Excellent location, 5 mins walk to the train station & 10 mins in a car to the main motorway. From the moment we arrived the staff was very polite & nothing was too much trouble. For the price it was definitely great value for your money. Would stay there again.

The room we where given was tiny you had to walk sideways to get past if two of you go past the same place, would be ok if you where not wanting to spend any time in there just sleep,also the room was freezing. The shower leaked.We where woken up on both nights by other guests to which we had to tell them to be quite at 03:00 hrs. We paid £125 for 2 nights to which is ok when you have a nice room and maybe breakfast included the tea making facilities where just tea bags thrown on the side there was a desk and chair but the room was so small the chair is off no use unless you moved the bed out. But I would defiantly not recommend this place.

We are very sorry to hear about your impression of our hotel. Please accept our apologies for being woken up so late at night, but it was New Year and it is very hard to control noise on that night. We understand that the seize of the room was a concern for you, but our rooms have standard measurements and we also have pictures of them posted on the hotel website.
The stair case you mentioned is in compliance with all the regulations regarding safety, but we do take your comment on board and will try to enlarge it.
I hope you visit us again and allow us to show how we have taken on board your recommendations.

Dirty, old and useless. TV didn't work and no hair drier. Even charged twice for the pleasure and when I called to tell them I was charged twice they pretended that they were taken over by another family. Rubbish and would never stay again.

We booked this hotel for location, price and also because of the good trip advisor reviews. Nice reception and welcome. We had a family room (double bed and single bed) for myself, hubby and 4 year old son. The room was very small but clean. We found the room cold but pulled the bed away from the radiator and tucked the curtains behind which seemed to help. The shower room was freezing though, could see your breath as no heater in there. There was just ONE guy running the entire place, covering reception, bar and cooking meals! He was fantastic. We had a meal in the wee restaurant. Not much choice but the food was lovely and reasonably priced. We did ask for a quiet room but our neighbours had music blaring and singing karaoke. The walls are PAPER thin so called down to reception and to be fair the guy came straight up and asked them to keep the noise down. Beds were comfy and we had a good sleep. Shower was good in the morning but very cold shower room (as no heater). We had to pay for breakfast - £7.50 for English and £3.50 for continental. Again food was very nice. The most impressive thing about this small hotel was definitely the one guy running the whole thing. Good price....we were £90 all in for dinner, B&B with some drinks. can't complain!

stayed here for a couple nights staff couldnt be more helpful. stayed in a family room with 3 kids and was enough space for all 3 and was more than happy with the room, was clean and quiet would go back and stay again no problem

We stayed for a couple of days.The nearby train station made it easy to get into the city of Edinburgh.Area is quiet,staff are friendly and very helpful.We didn't expect much as it was a good value for the money.I strongly recommend this hotel.Thumbs up to staff and management.

I have stayed at the Boreland Lodge Hotel and have never been disappointed.Most of the rooms are basic,but clean and comfortable.The decor is average ,if not a bit outdated but acceptable.That said, the hotel restaurant is good and the staff very helpful and friendly

We are 300 yards from a local train station and journey to Edinburgh is 15-20 minutes, costing about 5 pound return.
