This place is pretty cheap by Tokyo standards and considering that you do get an excellent location for public transport connections and the ability to explore everything you could want to see. The hotel is well managed and pretty clean and tidy overall.
However be under no illusions, it is fairly basic, there are some slightly unusual odours in parts of the hotel and the rooms are small, and the bathrooms are, by western standards, very small, but at this price, you cannot complain.
My issue with this hotel is the breakfast, which is a 2 out of 10 at best. The worst food I had in a two week stay in Japan.

We stayed here for 3 nights and the location enabled us to get around Tokyo very easily via Subway as exit 7 of Kayabacho station was a two minute walk away (come up the steps and take the immediate right and you will see the hotel in front of you).

Breakfast was adequate.

Rooms are a little small but I assume most hotels in Japan would be. Breakfast provided every morning although I would like more choices than 2 as would someone staying more than 2 nights. Overall a very pleasant stay. Only that it is not a five star hotel but you get the feel of it. Good value for money.

Cheap hotel, guessing 15-20 minutes walk from Tokyo Station and there is a subway 2-3 mins outside. Room was clean and just large enought (had a double bed, guessing about 120cm width). Breakfast is ok nothing more, if not included I believe the price was 500¥ if you want to buy it. Some interesting dining options nearby if you walk the "backstreets" between the hotel and Tokyo Station.

We stayed here for a couple of nights, 2 people. It was our first experience in Japan

Good:
- quiet. We asked for a quiet room and we got one.
- small, but decent breakfast included (salad, toast or croissant, boiled Egg or yogurt, coffee)
- firm and comfortable mattress
- Very close to subway station (excellent location on grey line, easy access to fish market). It's right around the corner.
-excellent service

Bad:
-small room. But normal in Japanese hotels.

Tip: make sure you find the right fresa inn. On my confirmation slip from Hotels.com it said "Tokyo station" but it's actually KAYABOCHO Station. May sound obvious here, but after a 11h flight, you might make a mistake looking at google maps.

Room Tip: Make sure you book a "NON-smoking" room.

The rooms are very clean but small (something common in Japan). There is good wifi in the room. The hotel in general is good and breakfast is included.
The location is good as it’s very close to the metro (2 minutes walk) and fairly close to Tokyo station (15-20 min walk). It’s also a good location if you are planning on going to the auction at Tsukiji fish market (25 min walk).

We stayed 3 nights, and really loved this hotel. The staff are above-and-beyond polite (but that seems to be the norm in Japan!), they provide lovely amenities (free shiseido sample products for ladies, hello!), and the breakfast is tasty with nice portion size.

The location is great, within walking distance of Tokyo central station, for those taking the trains across-country. It's also within a stone's throw of the local subway station Kayabacho.

The rooms were warm, quiet and super clean. Our only problem was the small bed size... although that was our own fault for getting the "semi-double". For any who are wondering, this is basically a double bed on the small size. I'd say that two can sleep in it, although if you need heaps of space you might want to go for a regular double.

Overall, we really enjoyed our stay.
