We had a very friendly welcome and a large room with an almost as large separate bathroom. Everything was clean, comfortable and nothing was too much trouble. Breakfast was ample, well cooked and our food intolerances catered for. Easy onsite parking and The Willows is well placed for quick access to major roads.

Had a lovely stay, extremely comfortable and very friendly. Very much home from home. Nothing was too much trouble, would definately recommend.
We would certainly return when visiting family again.
Ideal location to walk into Yarm to visit the local shops, restaurants and coffee shops.

Lovely b & b. Welcoming hosts, great rooms with ensuite bathroom, lots of hot water, very comfy beds, modern and spacious guest lounge and very tasty breakfast. Plus a big garden which my 10 year old was allowed to play football in.

Nicely presented b&b walking distance from the loverly town of yarm.warm welcome and very clean my only grip was my single room was not en-suite,the bathroom was across the hall ,not ideal .this may have been my fault as i may have read the room description correctly.everything else was fine for an overnight stay.there was quite a lot of noise at front of house from the road .

Home from home feel and lovely that you could make yourself a cup of tea, coffee anytime or a bottle of water and make yourself at home
Breakfast was nice and plentiful
