The area around the Bayview isn't very walkable. The inn itself is set well back from the road and on the water. But in order to walk into town, to restaurants and shops, you would have to walk along the main highway into the village. There is a sidewalk. But it would be more than a mile of walking before you got to any shops. You'd walk past the College of the Atlantic campus. It's a pleasant enough walk, but really not much to see or do until you get to the village proper.
On the other hand, the Bar Harbor Inn has beautiful waterfront grounds with lots of nice plantings and the entire village is just a half block away.
I don't know if the rooms are dated or not. There are three separate buildings at the Bar Harbor Inn. One is relatively new -- five years or so since it was remodeled.
