very good, but don't expect there to be many staff flitting about.. There is a small lounge with a bar, but you have to go to reception to order a drink since the 'bar' is actually a large locked cupboard.
If you're staying here and looking for somewhere to go for the evening, try the Hyde Park Picture House, one of the last old-fashioned cinemas. It is only a few minutes walk away.

My wife and I thought the hotel was nicely furnished and the room was reasonably well fitted out (alarm clock had a battery that had expired years ago and was leaking- a tiny point but shows lack of attention to details). Everything was clean. Shower not brilliant but OK. Breakfast was good. Service was good. But - and a very big but! - the plumbing was a nightmare. The guests in the room next to us arrived back at about midnight - no complaint about that - but every time a tap was turned on by them or the toilet flushed the sound was magnified in our room to such an extent it woke us both up. The guests next door then left the extractor fan for about an hour and a half and the noise this caused in our room was incredible. You would have to stay there to experience how loud and irritating it was. It spoiled our stay as it was difficult to get back to sleep. We would not therefore recommend the hotel unless you want to arrive back in the early hours of the morning and just crash out, oblivious to everything. Not for us, thank you. The Manager was not impressive as he was not interested in asking whether we had had a good stay or not. And we had specifically asked for a quiet room before booking! What the other rooms might be like for noise we dread to think - can they all be that noisy? Now we will never know!

A comfortable and pleasant hotel tucked away in Headingley. The rooms were very clean and must be recently renovated and the price was very good indeed. Not a luxury hotel but at the top of its rank.

My partner and I had a very pleasant stay here for two nights while I visited the University. The staff were friendly and helpful. Our only complaint was that they only had one set of keys for our room, even though it was a double room. The rooms were clean and well furnished. The free internet was very poor, out most of the time and slow when it worked, so beware of that. The breakfast was very nice and served promptly. The hotel is surrounded by lovely gardens and it is located in a nice suburb. It takes about 20 mins to walk to the university, and 30 mins to walk to the city centre. I'd say this is a slightly better than average B&B.

We were searching for somewhere to stay in Leeds near to our student son, and this characterful hotel was a good find. The bedroom and en suite bathroom were spotlessly clean and very comfortable. The room was slightly on the small side as we were on the top floor, but had everything we needed. The hotel has been recently refurbished to a very good standard, and has ample parking. The hotel is set well back from a residential road in extensive gardens, so is very quiet. Freshly cooked full English breakfast included in price. Excellent value for money.

I visited Leeds for a night out on the town with a mate and just wanted a relatively cheap hotel with good parking to stay at the end of the night. We booked a twin room at the Cliff Lawn hotel for £55 which was much cheaper than the centrally located hotels and parking was free, oh and it only cost £4.50 for taxi into the centre.

The hotel has recently been renovated with just a small bit left to finish over the next couple of months which shouldn't affect guests. The hotel is very clean, bright and welcoming. It is set in some lovely tended grounds and in what appears to be a quiet location.

Our room, was on the top floor and was certainly large enough for us not to feel cramped. The room had been recently decorated and was clean, fresh and bright.

The bathroom had been tastefully decorated and fitted with good quality bath suite with over bath shower. The shower had plenty of hot water and the water pressure was good. The bathroom was very clean and the heated towel rail was on throughout our stay making the bathroom very comfortable and warm.

Breakfast of full English in the newly renovated dining room was very tasty and not too greasy although after a night on the town i would have liked it a bit later than 9.30 on a Sunday morning. There was also a good selection of cereals, fruit and fruit juice.

The staff were extremely friendly and efficient and the manager (owner?) was very helpful and made us feel welcome as soon as we walked into the hotel.

Overall, I enjoyed the stay however brief it was. The building appears to have been lovingly restored keeping a lot of its original features. It gives it character and charm but with a modern fresh, clean cut, bright look to it. I think it was well worth the money and really good value and would definitely stay again if I was invited back to Leeds for another night out.

When I phoned this hotel, I said I was disable and could not manage stairs, they said they had rooms on the ground floor, so we booked a room.
Imagine my dismay when I arrived to find that the only access to the hotel was up seven steps, and no hand rail. The another three steps into the hotel.
I have complained but up to now have not had a reply, So be warned!
