“Best price in the area”

This hotel is not within walking distance from Shunjuku station. Hotel offers shuttle buses to Shunjuku station, but it's operated during a certain period of time.

Rooms are generally clean but it's not a 5 star hotel. So you should expect that everything will be average. Also, Wifi connection can be unstable in some rooms, so you should check that first (each room has a LAN connection, so you can also bring a travel Wifi kit yourself and create a Wifi area in your room as well).

Good thing about this hotel is that it's right in front of the city hall and subway station. There are many restaurants and hotels around, so you can just walk and grab a bite in the area.

I saw some people complaining about homeless people in the part in front of the hotel, but I don't think it's a major issue. You can easily avoid going through the park, so it should not be that big of a problem.

In a nutshell, it's the best rate you probably get in the area, but expect average in all aspects.

Room Tip: I recommend that you request a room with a park view

I stayed in this hotel in mid March 2013. It was my second experience chosen largely for its proximity to Shinjuku Station and the ease of taking the airport Limousine which lets you off at the New Washington Hotel about 3 blocks away , a 10 minute walk.
I first stayed here in 2008. It served as an adequate base to explore Shinjuku and at the time I thought good value. This stay was rather disappointing. The rugs were worn and ripped , the bed had seen better days. One could feel the springs in the mattress. The first trip breakfast was included , this time not. They offered a 30% discount on breakfats, but I noticed it was only slightly less than the going rate offered to others. The electrical outlets were all two prong with no compatibilty for modern 3 prong cords. When I asked about this at the desk, I was offered a connection for 1000 yen, about $10. I chose to use the outlets for the lobby computers, which cost 150 yen for 15 minutes. I stayed 4 days, but I will be back in Tokyo, likely next year, but not at this hotel. By the way, the expedia rate was more than if I had booked the hotel on line. I should take my own advice.

It's about 140 per night and for that price, it's not too bad considering hotels that are closer to the shinjuku station is much more expensive. The room and bathroom is small but I've heard from various friends that its what one should expect in Japan. The park next to the hotel is beautiful though and note that it is about a good 15 minutes walk to the shinjuku train station.

Stayed here for 3 nights in February.
Positive:
Friendly staff
Located at a quiet place but within walking distance of metro,subway, restaurants and shinjuku shopping area.
Clean and decent size rooms
Shuttle bus to the station

Negative
WiFi does not work properly in the rooms
Small bathroom


All in all a very good stay, a bit pricy as everything in Tokyo but the location is great, beds are nice and staff is friendly. Recommended

This is a really terrible hotel. Stayed here for 2 nights recently and it was just awful. I didn't think the place was that cheap (~$160 / night) but I guess by Tokyo standards it may be. The location is not that great... It's a bit of a trek (~ 1 mile) from the Shinjuku station. The hotel technically has a shuttle that runs between the station and the hotel but the shuttle has the strangest timings. It does not run for a solid 5 hour chunk in the middle of the afternoon. The hotel itself is quite old and looks like it. The beds are not very comfortable and the bathroom is so small that I could barely even stand inside it. The internet is just spotty all throughout the hotel and is quite slow. I would recommend spending a little bit more money and staying somewhere else.

Situated opposite Shinjuku Park, the hotel is about a 15 minute walk from Shinjuku railway station, from which you can get anywhere you want to in Tokyo. However the hotel do run a regular mini bus to and from the station. Staff were extremely helpful and spoke English.

Stayed here for 6 nights in late October, considering Tokyo's is a very expensive city and this hotel is located in Shinjuku it was value for money.
Positives
+Location: Shinjuku area, 10-15 walk to the Shinjuku station and the main Shinjuku area, 5-10 min walk to the closest stations. One of them is right on the other side of the park, the other one is a short walk down the road near Mc Donald’s.
+Rooms: It’s big compared to the other Japanese Hotels in this range I suppose, got the room with the park view which was nice, it was clean, and bathroom was small but tidy.
+Staff: Helpful staff
Negatives:
- No Wi-Fi technically in the rooms, however the room I was at did have Wi-Fi compared to the 2 other rooms our group members stayed in.
Tips: A free Shuttle from the Hotel to the Shinjuku station was wonderful if you are lazy to walk, starts at 7-10 and ends at 9-25. However there is no service from 10-30am to 4-25pm.
Walking across the park is the fastest way by foot to the main Shinjuku station.
A convenient store is located a min away from the hotel, A bus stop too is right opposite to the store.Also there is a nice little Chinese restaurant next to the Hotel.
Overall I would say this place is value for money and would definitely recommend it.

Room Tip: Try asking for the rooms facing the Park
