I stayed here with my parents and daughter for 6 nights when my daughter was studying at Scuola Italia. It was a beautiful hotel in a beautiful setting. Breakfasts were wonderful, a great selection of homemade cakes...pool was also very nice, everything very well taken care of. I would agree with a couple of previous comments that the mattresses were not comfortable and I certainly would have enjoyed a place to have a glass of wine in the evening with the hostesses or other guests. I would absolutely stay here again should I be lucky enough to return to Urbania.

Country house is a beautiful property. Immaculately kept. Fantastic location in central Italy. Walking distance to Urbania, short day trip rides to the beach areas, San Marino, Gubbio and more. Daniela offers better than expected breakfast. Apartment quite roomy. Two minor suggestions. First offer towels by the pool. Second, there is a lovely sitting room however in afternoon and evening, there are no amenities. No ability to buy a drink or a snack. Not conducive to meeting socially. As you are out of the town, it would be nice to have a gathering point to relax have a drink etc. after a long day.

Room Tip: no elevator. upper rooms are 47 steps up. rooms are all nice.

Urbania is a lovely historic community with 2 schools that teach Italian. More Americans here than we experienced in all of Marche. The theater gelato store was particularly nice. The house is conveniently located with a lovely setting next to the Coventry. The room furnishings were ordinary and sparse; the breakfast more so. The owners run this as a side interest and it shows.

Great location for easy access to Le Marche and Umbria, if you have a car. Hostess Daniela could not have been more helpful, and the breakfasts were varied and delicious. Setting next to Dkue of Urbino's hunting lodge ( huge mansion) was great for picnics on the grounds. Corner room was small but adequate (we did not book the apt). Nice country views.

Room Tip: get apt if you need extra room.

The building was built over 200 years ago and our room was really an apartment with kitchen, bedroom and ensuite. The bonus for us about the accommodation was the presence of a nice pool and we were treated to amazing 4 course meals including unlimited wine for 30 Euros.

The area around Urbanio was so beautiful and classic Italian looking, and it was such a pleasure opening our shutters in the morning to let the morning air and sunshine in. It was conducive to some down time as well as a chance to catch up with mundane chores such as laundry. The staff was really friendly and went out of their way to help. One of them was a Romanian, woman, Daniella who Ely was able to converse with and get the Romanian brain cells going again. The other Daniella, the manager was also very helpful and her husband was Robert was the chef. Maria, the owner who was down from Rome, was a delightful lady who was helping with the dinners and she told us that her family originally bought the property in 1950 and turned it into a hotel.

We were the only guests who were not part of an Italian language tour (although they spoke German most of the time). It was all very relaxed and we joined in conversation with them.

The only blemish, if you can call it that was that our room had a 12 inch TV from around 1980 and it didn't work, but frankly, you wouldn't miss it here.

We spent there 3 nights in June 2011.
It is nicely located beside Urbania's Barco Ducale, 10 minutes walk from Urbania's village centre.
Very nice and quiet country house.
Friendly staff.
Very nice swimming pool.
Our room was large and nice (equipped with a kitchen).
Plenty of parking space.
A little bit expensive.

I hate having to write this review, but I really rely on Tripadvisor and I assume others do, too. We were booked for two nights, but left after one.
The main problem was one of the worst mattresses my wife and I ever have experienced; metal coils/wires right up against us to the extent that we spread blankets beneath us. It was awful. We should have asked for a different room, but there was no one around to ask. This mattress was not remotely acceptable for a nice place like this. Other minor carping: there is a campground in the near distance that provided some noise well into the evening, but not ridiculously late. Finally, while the photos make it look like this is a country retreat, it really isn't far off the highway and the views are not too pretty in any direction.
On the plus side, there were beautiful roses everywhere. The two women who our hostesses were very nice upon arrival and the next morning when we announced we were not staying a second night. The breakfast was varied, ample and fresh.
Many nice things, but not nearly as nice as expected. Would not return unless, at the very least, the beds were replaced.
