Anyone ever stayed at Mallard Lakes, Fenwick Island? We have been offered a condo here to stay in through our vacation club. We would be staying in March 2014. Thanks in advance for any information.

Again, only one side of the story - Ml is also planning an outdoor social area with a fire pit, new playground equipment and pickleball. If you want accurate info, Google, talk to on site owners and renters, drive through the community to see for yourself. And PS Sale prices have been going up, not down!

If sales have increased, please be transparent and explain how seven highly upgraded units recently sold for under $155,000. Several units in foreclosure???

Again, the HOA is always "going to....." upgrade...How and why do our units continually resemble Section 8 Housing? Shingles dry rotting, mildew on the buildings, same broken outdated playground equipment??? Difficult to take walks as the smell of garbage so pungent, makes us wonder what types of scavengers are living in the dumpsters. We need an overhaul first, fix the issues. These sorts of issues should be top priority.

PS To Elle: Please bring your concerns to every monthly HOA meeting, particularly the annual mtg this October. And it would behoove you to back up your posts with specific links to hard data, instead of subjective opinion.

Mallard Lakes is in the middle of 3 lawsuits. If you think an upgrade is in the near future, its not going to happen. If this place was not 2 miles from the beach it would be section 8 housing and it will get worse as prices continue to drop and the lawsuits continue to drain the HOA funds

Did you ever find a plumber to replace your piping throughout your two over-priced purchases? The sales website you shared is data over a year old. Prior to the sales plummet, our website used to share unit number selling, # of bedrooms, date listed, date sold, amount asking and amount sold.

We have attended our share of Annual Meetings; transparency has not been at the forefront of the HOA since at least 2005.

As for subjective opinions, ask yourself, why does the HOA limit financial information to it's owners? Why questions posed at the Owners Meeting go unanswered...Owners given a blank stare and a "we'll get back to you" response; ultimately "forgotten". Owners used to get a detailed financial breakdown at Annual Meetings i.e. how, where, and interest rates of our monies being managed, salaries, contract amounts/companies, etc. We are all part of a corporation. Written yearly sales were also a part of the Annual Meeting. Look at the audience in October Pat. You will see nothing more than confused bobble heads.
