Can't fault the cleanliness of the room. The staff were all helpful and polite. We thought the rooms very small though and the big heavy furniture in them took up too much room! The weather was very hot and the room was stifling - tiny window couldn't cope and had to sleep with fan on all night which was a little noisy! Would like some sort of window lock on window so could leave partially open when asleep and when out! The people upstairs woke us in the night as unfortunately they only had to move and every floorboard in the ceiling creaked and the noises in the pipes when they flushed....anyway...we had a disabled bathroom for no reason which wasn't a problem except for the sink - it only had hot water and was a tiny sink - good aim needed when spitting out your hot toothpaste as the glass bathroom shelf covered most of it....The food was average - not the usual choice I've had at other Marstons but what we had was well cooked and tasty. Breakfasts were disappointing - as a croissant lover ( I would rather have warm croissants than cooked breakfast) I was disappointed that these were not available despite being on the menu for 3 days running - obviously nobody could pop the shops to buy any....cereal choice limited too. I know Marstons can do better having stayed at many of them - but this one was basic and a little worn and frayed around the edges. Just needs some TLC from Marstons to do it all up and get a permanent manager in with vision to motivate some changes. Cheap and cheerful I guess!

Room Tip: as for upstairs - then you can leave your window open without passers by from pub walking past and y...

a fantastic location, good range of ales and a new manager who does not give a thought to the locals at all, have used this for 10yrs and seen managers come and go, as they do with a chain. but i do not want to be served by kids with no manners and no idear on how to pull a pint.
the other staff now seem to have been pushed out of the door and we are left with no one in charge, dirty glasses all over the bar and also outside, and this is during a quite time of day.
if you complain about a pint or food, you are looked at like you are the lowest of the low, will not return in a hurry.

A regular and loyal customer for 6+ years I have seen various management come and go. The most recent of which appear to not be interested in their customers in any way, are letting the place go downhill and fast.

Frequently running out of the most popular drinks, and also clean glasses in the height of pub garden season is disappointing to say the least. The pub lacks cleanliness, in the public areas and bathrooms and sadly scrapes by with a mere handful of professional bar staff who will soon realise they will be treated better elsewhere.

This is a well positioned pub with a good local customer base, much of it's revenue is from transient and infrequent customers who use the restaurant occasionally and stay at the B&B for race meetings, weddings etc, they only get to see a snapshot of what has been a great pub in terms of atmosphere and service, for the locals this is a very sad state.

I have just stayed at the Swan Inn at Thatcham and I was thoroughly impressed with my stay. A lovely looking pub inside and out and very friendly and courteous staff. Everything I wanted was provided and was no trouble. I would have no hesitation in recommending this pub to anyone who is looking for a convenient location for the racecourse at Newbury.

We didn't stay, We came for lunch with a friend, it didn't seem too busy but there was a longer than average wait for food. When it arrived the portions where reasonable but didn't reflect what I would call "great value" for money, acceptable is a word that comes to mind. This being said I think we might return but would like to see some kind of improvements!

Having stayed very happily at another Marstons Inn, The White Hart in Ford, I thought I would give this one a go. Big mistake. A large estate pub with a Happy Eater style menu which was so large it cannot possibly all be freshly cooked. Had a room in the car park so was very noisy, and as the curtain didn't fit properly the light shined in, and privacy was compromised.

Had to wait forever to be served in the bar which was very under staffed for the number of customers. The paella was very poor, miniscule portion (reheated in microwave) and what liittle seafood there was, was over cooked, dry and chewy.

Another 'never again' I'm afraid.

Very compact room, but clean and fully equipped. A little noisy as on a main road and car park to the hotel on ground level. Food good and service as you would expect from a chain. We have stayed at Marstons pubs before and found this one just as good. Had 2 free pints of beer from vouchers sent after we booked and 20% off food for booking online, add that to the 2 for £10 main course, I would class this as a good stop over room and meal.
