HGVC King's Land resort

We're going in mid Nov for a couple of weeks and am interested in any feedback from someone that has just stayed there. Is the pool open? Are there BBQ's on sight. Is it easy to get to the hotel and charge priveleges? What does the time share presentaton involve and do they give freebies?

Kings land???? never heard of it

The Hilton has a time share... where they try to convince clients that they can get condos that rent for $450 a night... ( they fail to mention that non time share 1 and 2 bed condos in the area, are renting for $160 to $250 a night Heck you can get 3 bed lux condos on the beach for under $500)

Time share presentations generaly last about 2 hours of one and 2 on one sales men a tag team....You and your wife have to attend together, seperately own home, + and an income of over $50,000 yr.have a full time job.. not a student. If you fail to qualify you have to pay back the discounts... or if you fail to complete to their satisfaction the full presentation......great way to spend 1/2 a day of your vacation

Freebees....discounts off expensive tours... book a $900 heli tour for $100 off....you have to spend to get the freebee......is that really free?

I dont know of charges at the hotel or facilities use

the hotel is far from beach and about 1 mile from the hilton.

King's Land is a new condo / timeshare development by Hilton Grand Vacations Club; adjacent to the existing timeshare/condo developments by Hilton.

I don't know the status of the King's Land construction. Hope you had a good time in November - be sure to leave a review on TA.

Hi. At Christmas, we stayed at HGVC Waikoloa. We absolutely loved it! We were in a 2 bedroom/2 bath condo on the top floor overlooking the golf course. The walk to the resort is about ten minutes and a very pleasant walk. (from King's Land it would be probably 15) At night, we had a little flashlight as it does get quite dark, so if you like to walk, keep that in mind when you pack. You can also walk all around the area (or take the regularly scheduled shuttle).

As for King's Land, we did drive into the area on the shuttle a few times. I'm not sure when your trip is, but it is still under construction. They have a few buildings open, I did see a small pool and some BBQ grills. I looked at their plans, and they will have a "super pool" at some point in the future. I think the big pool won't be ready until late 2009 if I recall. I'm sure once the resort is done, it will be fantastic.

We fell in love with the area and will absolutely go back. As far as your questions go, yes - the shuttle will go right to the hotel (or you can walk). I do not believe the resort will allow the HGVC guests charge privileges. The time share presentation (yes, we did go) is a 90 - 120 minute talk. The freebies were a HGVC bag (the bags like you use to grocery shop instead of plastic); and discounts on activities. We went on a helicopter tour over the volcano and for 3 of us, we saved $135 (I believe). We also got $50 in "Hilton bucks" which we used at the restaurant in the hotel for lunch one day. So, it was worth it to us - but we are good at saying no.

All that said - JUST SAY NO to the developer about the timeshare. If you are thinking you might like to get involved, do your homework first. You can literally save thousands by shopping resale. Check out this online forum - Timeshare User Group (http://www.tugbbs.com/forums/) and read, read, read. The developer will offer you lots of bonus points to get you involved, but the money you will save buying resale is amazing and the way to go.
