If you stay at this villa and have used a booking agency where they have your credit card details don't make the same mistake that we did..
On the morning that we left we paid for our stay in cash. Not speaking any Italian and dealing with the little old lady that was there that morning we struggled to get a reciept from her. I now know why.
A week after we left we noticed that our credit card account was debited the same amount again.
We have spent the last 6 weeks trying to reverse the charge.
The villa denies we paid for the rooms and claims we left without paying so charged our credit card. They are lying but with no reciept I think they got us. Yes I know, we were silly for not insisting on a reciept.
Please don't make the same mistake we did, always ask for a receipt no matter how nice these little old grandmas seem.
I wonder how many others they got.
We travelled around Europe for 9 weeks and stayed at many hotels without any dramas.
Be warned.

This lovely villa offers excellent value bed and breakfast accommodation. It has large gardens with a pool and the views are stunning. There are plenty of parking spaces
The bedroom was comfortable and warm and the en-suite was modern and clean with a super-powerful shower and plenty of towels.
The staff were friendly and helpful and we enjoyed the generous continental breakfast.
It's within walking distance of Pieve Fosciana and the wonderful Il Pozzo restaurant but the roads are busy with no footpaths or street lights - take a torch.
Also, take a print out of the directions from their website -our sat-nav failed to pick up on the address.

After driving to the middle of no-where, Italy be prepared to live like the locals. Stores open at certain times and close for the afternoon and dinner is after 7pm. Make sure you get the food schedule quick as the 6hr time difference really messes timings up with kids.

The only reason to come here is to see the countryside of Italy and see some small towns and walk around.

This may have been a better experience if we were not cramped in the tiny, extremely hot attic with 2 kids, no space and a bathroom that had a sloping ceiling so you cannot stand up fully or take a shower (in the tub).

On the other hand the owners were really helpful and nice. Breakfast was great (some of the best we had in Italy) but the english was a struggle so speak Italian/french if you can!

The pool was freezing. but had a couple of lounge chairs to bask in the sun after.

Good evening,
we are truly sorry for the heat in mandarda, but now we have to install air conditioning.
Unfortunately regards to the spaces of the attic (you say cramped) I would say it is a personal taste, since the pitched roof with exposed wood beams are a feature that customers usually appreciate.

Thanks for the compliments on the breakfast, we will try to give our best ... also the English.
