Whole resort is brand new and is still partly under construction - this includes the reception and to-be restaurant area. The place only opened for guests just before Christmas 2012. Construction noise is limited to day-time hours only so shouldn't disrupt your stay. Construction is meant to be complete in the coming month.

Deluxe bungalows are finished nicely but are still just bungalows containing just a bed (with mosquito net) and nothing else. Bungalows are not fully enclosed, so expect bugs. Bathroom is outdoors, but undercover and is actually lovely. I didnt see inside a standard bungalow so I cannot comment, but I assume are even more basic than the deluxe ones. The farang owners/managers seem really nice and intent on improving and finishing the place to a high spec.

Lipe itself is not the paradise it is made out to be. It is quaint and beautiful, however the beaches are filled with long tail boats so swimming in peace is almost impossible. Such a shame. The island seems to be full of construction and new builds, so it's on the verge of a tourist explosion - this could be the new Phi Phi. All hotels seem to be fully booked (given the difficulty we had getting accommodation), and the sheer number of people here means it will never be the serene haven it should be. There are also in excess of 800 sea gypsies on the island so that unfortunately means quite a lot of rubbish and noise. Note that it also costs a small fortune (about £75 for two people for the Trang-Lipe-Langkawi trip) to get on and off the island. There are no ATMs on the island and as with other island, food and drink options are expensive for what you get.

If you are a student or a backpacker (young or old) with cash then this island might suit, however if you like a little more bang for your buck, a bit more beauty and peace and some basic comforts then look at other island options.
