Overall, it's value for money.

Location: Just around 5min walk from Pattaya Beach and the distance to Sunrise Beach around 5~10min, to Sunset Beach around 20-30min.

Service: Although most of staff not able to speak well English, but still able to communicate well. Just need to be patient when listening/speaking.

Room: with air-condition, but no TV (not necessary). There is no door on toilet (not really suitable for non-couple). Breakfast provided 7.30am onward.

Restaurant: It's Spanish style restaurant with candle light with reasonable price.

Went here just for the coffee, food and cocktails, all of which were great. Western imported food understandably very pricey.
Staff very friendly but a few lads could be a bit more attentive re further orders (this may not suit the laid back atmosphere here though :-)
Will happily return.

The hotel is just in the middle of Walking street... it convenient for youngster. The distance walk to Pattaya beach about 5min, The distance walk to Sunrise beach about 10-15min. Is easy and convenient to hunting food, drink... etc
This hotel not suitable for family especially tag along with little kids.
Overall is special and acceptable. But a bit pricey for the room..especially in peak season

Room tip: The toilet is no door... If you are not couple please consider if you mind to stay this room! A lot Mosquito get ready your mosquito repellent... The hotel is just behind of the restaurant if not mistaken there have only 6 room..

Room was ok,but no door to bathroom. Wifi horrible,but it aint fast on Ko Lipe overall. The thing i missed,is the lack of space in this so called Tropical garden. U cant sit anywhere,would be nice if they did some effort. Put up a nice table or two with some chairs or a few hammocks atleast. Make it more cosy in this garden. Now its just an entrance to your room and thats it. In my opinion its overpriced and i would not stay here again. I maybe would if they make something nice with the garden,which has potential.

Room tip: Pick a room close to restaurant if u want wifi. We had no wifi in room,which was the room most faraway from restaurang.

I knew that the hotel wasn’t at the beach, but the hotel booking site (booking.com) mentioned ‘2 rooftop lounge areas’. Unfortunately these lounges don’t exist (at least I couldn’t find them). So the options where to spend those lazy tropical afternoons are pretty limited. There is no sitting area in front of the rooms. If you want to sit outside your room, you need to sit on the floor. Which you actually have to do quite often, as the wifi does not work in the rooms and also, it’s too dark inside to read.
Else the rooms are spacious. The bed is rather hard and the shower could do with more pressure.
The breakfast that is included has a limited choice which was ok for me. The muesli with fresh tropical fruits is so yummy, I could eat it every day for the rest of my life.
There is no housekeeping service, but on the third day, the nice Thai guy who serves breakfast asked for my key. He did a great job cleaning my room. He should go and work for a 5-star hotel. Apart from this Thai guy, there wasn’t much hospitality shown by the staff.
Considering the limited service you get at this hotel, the rates are rather on the high side. Officially they accept credit cards, but when I wanted to pay with a credit card, the machine was temporary out of service. Hello, this trick is soooo old.
