We stayed for two nights in the Garden Suite which was absolutely lovely. We were made to feel very welcome and Lizzie and David were very helpful providing a map with the best route to Lyndhurst for us and lending us a corkscrew! Their huge sense of humour was welcome and much appreciated. There was fresh milk in the mini fridge each morning as well as the usual little long-life milks and plenty of teas, coffees, hot choc, etc. Also a bottle of water, biscuits and toffees! The garden was well maintained and very attractive - super outdoor pool, lovely for a dip after being out all day. There is a small herd of alpacas at the end of the garden and chickens which provide the eggs for breakfast. The Garden Suite has its own patio area under an apple tree which was lovely especially as the weather was so hot. The breakfast was fantastic - the best we've had in any b & b or hotel we've stayed in. Cereals, fresh fruit, greek yoghurt with berries, pastries, flapjacks and lots more, followed by two beautifully cooked fresh poached eggs, two large rashers of bacon, tomatoes, mushrooms, wonderful mustard, honey & garlic glazed sausages, plenty of toast and lashings of coffee and tea.
We thoroughly enjoyed our stay and wished we could have stayed longer. We will definitely be returning!

Room Tip: The Garden Suite is wonderful for a romantic stay and when you want to spoil yourselves!

Stayed at this beautiful property for two nights the owners were extremely friendly and most helpful and welcoming to what is not only their business but their home, a point that was clearly misunderstood by the wedding party review, perhaps an 18-30 hotel may have been more appropriate for the group staying.
I was invited to use the garden and swimming pool facilities even though with a B&B you would expect it to be just Bed and Breakfast, and not the use of the private facilities of the owners.
As a paying guest you expect a level of service and our experience was 10/10.
David and Lizzy were superb hosts giving very useful advice on local restaurants and attractions and we thank you both for making a rare break most enjoyable.

I stayed here as part of a group of 5, occupying 3 rooms for a friend's wedding. We got quite lost en route (it is easy to miss the sign for the farmhouse from the road) and got a real telling off from the owners who actually made us feel like a real inconvenience for being late for the restrictive 12pm check in time. Despite the somewhat frosty welcome, we checked into our rooms, which were all very comfortable, with ensuite bathrooms (great shower!) and decided as it was 27 degrees to sit at the pool area. The gardens here are really beautiful and the pool area a lovely touch. A few of my companions had a dip in the pool and were having a great time until we were told off for being noisy (no one else was there!). We could understand this if we were a group of rowdy teenagers, however we are all professionals in our early 20s to late 30s and were quite taken aback at the tone of the owner and this actually made us feel very unwelcome.
In short, whilst the B&B was beautiful, with a fantastic breakfast and a great location for exploring the local area, we didn't feel particularly welcome or comfortable here after our reception. At one point, I was having trouble accessing my room using the combination code to access the door to the property, so rang the doorbell. Again I was made to feel like a pest, not something I would expect as a paying customer ( I would point out that this was at about 3pm, not late at night). It's a real shame because clearly the owners pride themselves on maintaining a beautiful property, however I unfortunately found their customer service skills lacking at times.

Stayed here for one night as we were going to a wedding. We were running late and phoned to tell the owners, this was meet with the comment 'where the hell are you', 'show some common sense' and'don't you the satnav' When we arrived, we felt awkard but had a open mind, we then met the family whom seemed to be having a domestic which again was v uncomfortable! After this we went to chill in the pool as the weather was beautful and once again we were made to feel uncomfortable. We were in the pool where one of the owners described us as children, loud and they were frankly rude! We were told that between 12-4 is family time so we shouldn't even use the facilities! The service was frankly embarresing and awful and I will not be returning - I was disgusted. Breakfast was good but out stay had be ruined by then! Very dissapointing as the setting and location is wonderfull - don't run a BnB if your not prepared to be a people person...

We booked this hotel as we were going to a friends wedding nearby, we had a long trip down from Wales having being stuck behind a tractor for most of it. We had trouble finding the B&B and were told to "use our common sense and not the sat nav" when we phoned our hosts. We were also asked "where the hell are you? I will cancel your reservation if you leave it any longer". We arrived at 1pm which was in the 12 til 4 "owners time" window as we were late. Dave showed us round and we liked the farmhouse and the gardens, the road was close by but we didn't notice it that much. Lizzie came to say hello "because Dave told her to" and they then had a domestic over who was going to show us to our rooms right in front of us. The room was nice but overpriced and no shower gel or shampoo was provided. We were invited to use the pool by Dave which was great after our long hot drive down. We jumped in and it wasn't long before Lizzie came and watched us like a hawk in the side of the pool and told us off for making too much noise. It was like being told off by your mother (I am now 32!). We told her that we were told we could use the pool and she said that "between 12 and 4 was her time and we were not meant to interrupt that, we had paid for bed and breakfast and nothing else". I was shocked as there have been lots of other comments on how hospitable they were. We had to preorder out breakfast sausages the night before. I'm not sure why as they don't take 45 mins to cook. We went to the wedding and returned to find someone had gone through my room, the towels had moved and the sheet left out as it was a hot night had been taken away. Had I of realised there was this service, I would not have left valuables in my room. The duvet left was a thick winter duvet and far too hot for a summers night. The next morning Lizzie was overly nice to us and breakfast was great, lots of fresh fruit, warm pastries and of course the all important sausages!!! It's such a shame that the welcome was so terrible! We paid and left without a goodbye. If you run a B&B surely you have to like the general public and enjoy entertaining them in your house. The whole experience meant we did not enjoy our stay and were charged above the odds to be treated like naughty children.

Stayed overnight in this really quaint and comfortable B & B. Breakfast was delicious especially the honey and mustard glazed sausages! Nothing was too much trouble and if the weather had been better, would have sat by the outdoor pool, relaxing. Highly recommended and the hosts, Liz and David were really friendly. Couldn't fault anything and will be back to visit again!!

My fiancée and I have stayed at the Newton Farmhouse three times in the last year and we love it there. David and Lizzie are fantastic hosts and we have received outstanding service every time and really felt at home.
David has great local knowledge so we got to utilise our time there. On our last stay, it was my fiancée's birthday and I asked a favour of Lizzie to make it special and this was no effort. They made our stay a perfect celebration.
We have stayed in different rooms and all were very nice and comfortable. A great nights sleep and a lovely breakfast to wake up to with a very good selection to suit your taste.
We look forward to our next stay at the Newton Farmhouse and would certainly recommend it to anyone!
