Decent Resort, with very friendly staffs

The room we stayed is the Garden View Room (Studio Villa) which has an additional little hall for TV or perhaps your would like to add 2 more beds for kids to sleep which is big enough.

Toilet is small though but remember to bring your own toothbrush and stuff as they do not provide.

The beach of this resort is the commercial ones which you might find plenty of boats and people hovering around to get the their hotel, so it's the least peaceful part of it. The Sunset Beach is very peaceful!

Cleanliness wise, it is clean!

Breakfast : It's american breakfast, but without omelette and bacon, but they have their local fried rice or Pad Thai depending on their rotation. Overall it's good!

Feasibility : It's not easy to get anything within 300 meters of this resort, but well, in Koh Lipe there is only a street of shops and restaurants which is the Walking street which is about 300 meters away. But all are within walking distance! Bike for rent is 200Baht per day, but motor i'm not sure as I manage to see one written for hourly rental

Tips : Get your beers from Walking street, which the first or second stores are selling Chang beer can for 30Baht only, stock it up, as your hotel will charge your 60Baht per bottle which is about 20ml difference only from a can! :)

Beach : Very beautiful, you are able to see thru the clear blue water!! but be careful of the Sea Urchin! there is a lot around the corals!

Activities : Snorkeling is about 400baht for 4 hours which they will bring you around to 3 little islands which is absolutely worth it! go for it!

Friendly Case : My girlfriend stepped onto the Sea Urchin and one of the ladies took a bottle of vinegar and an empty beer bottle with some swab. She clean the wound with the vinegar and swab and she starts hitting the wound softly with the empty beer bottle. Surprise surprise, after a few minutes you would see the toxin that the sea urchin released will subside. :) she helped us all the way thru, really appreciate it!

We were on a family holiday. Five adults and two small children. We arrived by motor boat and word was put out that we had arrived. Very helpful staff collected our bags on the beach. We were taken to the reception and given drinks whilst we filled out our forms.
Altogether we spent 13 nights there. The rooms were basic but clean. The restaurant is good and the all inclusive breakfast is very good value and done on a self service basis. We enjoyed eating there for other meals. The staff are lovely and very attentive.
Recommended is the Thai massage given by very professional staff. We spent a lot of time on the sun loungers on the beach. I say beach it is lovely white sand. We did a lot of snorkelling from the beach and Z-Touch arranged a fantastic snorkelling trip for us. A short distance away is the "Walking Street" the only street on the island where the "shops" and restaurants are. Koh Lipe is a small island and it was not far to the other side where there was another lovely beach.
It takes some getting to but great fun and well worth the effort.

Room tip: We chose the family villa which had two large bedrooms and a lounge. It was basic but clean and comfortable.

Upon arrival, we were greeted whilst stepping off the ornate long tail boats and our bags were taken across the short stretch of beach to the check in counter. Chilled OJ was served to us as the rooms were sorted and the key was handed over. The garden villa had A/C and although the deco was simple, it was sufficient. As the resort is located right in front of the beach, we took a quick snorkel and within 10m of the beach, we already saw an abundance of marine life!! The lunch was tasty and left me wanting more. Walking Street was minutes within the resort which allowed easy and quick access to most things. The massages Z-Touch offers was amazing and I had a rub down on a daily basis (either in my room or on the beach) along with a cool drink in its beachfront pool. Overall, this stay was magnificent! Unbeknownst to me, this resort is receiving reviews that do not do it justice! The staff are very friendly, the rooms are comfortable and everything is reasonably priced. After a quick complaint about the open kitchen, they hastily set into progress the building of a proper one. I'd say one of the only flaws would be the not-so-strong shower pressure or the mosquitoes... Definitely staying here again

Room tip: Rooms toward the back are quaint, yet quieter and the beachfront rooms are beautiful

staffs very helpful and friendly...room in good condition...i am really satisfied with this resort...i dont know why some people give 2 star on their review,it is 3 times better then bundaya resort..satff will help you carry your bag and never expecting you give them any tips..plus swimming pool was in good condition...

The " resort" is now under new ownership and like many businesses on the island owned by a local family. Whilst they mean well, they're inexperience shows. This was my 4th visit to Thailand and the penultimate island on a west coast island hopping holiday, so I understand the varying standards depending on where you are. However Basic hygiene standards were worrying, even for Asia. We stayed in November and paid 3000 baht per night, so we were expecting a little more than we received.
Pro's
Beach front bungalows are basic but functional, clean with good air con.
Beautiful beach at quiet end (during the evening)
Small pool, unusual for the island at this stage of development
Staff are friendly and show willing

Cons
Hygiene appalling. Outside makeshift kitchen. Flies are everywhere. I watched a cook wipe her chopping knife on the inside of the dustbin and continue to use for different prep.
Standard of breakfast is very poor and given the hygiene we didn't risk it
V noisy in the mornings from Longboats and resort staff - if you like a lie in.......!!
Overall cannot be called a "Resort" by any means, even by Thai standards

Whilst this is not their fault, a large Rubbish container boat is moored next to the property for 2 weeks out of every 4. A necessity I know, but the smell and spilled rubbish added to the poor experience. this seems to be a real concern to the local businesses who complain at the length of time it is moored there.

Overall there appear to be better places to stay on what is a beautiful but rapidly changing island. For us, the experience at Z Touch Lipe was disappointing. Sunrise beach is much quieter and will provide a more relaxing stay.

On a final note, there are environmental concerns for the medium/ long term future of Lipe. As usual it's education, or lack of, that will be the prime driver. The "Stupid" Brigade are arriving (lets stand on some coral shall we?!!) and there is an absence of local understanding for long term sustainability. The island has been given to the Chao Lay sea gypsies, but with what appears to be v little other help and support. Overfishing and coral damage is already evident and saddening.

We stayed 4 nights in room #5
(our friends stayed the first nights in #8 then moved over to #6, which was much nicer than #8)

only a few steps to the pool, to the restaurant and a few more to the beach - some huge sunbeds between the pool and the beachfront, reserved for "staying guests" was nice
Breakfast was nice, staff was nice as well, specially those who spoke better english.

Great price for a "hotel" with pool on Koh Lipe, we walked around on the island and a "cheaper" hotel with a pool on Sunrisebeach was not an option, as the pool was so tiny and it´s location close by the natives boats made swiming there impossible - so a really great choice if you value a pool

our bathroom in #5 was OK, (in #8, our friends complained about mold - #6 however was OK)
waterpressure could have been better but still it was OK and it was easy to set the temperature on the water as well as on the AC

WIFI didn`t work to well, but if you couldn´t use theire mostly you could still get online on the resort nextdoors free WIFI

Room tip: #1-3 = seaview beachfront bungalows a little bit more expensive #4 = sea-poolview bungalow same price as above #5-6 = our best option, as so close to beach and pool at the cheaper rate compared to #1-4 #8 older the rest is further behind and I don´t know how they are
