How to find a vacation apartment?

I am trying to find a small apartment in Manhattan for 5 days in october.

I have searched Flipkey and VRBO and wrote to about 25 places.

I received very few replies, most of them from agencies, saying: " Sorry, the oneyou are asked about is not available, but we have this and this and that..".

Some of the suggested apartments are OK, but i have no idea who i am dealing with.

I am lost.

Can you recommend a reliable agency? Any advise?

Has anyone had any experience with the following:

Apartment rentals in New York City are mostly illegal, and are not a good idea. This link will explain why:

There are legal apartment-style hotels that offer apartment-like set-ups without the legal issues and possibility of being scammed. The most recommended are the affinia.com properties, the Beacon, and Radio City Apartments. (I'm probably missing a few more, someone else can list the ones I forgot.)

If you post your exact dates and budget, and how many people you'll be/beds you'll need, we can help you find somethng that works.

Vacation rentals less than 30 days have been made predominantly illegal with very few exceptions. One would be if the owner stays in the Apartment and rents a room out while he lives there. There are apartment style hotels which may suit you.

Disclaimer: I work in a hotel

The only real option is to book at an apartment style hotel, which would be listed under HOTELS, not Vacation Rentals.

The apartment rentals on AirBnB in New York City are illegal also. Hosted accomodations, where you stay with a person in their home, are not illegal, but you still have to beware of scams.

. I read it all carefully and I think i start to understand the situation: no agencies, just hotels.

But- i also found a link to an article by Pauline Frommer (from 2007) that mentions some agencies as reliable:

athomeny, affordablenewyorkcity, myhabit.

My question is: is it OK to rent an unhosted appartment from one of those , or should they too be avoided?

Also - the Milburne hotel mentioned above looks nice in their site , but has some awful recent reviews. Can you tell me something about it?

Many of us here don't think much of Pauline Frommer and her advice, plus there's the additional wrinkle of a new law that makes these rentals even more illegal than they were before.
